Super loves to party in the building
Former Tenant
Pros:
Good location, thick walls.
Cons:
Super has ridiculously loud parties using the buildings basement on the weekends. It’s very loud and it WILL keep you up. Super can store his motorcycle in the buildings yard but no one else can.
Advice to owner:
Stop the super from having ridiculous parties all the time at all hours of the night.

Not too bad but could be better
Former Tenant
Pros:
Very clean, nice neighbors, and the super’s assistant is really nice and helpful
Cons:
There are a lot of pests because exterminators don’t visit, and some neighbors throw lots of parties, so it becomes bothersome at times.

Don’t let the outside fool you
Former Tenant
Pros:
I liked my apartment
Cons:
The management is horrible and def is running some type of money laundering. It took them 3 months and threats to sue to get my security deposit back
Advice to owner:
Just answer your tenants

Great apartment building
Former Tenant
Pros:
Clean building, no pest issues. Great block.
Cons:
Garbage area is kind of small so if people dont properly throw garbage out it can overflow.

Decent walk up and price
Former Tenant
Pros:
Great Street. Entrance and shared spaces are nicely done. Usually responsive to issues.
Cons:
Gets hot easily because hot pipes are uncovered in one room and poorly covered in another. Pests occasionally an issue (often a tenant issue, they try to help and have a regular sprayer).
Advice to owner:
Do something about hot pipes heating up rooms. And try to crack down on messy apartments creating pest problems for others.

Rent-free roomies 🐀
Former Tenant
Pros:
Rent stabilized; Great maintenance guy who is always so helpful; pretty clean and quiet for the most part
Cons:
Could no get rid of the mice. Lived in the building for 9 years and spent so much money using every method possible including monthly exterminator provided by the building and the mice always find their way back inside the apartment. You especially hear them inside the walls and around the pipes!
Advice to owner:
Better water pressure!

Amazing maintenance team- happy home
Former Tenant
Pros:
The neighbors are so friendly and kind, and the maintenance team are always around, do a great job maintaining the building, and are incredible humans. Seeing them is always a highlight of my day! By far my favorite building I have ever lived in.
Cons:
Sometimes bugs, but that’s pretty normal for NYC and the heat can be a little to hot in the winter- Nothing that opening a window can’t help.

Management could do better
Former Tenant
Pros:
We loved our apartment, but did not love living in the building. We always had heat and good water pressure, but the rest of the building and interactions with management were poor.
Cons:
Management was not responsive, nor timely. Once our bathroom ceiling collapsed and they were in no rush to fix it. Another time, there was a pile of fecal matter (we still don’t know if it was from a dog or human…) in the hallway next to the elevator for almost four days. We were told there was laundry in the building when we got the apartment, then after we moved in management told us that the laundry had been shut off indefinitely (it was not turned back on the entire 3 years of living there). Management could give more attention to the building and tenants, because the building has potential to be really great. The building was pretty loud. Tenants of that building and c surrounding ones liked to hang on the stoop until early hours of the morning.
Advice to owner:
The building has the potential to be great, it just needs more attention and timely responses.

Great apartment, we love it
Former Tenant
Pros:
Well maintained, super is very friendly and always taking care of everything, water pressure is great .
Very important!! It has elevator!!!
Cons:
Neighbors can be noisy, we been waked up at 7 am with extremely loud music and the floor vibrating, thankfully this does not happen every day, not even every week, but when it happens is very loud.

Grew up in 328
Former Tenant
Pros:
Loved this neighborhood. Not much to say. I moved out of here with my family in 2018 but have fond memories of growing up here. The building was great from what I remember and was recently renovated.
Cons:
I can't really speak on that because I lived in an apartment that hadn't been touched up in 20 plus years. Of course, there were cons to that. But I don't necesarilly think it was because of the owners.
Advice to owner:
I don't have any to share.

Has not had a super in building for past 20 years
Former Tenant
Pros:
There are no pros
Cons:
Lived here for 40 years never had apt painted since new mgmt. 20 yeas. Does not do repairs as requested had to go to court just to get a couple fixes. They are now destabilizing the units and renting as room basis. They are harrassing all older tenants. This building is now turning into the projects.
Advice to owner:
Stop being a slumlord.

Loud neighbors, people smoke in elevator
Former Tenant
Pros:
The heat and you’re living in Manhattan, easy commute to midtown for work. Also, elevator and laundromat are nice.
Cons:
Loud neighbors, all of them, next door to us, above and below us. Everyone just wants to play loud music. We heard what sounded like a mouse one time in the walls. We had one incident of a bed bug that we had to get fumigated. And there’s one resident that has mental health issues that can be seen with his pants down and he smokes in the elevator. Super never responds to anything, neither does management. And although there’s a laundromat in the building, depending on which unit you live in, it could mean walking almost two blocks worth (inside the building) to get to them. And the management company deals with a broker and the broker company is sketchy. This all happened within our first year of renting there that we ended up breaking our lease.
Advice to owner:
Hire a better super, the one you have doesn’t respond to any calls. And stop working with your shady broker.
