Review Summary for Mike Spira
Summarized from anonymous rental reviews on openigloo.
Tenants of buildings managed by Mike Spira report mixed experiences with numerous issues in many properties. Common complaints center around frequent pest infestations, persistent mold and leaks, and insufficient or slow maintenance responses. Management is often described as difficult to reach, unresponsive, and inattentive to serious problems affecting tenants' health and safety. Some buildings suffer from cleanliness problems, poor heating systems, and noise disturbances. However, a few tenants praise the presence of attentive supers and friendly neighbors. Rent stabilization varies across buildings, but overall, renters advise that management improve communication, proactive maintenance, and tenant relations to enhance living conditions.

A solid first apartment
Former Tenant
Pros:
Management is pretty responsive on issues. Neighbors are friendly, building is fairly safe and clean.
Cons:
There were some issues like leaks, mice, some faulty electrical outlets. But management did help fix every issue in a timely manner.

It's an okay building.
Former Tenant
Pros:
Good location. Neighbors (in the building) are very nice.
Cons:
next door to a halfway house, so there are frequently police & ambulances out front. The entryway usually smells of dog pee. People smoke in the entryway causing everyone who walks through the front door to smell like smoke. The owners of the building had a faulty rent collection online payment system & then blamed the renters for not paying rent even though we had payment history of payment receipts.

Mold present in building/apartments
Former Tenant
Pros:
Love the neighbors and neighborhood!
Cons:
Mold in the building and apartments. Their response is to just paint over it. Have had many health issues because of it. Also intercom is broken and building is barely cleaned.
Advice to owner:
Actually fix the issues with the building

Overall satisfied
Former Tenant
Pros:
Great live in attentive super. Good neighbors.
Cons:
It is located on a noisy corner and the windows are not great at keeping noise out.

Good people on the whole but underserved by Mgmt company
Former Tenant
Pros:
Neighbors are friendly overall and look out for each other. Great location in an amazing neighborhood. Leo, the man who was the super for many years was kind and attentive.
Cons:
New supers have tough standard to live up to, filling Leo's shoes. The quality of life in the. building and general maintenance of the building since the pandemic began has gone down. It's down to the management not building bonds or listening to tenants' feedback.
Advice to owner:
Tend to building maintenance proactively, Offer a feedback option for tenants' and reconsider the rent increase rates you implement.

A very bad experience, pests, horrible structural integrity, security issues,
Former Tenant
Pros:
The super was sweet although not the most helpful, the neighborhood is great
Cons:
The building is falling apart. The ceiling in my apartment was caving in in three separate places, asked for it to be fixed and it never happened. This caused mold to grow, due to the water damage causing the ceiling to break. One night brown water poured into the apt but the problem was still never fixed even though we reported it. Mice and cockroaches always found their way in despite us hiding food. Could hear the inside of the walls crumbling and every footstep of our neighbors. We moved out early and came back to clean up. There was a dead cat behind the oven. We assumed it must have crawled in through one of the broken parts of the walls and ceilings. We never had a cat but we heard alley cats at night often. It was horrific and sad. We returned to give our keys back, but went to say goodbye one last time before handing them over. There was cat food and cat poop and pee everywhere. Someone had been tending to cats in the apartment after we had left despite our lease not being up. It was terrifying to think someone could have gained entry to our apartment easily, and clearly knew how. Overall a terrible experience.
Advice to owner:
Do better I don’t even know where to start

It's good for a first apartment.
Former Tenant
Pros:
It has good space in the apartment in general, and it's in Manhattan, right by the 4,5, & 6.
Cons:
Roaches are everywhere. They come through the walls. THERE ARE SO MANY ROACHES. The people in charge of this building DO NOT get back to you, and the super is no help either. People are filthy in this building and leave trash and food in the hall. The water is rarely hot, and if it is, it is scorching. There is no water pressure. The floor is slanted. The buzz for the door does not work, so you have to go down and back up every time.
Advice to owner:
Fix the roach problem, and don't let drug addicts live here.

Avoid this building at all cost!
Former Tenant
Pros:
Close to subway
The super lives in the building. He is the nicest person and tries his best to help this sinking boat of a building.
Cons:
Roaches, water leaks, mold and worst landlord.
Advice to owner:
Be more responsive to your tenants request and their living situation. Especially when potential health issues can develop from the issues in your building.

Crazy Neighbors!
Former Tenant
Pros:
The building is great for fresh out of college students, or low budget housing as you're kicking off your career, and has great water pressure!
Cons:
Our downstairs Neighbors threatened us, calling us devils, swinging golf clubs at us and our front door, threatening to send their nephews on us who also lived in the building and constantly bad mouthed my two roommates and I. All of this because we "stomped and threw furniture around all day and night" When in reality we are having to tip-toe around and pick up chairs when we go to sit down. A senile old man who is angry at 2 very small females and a regular sized male who walks like a fairy now, making accusations like we did it on purpose, we're banging on the floor, moving furniture at 4 in the morning, and running around the hallways constantly. We had to leave the building breaking our lease 6 months in due to being threatened by this neighbor, and having video proof it all happening.
Advice to owner:
Carpet isn't going to fix the crazy downstairs neighbor, or the creaky old floors, replace the floors or kick the crazy out. Thank you!

Old building with bug problem
Former Tenant
Pros:
Relatively close to the subway and easy access to several bodegas and bus stops.
Cons:
There was definitely a roach problem throughout the building. The whole building was dated and neighbors were loud and rude.
Not a very pleasant experience
Former Tenant
Pros:
Rent is affordable.
Cons:
The building is constantly dirty. Super is nonresponsive and attitudinal. I had to contact them multiple times to get anything done. The building is often loud. Exterminator is a joke.
Advice to owner:
Maintain the building better and hire a better Super.

Owner does not care for tenants.
Former Tenant
Pros:
Great renovations in apartment and amazing super
Cons:
Owner doesn’t want to help their tenants. They just care about making money. There is little to no response when big issues to be solved, like mold. It isn’t until we call 311 and report them that they take action.
Advice to owner:
Have an open line of communication and actually step into your building for once.

Wasteland the place is a total dump
Former Tenant
Pros:
There’s nothing to like
Cons:
Roaches rats not secure
Advice to owner:
Sell it to someone who cares
Stay away at all cost
Former Tenant
Pros:
Nothing. None. Zero.
Cons:
Rats, roaches and leaks.
Advice to owner:
Hire a competent management company. Awful is an understatement. We finally moved out because the leak that went on for 4 years was never repaired. Even when the ceiling collapsed. Mold was throughout 75% of the apartment.

Horrible place to live
Former Tenant
Pros:
Nothing nice to say
Cons:
Infested with rats and roaches
Advice to owner:
Do a better job for the amount of rent u charge
Over 4 years ago
Nice but no heat
Former Tenant
Pros:
Good neighbors, nice apartments
Cons:
In winter, it seems they have a timer on the building heater. Heat comes on for approximately 30 minutes on low and shuts off for an extended period of time. You have to call management everyday so they turn on the heat for a few minutes.
Extremely unacceptable!!
While tenants freeze, landlord is warm in his home
Advice to owner:
Stop shutting off the heat!
