-Loft like apartments
-Super and building staff are excellent
Cons:
-Elevators are terrible and unreliable! Every week it seems that only 1 of the 2 elevators is functional. I have lost count how many times tenants have gotten stuck in the elevators as well.
-Horrible laundry room (machines are terribly maintained)
-Loud neighbors on weekends (but you can't control this to some degree, so it's a gamble).
- Facade work is being being done on the building so be prepared for loud noise outside your windows even on weekends. There is no eta on completion for this work that has been communicated.
Advice to owner:
Get the laundry room situation under control. The elevator(s) consistently being out of service is unacceptable.

Roach problem and constant rat noises

Cockroach issue (mostly done now, hopefully)
The outside noise is too much
Appliance issues, dated building and not well-kept
Advice to owner:
Take care of the rats outside. There are still holes in the building outside which leads to rat noises being heard throughout the night down at the ground level

Very squeaky floors and ceilings, some crazy noises from surrounding buildings like 6 am dumpster trucks, and vent units making loud high pitch screeching noises

Charge less / be more open about the random noises and fix ur floors

Pros:
The building is ‘new’ and gut renovated. The room has a balcony and in unit laundry which is a steal in the city. Also on a quiet block so you hear birds chirping in the morning.
Cons:
I didn’t have hear for four months in the middle of winter. My emails and calls were not taken seriously until I began to pursue legal action. At that point I was paying $400+ a month in bills for the space heater they gave me. Unresponsive to repairs. No amenities for the price.

Mice & Roach - do not recommend

Close to Trader Joe’s, decent location
Cons:
Place is not maintained well. Roaches and mice all throughout the building. Building super is a wonderful guy. But quite frankly too busy to deal with the level of upkeep this place requires. Management doesn’t care and cuts corners. Apartments are fine for the market but be prepared to handle mice and roach on your own.
Advice to owner:
Actually take care of your units or provide your shower with better assistance. Also get rid of the roaches and mice that are sincerely everywhere.

Location, unit was pretty renovated, i loved this building (at covid pricing.) not worth it for evil, exploitive management and new prices though.

The landlord PAUL WINTER literally displaced us from our apartment by unknowingly scamming us. He showed up to our door with a contract and was extremely pushy and rude when we tried to ask questions. He lied and said they wanted to do renovations to the apartment - no such thing was done - he just wanted us out in order to raise the rent by 2x and get new people in. Other tenants have dogs but for some reason us having one well behaved one was a problem (because we lived with the owner, Guttman’s son, also Pauls nephew, who lived there for free as a nepo baby, and he complained about not wanting a dog there) We had Paul manually write in a moveout date for us (the 1st instead of a random day in the month), he then tossed that version of the lease and said we had to move on that random day. When we told him that he wrote our new day in - he said we were “making it up”, pretended like it never happened, and unfortunately we did it have photo evidence.
DO NOT trust these men in management.

The neighbors were nice but mostly spoiled NYU students or recent grads whose parents are paying their rent (re: a lot of parties and vomitu deposited around the building)
Advice to owner:
Just because you are rich, entitled leeches on society who profit off the backs of others doesn’t mean you have the right to exploit and scam other people. Your karma will come for you someday

Quiet area, nice view of garden courtyard, very safe area, not major problem with bugs etc.
Cons:
Building management is unkind and not quick to respond. Had to deal with extensive construction for about a year with so much noise it made my head hurt. Building didn’t notify that it was happening. Didn’t address issues in apartment promptly.

I would not recommend this apartment. The building looks nice in photos, but in reality it’s poorly maintained. The hallways constantly smell, the elevators break down, and management is completely unresponsive to issues. On top of that, the rent is way too high for what you actually get. Save yourself the stress and look elsewhere.

A surprising sanctuary for the block and price

Jill is incredibly thoughtful and responsive, neighbors were all very nice and the bedroom was fantastically huge. Courtyard facing units like mine are also incredibly quiet for the neighborhood.
Cons:
Kitchen is quite small and virtually no counter space meant little to no cooking.

Disgusting - Think Twice

Cons:
Rats. Mice. Roaches galore. This place was an absolute health hazard and the live in super was a homeless man who slept in the boiler room. Lived here in 2017 so take this with a grain of salt, but truly an awful disgusting place to live. Zero stars.
Advice to owner:
The basement is not a habitable environment. Stop renting it out.

Mouse problem + terrible management

Had a terrible mouse problem and had to threaten legal action before management would do anything useful about it. Packages would get stolen sometimes or dropped at an unsecured fed ex checkpoint

The new owner fixed up the place without raising rent a crazy amount, was pretty responsive

Took a long time for maintenance requests, but that was with the old owner, new owner still wasnt always immediate but much better

Good job keeping the rent raises fair as you improve the building, please keep it up

Management does not care like every other building, they hike up rent $500+ dollars every year. The turnaround rate is too fast, so people are constantly moving in and out of the building. Water pressure also sucks.

The price was very fair, cheap for a 3bdr in a pretty good area. Across from a school, never felt unsafe. Water pressure was high and clean.
Cons:
Livingston Management Services was terrible. They don’t respond to emails, they don’t fix broken pipes. The boiler has been broken in the building for over 8 months and there’s no heat. Additionally, there is a mice problem (even up to the 5th floor) and they will not send exterminators. Finally, the laundry room constantly has water up to your ankles and half the machines are broken.
Advice to owner:
Answer emails
