Great building, great super

Pros:
Great super. Laundry in basement. Nice rooftop. Quiet - I hardly ever hear my neighbors. Hardly any problems in 3yrs aside from a small leak
Cons:
Package lockers often get full l your packages are left out in the open. However the super is amazing at bringing them to your door or putting them in a locker.
Advice to owner:
Frankie is amazing give him a raise!!

The area is perfect - one block from the 456, a short walk to the Q, near Central Park, so many conveniences within a few minutes walk.
Cons:
Elevator is out.... a lot.
They put a sign up list up for the exterminator monthly (either for an active problem or preventative), but then exterminator doesn't show.
HVACs routinely stop working.
we have 2 washers and 2 dryers in the basement, and it's rare all machines are functional. they are also dirty (rust, mildew, not sure) and leave a residue on clothes sometimes.
Perhaps worst of all, there has been a huge mouse problem in several apartments recently. Management company (not referring to Super, he does his best and he's only one person) has been incredibly lax about trying to alleviate the problem. When a problem is reported, they take several days to a week before sending an exterminator or taking any action. You'd think they would want to take care of any pest related problems as quickly as possible so they don't escalate.
This was a very nice place to live, but within the last 2 years things have gone way downhill. The management company just cashes rent checks and does not care about the living conditions of those in the building.
Advice to owner:
Care about your building and tenants enough to keep the elevator working, hot water flowing, hvacs working AND PESTS OUT. There are responsibilities you've signed on for when you cash people's rent checks.

I moved out but still miss Frankie

I lived here 12 years and Frankie was the best super ever. My current building in Hoboken has a totally unresponsive super who does not care. And it makes me miss Frankie. Really if you have a good super in the building - you have peace, you have everything running smoothly, you have a safe and clean building. So cheers to Frankie from across the river.
Cons:
I only moved because it was during the pandemic and the city was crazy at that time. If I ever moved back it would be to this building and to Frankie. Bettina was great too.
Advice to owner:
Give Frankie a raise. He is one of a kind and a gem.

A great building located in the heart of the east Village

Pros:
Two efficient elevators. Electronic package system which helps prevent packages getting stolen. Washer and drier in the basement work well, and the dryers are new. We have a finished roof which all tenant have access to. AC units in each bedroom. If there is ever an issue the live in super is great!
Cons:
You pay for laundry. Not a ton of natural sunlight in the bedrooms. I have had a package stolen once (rare for our building).

clean, quiet, well maintained. Super is great and quick to respond.
Cons:
Dealing with management. In my experience, they were extremely rude and lazy. We didn't have heat in our unit for multiple month over the winter, and they would rather stonewall you and pretend you are lying then fix the issue. Heat had to go out in the entire building and 311 had to get involved before they fixed the issue.

it is an elevator building
Cons:
no peep hole on the door, laundry room is not nice and there are only a few machines for the whole building (building is about 20 floors). they used very cheap paint on the apartment walls that chip and get marked up extremely easily, limited control over the heat- it is either very cold or very hot. I have not seen the windows being cleaned once in about the 2 years that I have been there. you can hear everything that is going on in the hallways, front doors slam extremely loudly.
Advice to owner:
improve the laundry room, clean the windows, fix the peep holes, use better paint

Pros:
Amazing super, nice apartments if you face the street. They gave us money off rent due to scaffolding. I’ve never had a package stolen from here!
Cons:
Expensive, the have issues with hot water or water being brown, but happens < 2 hours / month

Frankie is the best!
