great management and concierge, great amenities, giant gym

not very diverse at all, neighbors aren't too friendly either. The noise blocking isn't great.

Really clean, responsive management, maintenance issues fixed within hours some times. No rodent issues and spacious apartments.
Cons:
Street noise is loud but just because of the area. Experience is dependent on neighbours in terms of noise levels.

Building was ok but not for the price

Clean enough, nice and helpful doormen
Cons:
Amenities were just ok, not nice enough to justify the extra cost each month. Management company was horrible. Always putting extra charges on accounts “on accident”, not responsive or dismissive of issues. Had an hot water was off for a month once and all they offered was a hot plate and 10% discount on electric bill for the month.
Advice to owner:
Stop being money hungry.

I don't have anything positive to say about this building.
Cons:
Since Pinnacle City Living took over, the quality of living here has gone downhill fast. The management hires staff who seem more interested in collecting a paycheck than actually doing their jobs. Contractors are often unlicensed and undocumented, bypassing unions that could provide higher-quality, accountable service.

The moving company they use is completely unprofessional — careless with people’s belongings, disorganized, and overall not trustworthy. Communication is poor, and there's zero transparency from management when issues come up.

Worse, tenants are left without hot water or heat for days at a time, and management shows little concern for the discomfort or inconvenience this causes. It’s clear that resident well-being is not a priority.

Do better for the tenants

Slow elevators. Very crowded building so gym can get packed at peak times. Constant building facade work and reparations with scaffolding in the entrance.

The doorman are very nice! Handymen are responsive. Layouts are creative and amenities are good. Great closet size. Washer and dryer in unity
Cons:
Building is old so that comes with old problems that don’t go away even if renovated - wood floor has flooded from AC multiple times. AC unit also shoots out heat in the summer and when we have asked for it to be fixed they can never figure it out. Also in our kitchen the remodeled cabinets have knobs that are too thick on them so they don’t open all the way because they hit the side of the wall before the cabinet can open wide which is frustrating some drawers in the kitchen do the same one is stopped by the stove.

Work on new AC units

Cons:
Management/owner doesn’t care how long you’ve been living there or if you’ve been a good tenant, they will raise your rent considerably each year. No loyalty to good tenants.

Clean enough. Laundry in building (though $3.50 per small cycle). The front door staff and package room people are great. Pet friendly.

Management is a mess. Emails go unanswered. Elevators break often for months at a time and this makes it really frustrating at rush hour times. Imagine living in a building with 30+ floors where people really rely on the elevators? The walls are thin and management declines to intervene even if people are screaming, fighting, or throwing objects in the apt next door. I have called cops on my neighbors more than once. One neighbor was mentally ill and threatened to kill my other neighbor, who then had to move out bc management didn't do shit. The other neighbor was psychiatrically hospitalized and stayed. It's overpriced and the rent increases are insane. Our first year was $200 (5%) increase which is ok but second year was $400 (9%) increase and they refuse to make concessions. Amenities (legit just to use the gym and rooftop) are $750/year per person and you cant just get it for one person in the apartment. Either everyone gets it or no one gets it - no exceptions. The pelotons are constantly broken and they refuse to adjust amenity fee even if they are out of service for months and months at
Advice to owner:
Start treating tenants with respect, we pay you top dollar to live here! Fix the elevators. Address resident concerns in a direct manner rather than giving the run around. Stop jacking up rent! Stop being assholes. It's not a cheap building so stop being cheap

Great experience overall. I have been in a studio for almost 2 years. Amenities are great, the people working in the building (doorman, package room, workers) are also great.
Cons:
I have a new neighbor move in that is too loud. Walls are kind of thin so I can really hear a lot of the noise. Also elevators are not all operational.

No ventilation in unit (cannot open windows because they are too old), always changing water pressure/temperature, damaged appliances, one of the maintenance guys is defensive and creepy

Pros:
Management is not bad. Every request I sent in to have something fixed, they send someone to investigate the issue in a timely manner. Although some of my emails inquiring about certain things about the building go unanswered. Building is usually nice and clean (stairs are a bit rundown though but most people take the elevators). I've had good neighbors in the 4 years I've been living here and it's been pretty quiet. You can hear your neighbors a bit if they talk loudly and it's quiet in your apartment. Package room is open 7 days a week for about 12 hours (shorter hours Sundays). Management sometimes will occasionally hold events in the building that everyone can attend for free that usually include some activity and/or free food. The building also has a bar if you're into that.

What I like most about the building though is the location. You are very close to a lot of supermarkets which is great for me because I like to cook. You are a few minutes walk away from the 2,3,4,5,J,Z lines and South Street Seaport.
Cons:
Some appliances in my unit needs some maintenance or upgrading as I can't properly set my A/C temp without doing it in some hacky way and my freezer is leaking water which builds up ice on the bottom. There can be frequent water maintenance where you can't use the water for a certain amount of time. Management does send you an email days in advance which is nice but I feel like it's happening bimonthly now. Amenities cost about $80 per month but I never use it. I don't see this as a con but I thought I'd mention it here.
Advice to owner:
Check on units that may need maintenance on appliances that may not be fully functional to the tenant's expectations.

Maintenance and trash service is Great. Construction noice and Elevator Maintenance is not great as it’s constantly going on. Lovely front desk staff!

Older hallways and broken elevators.
Advice to owner:
Repair elevators and keep package room open for emergencies 24/7 if needed for specific situations.
