Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight buildings managed by Marci Soifer as inconsistent in quality. Tenants appreciate modern amenities and proximity to public transport and eateries. However, poor construction quality leads tofrequent issues like plumbing, pests, noise from other residents, and unresponsive management. Lack of promised amenities adds to tenant dissatisfaction. The buildings have potential but require significant improvement in maintenance and management practices to provide a better living experience. Overall, tenants express mixed feelings, emphasizing the need for better upkeep and responsiveness from the owner.

Looks pretty, waiting for the building to fall apart at any second
Former Tenant
Pros:
Pretty apartment, nice to have dishwasher, washing machine, and balcony
Cons:
Put together poorly. Kitchen sink got messed up 2 weeks into living here and made a giant bump in our floor, bathroom sink fell off the wall, and the roof has a constant puddle that sits below the elevation of the drain.
Advice to owner:
Whoever built the building just did a sloppy job. This will be torn down in 20 years max

Hollow gentrification palace
Former Tenant
Pros:
Was new ish building at the time. Ac/heat units installed as part of each room.
Cons:
No ventilation for cooking space or living room Poorly constructed, stuff always breaking Noisy block/neighbors Oh and ask me about the time the landlord did nothing about an air bnb that was set up across the hall where they had several blowout parties that trashed the building, roof, and hallway. One time someone passed out in front of my apartment door and an EMT had to revive them.
Advice to owner:
Give a tiny bit of a sh*t. Just a shred.

Could have been worse?
Former Tenant
Pros:
We lived at 707 Hart St for four years total - 2 years in the studio unit on the first floor at the front of the building, and 2 years in the two bed on the second floor in the back of the building.
Easy access to the L and M. Close enough to restaurants / coffee / the park. Accessible and clean roof. Modern finishes and appliances.
Cons:
While living in the studio unit (which, in hindsight, we overpaid for at $2k/month), we had both sewage backup and a mouse infestation, as well as scaffolding that covered our only windows, and garbage right outside of the windows as well. We also had incredibly loud neighbors across the hall who had 5 pets and numerous fights.
Living in the two bed unit on the second floor was much better overall, but we still dealt with those same loud neighbors who had a private backyard right outside of our windows, where they'd make noise early in the morning and late into the night, smoke constantly, let their dogs poop all over without cleaning up, and leave their very bright lights on overnight.
The management company also owns the building to the right of 707. When we signed our original lease (as that building was being built), we were promised access to their laundry and gym, but ultimately were never given access. We also waited months to have our security deposit returned, and had to get the attorney general involved.
