Review Summary for 453 Irving Realty LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for 453 Irving Realty LLC-managed buildings highlights significant management shortcomings. Tenants report unresponsiveness to maintenance requests, delayed or inadequate repairs, and poor garbage management. Issues such as water damage, mold, faulty smoke detectors, and insufficient heating are common, with many citing high utility costs and overpriced units. While the location is convenient and neighbors are generally friendly, the buildings suffer from cleanliness problems and pest concerns in some cases. Renters strongly advise better management engagement and maintenance prioritization, suggesting the landlord lacks commitment to building upkeep and tenant satisfaction. Prospective tenants should exercise caution when considering these properties.

Do not rent from these "people." RUN AWAY!
Former Tenant
Pros:
- Decent location, a bit of a walk to the Halsey L but convenient area
- Zero pest issues
- Very friendly, considerate neighbors (what's left of them, since everyone is leaving)
Cons:
- OVERPRICED, small 1bdrms
- Very shady landlord and property management ("BklynPM LLC") who never responds to issues. You will have to call them multiple times per day to get them to actually respond (via text or email), but they will not pick up your calls
- Illegal practices and conditions (e.g. non-functional smoke detectors) in the apartments. They work with the lowest bidders in terms of servicing the units, and in fact themselves were probably the lowest bidding property management company when the building owner was hiring.
- Water damage & mold in top floor apartments—wall will crumble and literally fall off when it rains or snows & they will just plaster over it (and take forever to come do that) rather than address the root cause of the leak, shrugging their shoulders and say they don't see any issues that could cause water to come in
- Poorly insulated & drafty apartments; electric (mini split) heat and cooling leads to extremely high ConEd bills ($500+, neighbors reported up to $1000)
- Went without AC for over a full week in July
- Went without cooking gas or hot water for over 3 full weeks in November
- Gas lines and AC condensers are located in the basement and backyard of the first floor tenants, so if you ever need access for repairs, you will have to wait for property management to coordinate with those apts to figure out when they will be home and able to provide access. You are better off just going down and talking to them yourself, the tenants here are very kind, but they are all leaving due to the terrible management and overpriced units
- They nickel & dime you on everything but they will keep raising the rent—the owner is cheap. Heat and hot water are NOT included and hot water is provided via individual (per unit) gas powered heaters. Two separate neighbors reported their rent being raised $200 upon lease renewal.
- Some apartments are renovated and refinished but corners are clearly cut if you look closely at the windows, appliances, and floors in other apts (like mine) have lots of cracks in holes
- Building randomly vibrates, even when it is not windy. It's probably because this place is cursed.
Advice to owner:
Sell the building to someone who actually cares about maintaining it.

not the best, but location is good
Former Tenant
Pros:
1) In a well-connected location. Myrtle-Wyckoff is a few blocks away, which is access to many many stores. It’s about half-hour to the city using the L, which is convenient

2) first floor units have stairs, which is charming
Cons:
1) garbage piles up all the time
2) landlord is very unresponsive - our microwave has been broken for weeks, and there’s no fix.
