Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback on buildings managed by ACI VI DENIZEN HOLDINGS LLC shows a mix of responsiveness and management challenges. Management is praised for prompt maintenance and on-site staff atsome locations, with well-designed units and a wide range of amenities including gyms and rooftops. However, many renters express dissatisfaction with inconsistent amenity availability, high amenity fees, unprofessional leasing staff, and poor communication. Issues such as pest control, noise, and cleanliness vary widely between buildings, with some residents reporting significant pest problems and unreliable garbage management. Beautiful building and very responsive management
Former Tenant
Pros:
The building is beautiful. Many have terraces, the apartments have a lot of light, and the finishes are good (especially for a building that isn't brand new). Probably the strongest thing here is how responsive management is to any maintenance issue. This is by far the most responsive building I've lived in, and the supers deserve all the credit they get. I've gotten responses/resolutions to maintenance issues within 24 hours with almost every issue I've had. There are a lot of amenities (though those are kind of hit or miss--see comment below). Overall, this is a great building (though you do pay for it).
Cons:
While most of the staff is great, some of the front desk staff can be a little rude. There is one person who is almost always unpleasant to deal with, which is annoying for a building at this pricepoint. While the amenities are numerous, some of them have somewhat restrictive hours and/or maintenance of them isn't the best (the hot tubs were out of service for months for some reason, etc). However, at least there are dedicated people for the amenities to complain to if something goes wrong.

Clean, good management, amenities mostly work
Former Tenant
Pros:
- Clean - Friendly staff - Quiet for the area - Beautiful roof and high quality gym
Cons:
- Leasing staff can be unresponsive (though ultimately treats you pretty well) - Hot tubs are out of service constantly
Advice to owner:
Keep the amenities functional. Have more responsive leasing staff.

Stay Away from the Denizen!
Former Tenant
Pros:
Amenities, location, view
Cons:
Noise (hardly any sound protection), need to pay to rent out amenities if you want to host (on top of 100$ a month fee), disrespectful neighbors, cockroaches in trash room, club opened outside and is noisy
Advice to owner:
Stop being greedy with the upsell rent model (+100 for washer/dryer, +100 for amenities)

Busy but well managed
Former Tenant
Pros:
Great amenities, on-site staff and responsive management. Units are very functional with quality appliances and finishing for the price. Great water pressure, AC, heat, etc.
Cons:
Package room closed occasionally, many dogs in the building (I have one as well) can mean some dirtiness that is difficult for building to resolve immediately. Don’t think there’s much the building can do though it’s just a lot of people and a lot of pets.
Advice to owner:
Maybe hire someone to man the package room

Beautiful, but a McMansion
Former Tenant
Pros:
Amenities are great, apartments are clean.
Cons:
On top of the amenities fee, if you want to rent the space or have more than 3 people over they will charge you an exuberant fee. I guess we are supposed to enjoy the amenities by ourselves!
Still a roach problem near and around the garbage rooms.
Advice to owner:
Manage the amenities on-site, don't subcontract.

Reaching for the Stars but landed in the see
Former Tenant
Pros:
All of the amenities and of course.
Cons:
Most if not all the amenities close at 10pm and 7pm on the weekends. Really ridiculous. Also its an extra charge for the amenities.
Advice to owner:
Listen to some of your tenants

I will never live in an atlas capital building ever again.
Former Tenant
Pros:
The community is cool, but there are no pros to the building.
Cons:
Terrible management not accountable, caused a death in the building shoddy work on all areas of the buildings gas water and electrical problems amenities always broken managers dox women managers impersonate residents packages are extremely hard to get management lies to avoid work all amenities are run by third party vendors fees and rules change frequently mangement does not uphold their own policies mold and efflorescence throughout the building basement smells like sewer management is not proactive on anything elevators frequently down everything and anything takes WEEKS to MONTHS to fix everyone is rude no lease break clause in the lease they will ask for 5 months.
all that for a market premium
Advice to owner:
hire new management

A little too expensive for a nice unit with unnecessary amenities
Former Tenant
Pros:
• The units themselves are nice by New York standards • Close proximity to the J/M/Z (5min) and L trains (10min) • Maintenance is prompt • Consistent utilities like hot water, heating, and electricity • Minimal pests (it’s still NYC, you can only do so much) • The staff is cool and personable if you’re cool and personable with them. Edwin is a great dude • Great roof views for 4th of July or just chilling • Minimal noise between unit walls (but noise does travel between the door/hallway) • Some units have really great views • Great common areas, like the piano, kitchen, rec room, and coffee lounge
Cons:
• There’s not much to do in the area so people won’t want to travel to you, and you’ll always have to travel • Cost is very high relative to what you’re getting and the area you’re in • Dog poop *everywhere* outside and often on the roof • A lot of the boasted amenities are incomplete, so they go mostly unused • Nickel & Dime pricing on a lot of amenities, including rooftop access when they decide to host events there • Admin office can be unresponsive when it comes to email & resolving over-billing issues • Package room hours & break schedules are inconsistent, so getting a package can be a tedious process of going up and down the elevator throughout the day (the front desk will always get medicine or food deliveries even if there isn’t a package person) • Building wifi isn’t very reliable, especially on the roof. So WFH in the common areas isn’t always realistic if you need to take meetings/video calls or do online work

Avoid at all costs!
Former Tenant
Pros:
Loved the neighbors, front desk/maintenance staff, and the general design of everything. The amenities in theory are amazing.
Cons:
Management was horrible, not only in their behaviour but also in responsiveness, bookkeeping (several people have incorrect monthly invoices), and anything/everything you can think of. Ill equipped to run a building of that size. Many court cases against them from what I hear. Amenities are not finished, and the ones that are are broken constantly. Lots of flooding in apartments and shared spaces, dingy when you take a closer look, mold everywhere, poor ventilation. For the price you are paying you could do SO much better.

Not bad for the price
Former Tenant
Pros:
The apartments are honestly pretty reasonably priced for what you're getting relative to what else is out there. The gym is extremely nice; while you do pay extra for amenities, it's basically like having a nicer gym than a Crunch Fitness in your lobby. The building maintenance is extremely responsive too.
Cons:
It kind of feels like living in a WeWork. It's also a bit of a food desert in terms of grocery stores, although they're about to open a Foodtown on the corner.

123 Melrose st
Former Tenant
Pros:
The door people are great.
Cons:
Amenities kinda suck, not worth it, rent is way too high for low quality of finishes. Loud. They always try to get you to go to paid events even if you’re an amenity member

Nice building, sketchy area
Former Tenant
Pros:
BM team are responsive & tend to fix issues within 48hrs. Front desk staff are generally nice. Great amenities, especially the pool & gym.
Cons:
It’s not the *nice* part of Bushwick. In the year I’ve been here police have been called to multiple incidents in & outside. Expect loud music from cars parked outside the building.
