Great landlord but unresponsive property management company

Love the individual unit 4A-- lofted ceilings and landlord is very helpful and responsive
Cons:
Neighbors can be very loud, street is also very loud with ambulances as the building is in between Interfaith and Kings County. A lot of issues with property management company's lack of responsiveness to building issues

I really loved this building and wish I could stay
Cons:
Some of the units are older. there is a slight cockroach problem in some units (some others not at all), i think those closer to garbage shoot if i had to guess. but the building pays for someone to come in monthly to exterminate.

-Doorman in the daytime.
-Package room with cold storage.
-Nice roof deck.
-Quiet neighbors.
-Elevators always work and the delivery elevator is big.
-Dog friendly and very close to park.
-Heat/AC are always turned on and working most units have central air.
-Common areas are cleaned daily and the building is very strict on not letting tenants leave trash or store things in hallways and stairwells.
Cons:
The main issue for renters is that the condo board is very much oriented to saving owners money.

So amenities like the gym are a little dated and there are just fewer perks than some of the other nearby mid-rise rental buildings.

There’s also a big issue with doormen having a reliable schedule. So you can’t count on them to accept an important package or provide access for cleaners or dog walkers.
Advice to owner:
Make sure you are communicating with both owners and renters. As a renter I often don’t get notices about maintenance or other useful building information.

Have a plan to continually invest in the common areas so that the building remains competitive with the newer units in the immediate area.

Rental rates are now well within the “luxury” category but, much of the building common area finishes don’t hold up when compared to similar priced nearby buildings.

Also, when signing the lease there are a lot of fees (about $5,000). I almost thought I was getting scammed because of the the number of different $1,000 payments I had to make. If you just bundle the move-in/move-out deposits and the application fee that would make it much easier and less scammy feeling.

The shareholder i sublet from is very responsive to repairs. New board members are eager to improve the building.
Cons:
Lots of resistance from long-time shareholders. Exterminators are fighting a losing battle to control pests.

Looks Can Be Deceiving

On the surface everything looks nice and renovated.
Cons:
The owners methodically and deliberately turn the heat and hot water off in a deplorable attempt to save money. This was confirmed to me by city investigators who found the boiler and plumbing to be in perfect working order and after multiple complaints informed me that everything was being manually shut off. However they need to "catch them in the act" in order to file formal charges, and the owners keep the boiler room locked in order to avoid that. I guess multiple fines is cheaper. Don't be fooled by a fresh coat of paint, this place is a slum.
Advice to owner:
What you are doing is immoral. People's lives, especially tenants who are paying you for a place to live, are more important than saving a few dollars. You should be absolutely ashamed of yourselves.

Building great, apt landlord pain in the neck

The building is clean and the area is wonderful. Neighbors are friendly for the most part. There are security cameras all over and the super takes care of maintenance pretty well. The park is right across the street. It’s a 10 minute walk from the Kew Gardens train station. The area felt safe overall.
Cons:
My landlord was a bit of a pain. She gave us the keys to the apartment the very day we had to move in and she lived there until the previous day. She didn’t clean the apartment before leaving and we collected two large boxes full of her things (including food left in the refrigerator), which she asked us to store for her in the closet and to consume the food she left behind if we wanted. She felt entitled to have me manage her mail, which she continued to receive throughout my tenancy. Whenever I had an issue in the apartment that needed fixing, multiple people related to her husband would come to the apartment to supervise. We basically had to host them anytime we wanted anything done. It was awkward and uncomfortable. We informed her and her husband that the fridge was making a weird noise months prior. Husband came and said it was normal. During the pandemic, our refrigerator stopped working. Instead of purchasing a new one, she hired a company to come fix it. The company did not follow COVID guidelines and I asked them not to come back. We were left without a fridge for about two weeks before she decided to purchase one. A lot more to share but you get the idea.

She threatened us multiple times on not giving the security deposit back if anything in the apartment was not as she had left it. She refused to come to do a walkthrough to check things out, as per the law, until I sent her a letter stating that she needed to do the walkthrough with us. Her feedback after the walkthrough was for us to seal all the holes on the walls, which we did not make. We did it anyway. I had to record the apartment and send her pictures to establish that it was in fact left in excellent conditions. We got the security deposit back, but it was a long process I’d back and forth getting her to come and check out the apartment and give us time to fix anything she felt needed fixing.

Bed bug infestation

-There are bed bugs on the 4th floor, due to negligence in dealing with an infestation on 2nd floor (contacted 311 before lease ended, not sure if the issue was taken care of), heating issues

Decent Place to Rent

Spacious apartments, all utilities included, reasonable rent price, pretty quiet area, responsive supers, solid elevator & laundry room
Cons:
occasional roaches, walls are very thin so upstairs is pretty loud + complaints about loud noise because of the walls/floors, many strict house rules that are not mentioned until signing. Not enough heat in the winter (sometimes it feels colder in my apartment than outside)
Advice to owner:
Turn on the heat when it’s 35 degrees outside!

Post more information (times they will be in building, etc) about the fumigation for newcomers, a sign up list with only a date is not enough.
