Perfect but has gotten expensive

Pros:
Doormen, service people, management are responsive. They are all very nice
Cons:
Noise, but then again, it’s in manhattan near the hospital. Expensive.

Pros:
- clean building, maintenance is responsive as well
- great location, close to the river, byrant park, nypl, grand central, trader joes, whole foods etc
- love the doormen!
- never had issues with pests, but have heard about some complaints on another floor a few years ago
Cons:
- dim lights in hallways, but they will be renovating that and the hallway rugs for the next few weeks so there might be some disturbance short term, but long term benefits
- trader joes and whole foods are about 10-15 mins walk, but there is gristedes closeby

Management is very responsive to concerns and the building is in good condition.
Cons:
Poor windows that let in a lot of noise and make temperature control difficult. Very inconsistent heating and a/c units as well.

Lovely but priced out quickly

- The floor I lived on was mostly quiet elderly people
- I could pay for cleaning services when I moved out instead of cleaning it myself
- Management communicative around things unrelated to price
- Approval process was extremely quick
- Nice roof
- Nice building overall
Cons:
- it overlooks busy 2nd avenue, so it was quite noisy, and I saw more than a few car accidents. bright lights across the street at night and construction during the day.
- Rent went up quickly as we exited the covid relief years. Was not transparent about this at all.
- Building didn’t initially charge a pet fee, but then suddenly introduced one.

Cons:
Heat is not stable, and also heat leaks when not turned on
Renewal rent increase is massive

This is a decent value for what you get. The staff are very friendly and it is conveniently located to the river. Repairs were handled well.

Terrible management and dishonest practices

Nothing good here.
Cons:
Toured the building, applied for an apartment, got approved, and paid security deposits. Two weeks before the move in date, management called and broke the lease, citing that the previous tenants 'decided not to move out.' No other explanation was given and we have yet to receive a refund. Extremely dishonest management that is hard to get a hold of, do not apply here.

- so much sunlight in the apt

- 10 min walk to nearest subway station
- Murray hill..
- con of so much sunlight is the apt gets so hot in the summer
- just got too expensive for me in the end (4k for studio)

- spend the money on black out curtains

Management will not be flexible when it comes to renewing. Will increases rent exorbitantly and you’ll have to move after 1 year

Great location, amazing doormen and package system, clean building and rooftop

Rent stabilization is ending and they are adding required monthly fees for pets and amenities even if you don’t own pets or use amenities. Very high rent increase for 2022
Advice to owner:
Negotiate better with folks coming off long term leases. Try to keep tenants who’d like to stay.

Amazing Building a great views

The building management is one of the best they respond so fast to any request. the concierge team is my favorite all of them very helpful and always smiling and the building management ( John and Christina) are the best they answer all our requests promptly. the building is super clean and super quiet and the walls are well insulated. The main Pros of the units are the closet space, there is nothing close to the size of the closet they have in the units.
Cons:
The equity apartment management that runs all the buildings including the 300 E39 is by far one of the worst when it comes to lease negotiations. they are greedy and unfair. when the market was down during covid they offered concessions but now with the rental market being up again they refused to negotiate and made themselves believe that bumping the rent by $ 1000 is fair. on the other hand, the building has this 421a surcharge that they fail to explain well but use to their advantage. they charged us a compounding 2.2% since 2014 and even with the building being out of the 421a surcharge program in July 2022. and When you try to negotiate saying that i have been a good standing tenant for 2 years they didn't care; all they want is money to respond to their shareholders. it's a shame cause the building itself is amazing.
Advice to owner:
Listen to your tenant and encourage them to stay if they are in good standing and a price decrease now will make them happy and make them sign a 2-year lease so down the road you will get your money and more.

Fanatic building / little downside other than price

Really nice staff, public spaces are kept very clean. Not a dump with respectable neighbors.

Sometimes the AC / Heat units are inconsistent
Advice to owner:
Install newer ac units, the rent is fairly high for the area. The is a fantastic building otherwise and it’s very hard to think of cons.
