Spacious but old

Pros:
Plenty of space, multiple closets, affordable
Cons:
Water pressure is horrible, toilet difficult to flush, building is rarely cleaned, neighbors leave trash in hall attracting rodents, nothing gets fixed you are just expected to replace on your own, super never responds, walls are paper thin so you hear everything
Advice to owner:
Replace all the pipes and internal structure because its going to fall apart and then you’ll have a bigger problem

Pros:
Decent neighborhood, relatively considerate neighbors. Always good heat in winter, hot water all year round. Super tries hard in an emergency
Cons:
Old building with plumbing that needs major upgrading. Unresponsive landlord to chronic complaints. Always late with lease renewals. Occasionally claims non-payment of rent when rent has been paid.
Advice to owner:
Pay attention. Building needs work.

Pros:
Super and family try most of the time. Decent neighborhood. Nearly reasonable rent - stabilized.
Cons:
Landlord just does not really care about anything but the money. Sometimes forget to log payments and I have to send bank statements and copies or cancelled checks. Super is good with emergencies, but chronic problems are truly chronic.
Advice to owner:
Plumbing and electric need major upgrades rather than quick-fix patches.

Pros:
The water pressure is completely destroyed in the whole building. If you take a shower and your neighbor will use his toilet you will get burn from a sudden change to boiling hot water! Landlord doesn’t care and ignores this problem for years .
Cons:
Sudden flash of boiling hot water when you take a shower. Problem for years. Child can’t take a shower !!!! Dirty place with people smoking weed inside. No response to fix anything, only emergency problems are being fixed
Advice to owner:
Fix boiling hot water problem before someone will take you to court for hurting someone
