Terrible Management and Landlord

Management is unresponsive to maintenance requests. They were responsive at first, but after time they became very erratic, and slow to respond. There were a few times that they never addressed our requests at all. When we call on the emergency line, no one ever calls back or comes to address the issue, and the agents on the line refuse to do anything or provide any information when requested. When they talk to you they are extremely rude and unhelpful. The last time a maintenance man did come to address an issue, he even said that the landlord is cheap, so he would have to convince him to allow him to do a fix that was necessary. Also, there are currently class B violations open for three apartments in the building since 2023, which are noted as hazardous violations.
Advice to owner:
Stop being greedy and rude to tenants who do not cause issues.

Renovated units are aesthetically pleasing, neighborhood is beautiful and street is quiet.
Cons:
Do not, under any circumstances, move in to this building. You can find a very similar apartment for less $ that will cause you far less of a headache. Moving into this unit was the worst mistake we’ve made in our NYC renting history. We have never spoken to the landlord, but the management company he hired is the worst, most incompetent, we’ve ever dealt with. We did not (and to this day still don’t) have cooking gas or reliable hot water for the 6 months we’ve lived here. They illegally connected the hot water to the rent controlled neighbors’ gas line in an attempt to harass them out of the building to renovate the units and raise the rents. They did not even attempt to do the gas or hot water the right way until the tenants got together, sought 311 and legal action, and started getting the landlord fined for their misuse of the natural gas lines. The head of the management company, Zach Spira, asked us to lie to other tenants about any rent concessions or help he gave us to mitigate the problem. The management company is unresponsive unless you call, email, and text them 5+ times for any given issue. Whenever someone at the management company goes on vacation, leave, or religious holiday, they don’t have any sort of backup/24/7 line in case of emergencies. The basement of the building floods every time it rains a little bit, and is filled with insects and other vermin. The brokerage, Nooklyn, will tell you that this is a great building, and they continued to move people in to the building when the building was under city and legal action. Seriously, save yourself a world of hurt and DO NOT LIVE HERE.
Advice to owner:
Hire a new management company, and attempt to follow city law when it comes to dangerous and illegal tampering of gas lines.

Worst rental ever

You have your own washer and dryer
Cons:
Your electric bill will be through the roof for no apparent reason like you’re paying for the whole buildings electric ,, rats everywhere big ones and you can hear then walking through the walls, they will increase rent on you when your lease is up by hundreds of dollars

Be better and do better for your tenants
