good starter apartment

Pros:
good cheap place in UES that was great for 3 years
very quiet, beautiful tree lining
gym and laundry included in building
great space for a good price
Cons:
given location people want to walk their dogs a lot here
minor pest problem (once every 3 months) but I lived near the chutes and they offer a biweekly free pest control problem that solved this, didnt see any after that

keep it up, keep lobbies cleaner

Great Starter Appt

Pros:
Elevator, Gym, Rooftop and Courtyard, Live in Super. Appts facing 30th St are quiet.
Cons:
Location. Not a lot going on in the area.

Classic townhouse tentals

Pros:
Beautiful neighborhood in a townhouse setting.
Cons:
Dark entry, deliveries not always available to renters due to odd hours of closing times.
Advice to owner:
Change the color of the carpeting in the building, more light and window cleaning always available

Carpeting Necessary for Upstairs Neighbors

Pros:
Not many apartments on each floor.
Cons:
If your upstairs neighbors do not have carpet (which is required per the lease) you will hear everything (and I do mean everything). The management company refuses to enforce the carpet requirements and if you are an apartment in the rear of the building you have to deal with the townhomes behind that have their own hot tubs and pre-teenagers who party all night with parents who don’t care (again, management refuses to do anything).
Advice to owner:
Grow a pair and enforce the lease (and consider replacing your super, Cuka).

Many units are incredible dark, occasional missing packages, small, inconsistent roach problem

Great place to live, but old

Staff is tidy and keeps apartments nice, repair requests are filled quickly
Cons:
Old buildings with unmanageable heat. Repair requests are done fast but half asssed. Package room sometimes has great service and other teams attendant randomly on break.

Pros:
Good elevator. Good garbage chute system. Nice working appliances. Good package receiving room. Good laundry room in building next door accessible through the back (has security cameras and only accessible to residents of 213-225). Really helpful management. Great, responsive super and maintenance workers. Walls are thick so almost never hear noise from adjoining apartments. Good showers with sliding glass doors. Free fitness center with treadmills.
Cons:
When getting package deliveries, need to make sure to specify that package room for buildings 213-225 is located in building 219. Elevator does not go down to the level of the laundry room and requires 1 flight of stairs so not accessible to disabled.
Advice to owner:
Fix the roach problem in the pipes. Relatively minor infestation, but still there.

Prepare for your life to be inconvenient in every way possible

Pros:
The units aren’t horrible. They have semi modern appliances and some have nice furnishings like a fireplace
Cons:
Everything else. Mail is left in the middle of the ugly courtyard and gets exposed to all the random weather of NY. Packages will get sopping wet and your items inside get ruined. There is 0 convenient way to enter. No buzzers from the street and so you have to go down to get people or give them a code to 113 Sullivan and then explain that once they get in there you don’t actually live in 113. It’s a complete pain. No delivery services can get yo you. You have to go down to the street every time or or go through the painstaking process trying to get them in by explaining the complicated passage and codes. It makes no sense. Hallways are narrow and lined with disgusting dirty carpet. This place is liveable but I can’t wait to move out
Advice to owner:
Figure out how residents can easily let guests in without it being like rocket science and fix up the courtyard. The least you could do is put a cheap tarp tent cover over the package area so people’s belongings don’t get soaked through.

Bigger apartments, strong water pressure, endless hot water
Cons:
The window A/C units aren’t great and can be extremely noisy. Requested one to be replaced and was never done.

Good first NYC apartment

Pros:
The supers were always responsive and fixed any issues that came up (there were a couple different supers when we lived there, bit of turnover in that department). Elevator never broke in the two years living there.

Great location if you need to go to Penn Station a lot.
Cons:
Construction right outside the building (going on 3+ years), not to mention just regular 9th Avenue noise, so make sure to get a unit in the back.

While the building super and Porter are great, the management company isn’t. Very slow to respond and seem disorganized
Advice to owner:
Accept Zelle or another form of online payment without a transaction fee.
