WARNING: Building Doesn't Care About Your Safety

Its old, and combustible. If your looking for a pre-war building look for another. Other buildings are more equip with basic fire safety equipment's.
Cons
Terrible management after going through a fire in December 2025. There was no functioning smoke detector in the building, no fire alarms, exit signs, emergency lights, fire extinguishers, windows by the stairs were bolted through the frame so no one could open them, the bulkhead emergency door was locked shut from the inside. This negligence escalated the fire. It took them over a week to address the fire, management was silent. Its been 10 months since the fire it still smells like smoke in October 2026. It was the worst response to an emergency situation, they don't care for tenants. Prior to fire there was no smoke detector on first floor. There is still no exit signs and emergency lights or fire extinguisher in the hallways. Building removed sign from NYC Health Department one day after posted that tenants were exposed to lead and asbestos. No regards for tenant safety. Not worth to move here with all the health issues you could experience. The building didn't clean the odor properly and hire the right people to clean up. You can still see soot in some areas.
Advice to the owners
It is your job if you want tenants to uphold to basic fire safety codes. Take responsibility after what your negligence has caused. No smoke detectors worked that day, fire escapes didn't work that day, window frames were bolted shut to "preserve heat", you don't even turn the heat on. Bulkhead door was locked shut, people could not escape. What a shame of a management company this is.
Buyer/Prospective Tenant Be VERY Aware
Pros
They painted the lobby and the building location close to two train stations is great.
Cons
Super is not up to task and hates being bothered "after work hours" or weekends but is a LIVE IN SUPER just for the possibility of after hours problems. . Porter is property agent's husband and rarely cleans but does complain about having to do it. Elevator is out of service all the time. We're getting new laundry (to attract new tenants/owners. Otherwise, the dryers burn your clothes and the basement is just plain scary to be in. The roof is leaky and not in great condition if we keep getting leaks year round because of it (according to Super). Leaks, mold, lead paint; not sure why the bedbug report says zero because i can see at least 5 apartments that STILL have them. We have incessant mice and roaches. The floors are terrible and bathroom leak. We have no fire exit signs, lights in staircases, fire extinguishers or any security in case we have another fire. Oh, yes, there was a DEADLY fire here in December 2025 and landlord has yet to care. Check building violations...
