Avoid dealing with this building

Pros:
It is quiet, convenient location.
Cons:
Building management is the worst I've ever encountered. They are unresponsive, no emails open to tenants. They also blame us for their poor decisions on apartment appliances etc.
Advice to owner:
Sell the building to someone who cares.

Pros:
The building is pretty well-maintained and the maintenance staff is always attentive to requests and friendly.
Cons:
The property management company is hard to reach, communicates poorly, and does not value current tenants. They are impossible to reach over the phone and can be combative over email. They raise the rent significantly each year and prioritize renovations that are not meaningful to tenants, like adding a gaudy chandelier in the lobby and replacing the upstairs gym with couches and tables (after announcing that they were 'renovating' the gym).

Location, by a lot of subway lines, 24 hour deli right next door
Cons:
Heat and hot water is constantly off or having problems, they refuse to lower rent during these times despite those things being included. Constant rats outside day and night, eventually rats got into the apartment and all they did was send in the super every once in awhile with spray foam to fix obvious holes. Wouldn't send us an exterminator because they claimed we'd missed our monthly check in (which is always the middle of a work day and doesn't do anything). When an exterminator confirmed we needed specific maintenance done to stop rats from entering they never got back to us about doing it. We had several bad leaks throughout our time that either caved in the ceiling or threatened to and it was like pulling teeth to get them to come address them, usually much too late. Meanwhile, they will often give little to no notice about 'mandatory' access to our apartment for various things in the middle of work days. This building has constant 311 citations and the building manager is evil and one of the worst people I've ever had the displeasure of dealing with.
Advice to owner:
Fire Serina Santiago, get rid of the rats, do basic maintenance on your building, act like you care at all about the tenants you profit off of and have made yourself responsible for

Amazing location, wide staircase

- Great location (close to blue, yellow and red subway lines, and 3 bus lines)
- Wide staircase
- Great views of a patio if you face the back
- All the appliances are brand new, fully renovate apartment
- Brick walls look great
Cons:
- Gets very hot during summer, very cold during winter
- Paper thin walls. I can hear my neighbor coughing
- ButterflyMX doorbell
- Common areas (stairs, entrance) never get cleaned
- The basement is shared with a bike store which they use as storage
- Laundry room will never be built
- Cameras are not recording anything
- Back area is full of random construction material. If this were cleaned, this could be accessed from the basement for a nice common area facing the patio

Monthly pest control during summer
Easy to rent, no proof of employment was needed (which is honestly crazy)
Cons:
Younger tenants, very loud at all hours
Almost no contact/ response from super or property manager, luckily there were no major issues hopefully they would respond if there was

Ensure property manager is responding to tenants emails

Gorgeous building, mediocre experience

-Really unique and gorgeous building in a great area, and close to the subway
Cons:
-Poor management responsiveness
-Mice, flies and other pest issues
-Following up DAILY with management for simple support requests and not getting a response
-No heat or hot water for most of winter.

COMMUNICATE WITH YOUR TENANTS

Super is pretty responsive in important situations such as getting locked out or needing AC installed. Building is overall pretty clean and never had pest issues
Cons:
Took months to get one of my lights fixed, have had problems with dishwasher, garbage area is rat infested, neighbor on first floor has a dog that barks all the time, studio apartment is very very small for the price

Cons:
We were left with constant heat and hot water outages at random times throughout the entire NYC winter and it's still ongoing. There were nights where it was less than 10 degrees and we had no heat and hot water. There was even a course of 3 days with no heat or hot water. Our point of contact with Brighton Management Company was condescending, disrespectful, unresponsive at times, and we feel completely taken advantage of. There was VERY little rent concession offered for an apartment that was uninhabitable under the NYC housing laws for a whole winter. Do not recommend anyone living here.
Advice to owner:
Fix the heat and hot water issue and respect your tenants.

Convenient but flawed

Great location for convenience, right in the heart of SoHo.

Apartment layouts are smart for making the most of the small sizes.
Cons:
In unit washer/dryer is a joke.

Garbage room is disgusting and poorly maintained.

Heat is inconsistent. Was off for most of the start of heating season despite being well below thresholds. Now on constantly which is bad for air quality.

Building management threatened by ConEd in January for not paying their bills.

Finishes are cheaply done overall, sloppy tile work in the bathroom, flimsy apartment doors that leak all sound. Wiring for spectrum internet is old and super unreliable

Big apartments with lots of natural light. The appliances are full-sized and generally in working condition
Cons:
The elevator is ALWAYS broken. There's a good chance you're going to get stuck in there... Also ever since we got new management in Jan 2024 there has been a seriously disgusting fly issue in the building. No matter how high up you are, the flies come in from the basement through the stairs and elevators and it is so unsanitary. The building is quite prone to leaks when there are heavy rains... had 2 separate recurring leaks in my own apartment and the lobby had a huge one as well. There is also a lot of theft in the building because of the clear lobby floor-to-ceiling glass paneling and terrible placement of the mailbox.
Advice to owner:
Start thinking about your tenants for once please!

spacious apt, good heating overall, decent response to fixing things
Cons:
fly infestation, unresponsive management, blerina is terrible and mgmt treats you like animals. Barely and cleaning staff at times.

start spending more money on the livelihood of your tenants! respond more!

Massive scam - don’t get fooled into thinking you’re living inn

- Location is great
- washer/dryer in buildin
Cons:
- Management engages in race-based discrimination during renting process (refused to rent to my friend who was non-white on the basis that they did not want to associate with that “kind of people”)
- packages frequently get stolen and entry buzzer does not work; on more than one occasion we observed random people in the common spaces who did not live in the building. It is not safe!
- common areas (stairwells, laundry room, entry way) are dirty and unkempt, broken windows and cockroaches
- studios are TINY. they will barely fit a full bed, have a mini fridge, and all StreetEasy renderings will have CGI furniture that does not fit in person
- BEWARE the “renovation.” Management increased rent of apartments over $1000 by claiming they were newly renovated - in reality there are little no changes and this reflects managements complete disregard for tenants

Anti-racism classes; take care of building
