Nice staff and lobby, great location, convenient to subway; some beautiful apartments with nice floors, high ceilings, lots of closet space, beautiful natural light, easy temp control, good appliances, plumbing always worked, easy fixes were fixed quickly, no neighbor noise !
Cons:
Street noise was loud, even high up; persistent leaks following rainstorms- management tried to fix repeatedly but gave up; pests (roaches; never mice) come through cracks in the walls and ceilings from water damage.

Doorman, 2 elevators, no severe pest issues.
Cons:
Super expects to be paid for regular unit maintenance or repair ( tipped above norm and expected, if he knows u dont tip EVERY TIME he will find excuses why the work can't be done )
Advice to owner:
Get a super who knows how to do the work Instead of making the the assistant super do everything

Excellently maintained beautiful building

Pros:
Very well maintained building; great location steps from Riverside and subways on Broadway; charming and sturdy apartment; responsive owners and managers; live in super; gorgeous lobby; super quiet; family friendly
Cons:
Swing door elevator is mildly annoying but you get used to it, plus there is a service elevator if you need it.
Advice to owner:
Laundry or storage in the basement would be amazing!

Bad heat, unresponsive management, roaches

Location is a block from the subway. high ceilings
Cons:
Overpriced. NOT luxury in spite of price. Management is very stingy with the heat - everyone in the building has to use space heaters in spite of the radiators. There are german cockroaches in the walls so you have to keep all food in the fridge. Hallways are mopped by the staff, but there is a layer of grime because the hallways have never been properly power washed. No doorman late night,

Owner refuses to put dogs and pets written on the lease, but the leasing agent tells you they allow them in the building. They do this so can consider you in breach of lease anytime they want. The building has very high turn over so to no fee but very high lease increases. Make sure you can afford at least 20% more your second year.

Horrid building owner. Stay away!
Advice to owner:
If you’re not going to treat tenants like kuxury tenants, stop trying to charge luxury prices.

The doormen and facility guys are great, and common places well maintained.
Cons:
1. Heating issues—some apartments too cold, some too hot. We had both.
2. Landlord proposed to increase rent, outside of what comparable apartments rent for
3. Outside noise levels can be intrusive
4. Small lobby
5. Ancient washer dryer that is not energy efficient

Great Building but they jack the rent

Pros:
Great apartment, views and buidling staff but get ready for your rent to go through the roof come renewal time.
Cons:
Rent increased by $600 when it was time renew and I didn’t have a COVID special. Super takes a while to actually fix your problem but when he does he’s good. Works best when incentivized.

Don’t screw over your tenants with crazy rent hikes.

Junior our super is wonderful. The elevator concierge team is also phenomenal warm and friendly.
Cons:
The metropolitan equities team (management company) is some of the rudest, unprofessional, and unreasonable people I have ever dealt with. They recently made "Enhancements" on the buildings heating system and now every tenant is complaining that it is freezing in our apartments. The SUPER is even slipping letters from other tenants under every persons door to encourage them to complain to the CEO, Kevin S. to do something about it. Aside from this any time you reach out to the metropolitan equities team via email (no phone number is provided ever)specifically Christa, Stewart just to name a few they respond with short, rude, and with zero empathy, compassion or people skills for tenants paying thousands of dollars to you every month.

Say a prayer for all of the tenants at 698 west end avenue this weekend with 7 and 1 degree temperatures on Friday and Saturday because our building management company is more interested in gaslighting us vs. providing sufficient heating and living conditions.
Advice to owner:
Let people out of their lease so they can run away from this embarrassing property management team.

Great building, subpar management

Pros:
Wonderful staff, great neighborhood, decent units but often not up to standard that they charge. Tenants are excellent. Dog friendly.
Cons:
A lot of construction noise/light which will continue for some time. Repairs are hit or miss. Fairly frequent reports of rodents and pests. Management company has been increasing the prices of apartments (after covid specials gone) by extreme levels that are out of line with neighborhood and the general quality of the units available to rent.
Elevators are not terrible but not always reliable.

Quiet no frills apartment on UWS

Quiet in between floors

Cons:
Doormen don’t actually open the door often
Limited light in apartment
Limited outlets and storage
Management doesn’t really fix something- they do a half try and say they are responsive
Never a bug or rodent like some other buildings or units
Advice to owner:
Actually fix things that are broken (fridge/ bad dishwasher/ clogged sink) correctly the first time

Pros:
Friendly, helpful super and doormen. Building is kept clean in common areas. Nicely sized apartments. Quiet building.
Cons:
Long-standing roach infestation issues. Only 1 elevator that cannot be operated by tenants - have to wait on doorman to operate every time. Strong odor from paint in unit. No electronic options to pay rent.
Advice to owner:
Bring the elevator and rent payment situations into the 21st century!

Overall, great apartment building

- nice staff
- super dog friendly
- renovated units
- neighbors are friendly
- steps away from Riverside Park and dog runs
- conveniently located to bars, restaurants, grocery stores
- feel safe walking your dog at night
Cons:
- back facing units can be really dark/no light
-avenue facing units can get a lot of noise pollution because of the construction across the street

no advice to give, we enjoyed our stay here.

Old but charming building

Beautiful lobby, friendly staff, nice neighbors. Everyone who lives here has a beautiful dog, almost like it's a prerequisite lol
Cons:
Takes forever to get anything done. No garbage shoots so everything piles up, but they take it out pretty quickly.

Responsive Super, quiet (now that bar downstairs has closed permanently), great neighbors, great location, good communication to renters when maintenance needs to be done on elevator or boiler.
Cons:
We didn’t have enough sunlight and mice got in once.

The worst management

Cons:
This building is under the worst management! And the superintendent that only looks for tips, if you don’t tip-off next time he will ignore you.
Advice to owner:
They are the same like Super, once I confronted him that I will report him to his supervisor Kevin, he told me Go ahead.
