Pros:
Very close to the train/park and apartments are large
Cons:
Building interior is not well maintained, packages always getting stolen, very loud outside. Can hear the rats running in the walls and roaches are everywhere.

Pros:
There is nothing I like about this building at all. My apt is renovated but from the looks of it, by someone who has minimal understanding of contractor work.
Cons:
Super's not around on weekends, the heat is completely inadequate (regularly 59 to 63 degrees in February). Mice in the walls. Tenants living in stairwell.
Advice to owner:
Don't buy a building if you're not prepared to take care of it.

Good bones, bad management

Pros:
The units are well sized and well built. The location is great. Neighbors are nice, and my unit at least is very quiet. Very minimal problems with bugs, good water pressure. The super is helpful.
Cons:
The halls and lobby are not well maintained, and there’s trash in the courtyards. Owned by a slumlord who’s notorious for evicting elderly tenants.

Everything else. Traumatic roach levels (woke up with them in my mouth, falling into dinner plates, etc) bad at everything else and icing on top we got broken into and robbed on our way out

The owner should be criminally indicted for how negligent they are

Pros:
Rent stabilized, super is responsive and helpful, electronic payments allow automatic monthly payments and a digital copy of all payments made.
Cons:
Property manager is exceedingly slow to make necessary repairs, and we had to engage Housing and Family Services to force property manager to schedule super to fix an issue in our apartment that was present for 9+ months, but only took 2 days for the super to repair. Pest control service has stopped coming, and cockroaches have worsened in past couple of years. Appears that property manager is letting building fall into disrepair in order to force tenants out and destabilize (“jack up”) rent prices. Over the years, it appears there is racial discrimination taking place as the demographics of the building tenants have changed from overwhelmingly black and elderly to white millennials.
Advice to owner:
Bring back pest control services, fix repairs in a timely manner, invest in upgrading common areas

For the prices you charge for the “renovated” apartments you should really have the pest problem under better control.

Some nice amenities, but low quality of life because of noise, crime, and pests

Live-in super, convenient location, little road noise, proximity to park, most neighbors were respectful and friendly.
Cons:
• Block is BAD, especially in the summer. There will be music and noise until 5am.
• People were ALWAYS trespassing: smoking and fighting in common areas, homeless people having mental breakdowns, etc.
• Owner never answered his phone.
• Saw more roaches here in a week than I saw in many years in my last apartment, • Some neighbors always partying, blasting music, and fighting.
Advice to owner:
Answer your phone and listen to tenants if you want good people who will keep the building nice instead of worthless sleazy people wrecking the place. Get the roaches out.

Well kept up building, area can be more quite

Clean Building, responsive super and management. New Buzzer system is great. Apartments are renovated.
Cons:
The bock can get loud at times. Have had rodent issues but the management took care of it. Can be hard to reach super, need to call the management office for repairs.
Advice to owner:
Give tenants access to the super 24/7. Stop block parties during the day.

Heat works well
Decent sized bedrooms
Unit in decent condition—not great, but not filthy
Building itself wasn’t very noisy
Cons:
*Loud block. The bar that was there is now gone, but people hang out on this block at all hours, often blasting music or fighting, plus peeing on the sidewalk. There was a shooting here a few months ago. I was in a 2nd floor unit that overlooked Beekman Pl and hated being so close to the ground, it felt weird and distracting. That said, walking down the block actually feels somewhat safer late at night, since it’s always sorta populated. You’re also right next to the train, so you’ll definitely hear that.
*Landlord tried to keep my security deposit when I moved out
*Package situation not terrible but not great—central location in lobby. Definitely had some taken.
Advice to owner:
Keep property up better and install better package system
