Summarized from anonymous rental reviews on openigloo.
Tenant reviews for buildings managed by Paul Brusco reveal a mixed experience. While some appreciate the generally nice neighborhoods, spacious units, and decent locations with fair pricing, there are recurringissues with owner responsiveness and management quality. Complaints frequently mention unresponsiveness, delays in maintenance, pest problems, and poor communication. Garbage management and cleanliness vary between buildings but tend to be moderate. Noise levels and neighbor behavior are inconsistent, with some buildings experiencing significant noise disturbances. Overall, renters advise that management could be more attentive and proactive in addressing tenant concerns to improve living conditions and tenant satisfaction.

Don't trust landlord
Former Tenant
Pros:
Great location relative to subway
Cons:
Sketchy landlord, will do everything in their power to delay any legally required service Difficult move in/out with tight elevator and corridors, washing machines were installed in some apartments but not done well so the entire building shakes, at times bad enough to knock things off shelves because this building was not well made structurally
Advice to owner:
Someday your behavior will come back to bite you guys if there is a change in political climate that decides to go after billionaire slumlords

Great living experience
Former Tenant
Pros:
The units are spacious for the price that you pay!
Cons:
The building ownership could be much more responsive when it comes to tenant complaints such as stolen packages. The super is great though and he handles everything within his control, but I feel that ownership needs to step up a bit more.

Great 1st Apt in NYC
Former Tenant
Pros:
Garbage was always taken out and stairwells were cleaned once a week. Extermination for bugs was offered once per month and WORKED!!
Cons:
Maintenance requests often took 1+ weeks to be addressed, rent payments by check were tedious (though this is now changed)

Noisy Neighbors Suck
Former Tenant
Pros:
-Laundry in the building and people are generally respectful of the space -Heat / hot water consistent in winter -Sun hits in the morning, but not as much in the afternoon, so the apartment stays fairly cool in the summer with the shades open
Cons:
-some neighbors have dogs that bark all day; the noise carries through the bathroom vents so it sounds like the barking is in your apartment ^that applies to a lot of sounds. And smells. I can hear my neighbors’ conversation clearly though the vents and I can often smell their cooking. -ceiling / floor noise is super loud. I think my upstairs neighbors wear sneakers inside so it’s clomp clomp clomp anytime they walk. They also have small children who wake up at 6:30, so *we* wake up at 6:30. You can hear closets open, people sneezing/coughing, you can hear loud arguments clearly. -you gotta give the water a good 10 minutes to warm up in the spring / summer -someone always seems to play loud loud music like they’re in a band and it is nonstop bass for hours at a time -neighbors have stolen my packages multiple times just to return them opened weeks later - what? -the management company is absolutely useless; they hire contractors and brokers who do a half-ass job and they never check on the apartment directly -the owner of the property visited the apartment today and said “wow this is in pretty good condition” and I mentioned how the pipes turn the water brown after sitting out for a day and he said “must be city-wide” -the faucet in the shower drips nonstop and due to the water/pipes issue I just described in the previous bullet, it leaves brown and black stains in the shower after just one week

Good but not great
Former Tenant
Pros:
The landlords try to keep up to date with repairs etc. but unfortunately they provide the cheapest possible solution to the problem.
Cons:
The locks on the front doors are cheap and don’t work as much as they work
Advice to owner:
Get a super on premises
