Pros:
Great neighbors and spacious apartments. Location is amazing. Generally pest free. Was generally well maintained 1-2 years ago but has gone downhill in terms of cleanliness and parcel management.
Cons:
Right next to a massive construction project. Endless loud noise and dust, some new pests, owners not willing to reflect this in rent. Property managers not responsive on the issue.
Advice to owner:
Reflect and acknowledge the change in enjoyment from construction

Pros:
Great location and proximity to bars/restaurants/subway.
Cons:
Management is EXTREMELY slow to respond to repair requests. I’ve had to make numerous requests due to plumbing and kitchen appliance issues and it will take weeks if not months for the management to finally send a contractor. I have had a leak in my shower for at least two months now and I didn’t have a working microwave for over a month. They are essentially faceless - there is no one person to contact which makes it more difficult to know which person to email for what. The super is also difficult to get into contact with and usually just tells you to contact management for repairs anyway.
Advice to owner:
I can’t believe I’m saying this, but just do your job and make apartments livable for tenants.

Spacious apartments for the neighborhood

Pros:
The floor plans are generous and the rents are reasonable for the area.
Cons:
Apartments are fairly modern, though beginning to show significants signs of wear and tear (major renovation was ~12 years ago). Common spaces, elevator, courtyard, etc. are beginning to be in disrepair.

Pros:
Great location, spacious units, nice rooftop. Used to be well kept when I first moved in years ago. Lots of younger families and older folks which keeps it quiet. Super is always quick to come by and fix something in apartment.
Cons:
The 1 elevator has broken down multiple times for days at a time. Clinton st is very loud on weekdays. Pest infestations (mice and roaches) that went on for months. Sometimes no hot water. The heat is practically nonexistent in the winter so we had to use electric heaters which cost us a fortune. The laundry machines are always either broken or staining with grime. The dryers dont dry clothes, they steam. Homeless people walk into the building somehow and have slept in lobby.

PLEASE NOTE construction is coming next door soon. St Francis college on remsen and joralemon next door sold their property and there are plans to build a large luxury rental building. Which I can imagine will not be fun to live next to

Unresponsive, horrific landlord

Pros:
We love this neighborhood - tenants in the building are delightful, you're right above smalls jazz club and St Jardim. The apt was relatively newly renovated.
Cons:
The landlord was unresponsive and outright slum-lord like. We had issues with hot water, the washer dryer created foul odors, the front door didn't shut so homeless people lived in the lobby, there was leaks in the windows. Scaffolding went up unannounced and drilling made the apt unlivable, without any abatement from the landlord.

The area is loud, but we didn't mind it!
Advice to owner:
Do better.

Pros:
The super does an amazing job keeping the building clean, in the three years living there I’ve never seen a rodent or bug. Location is GREAT!
Cons:
The building is owned and run by a management company who couldn’t care less about the building or its residents. I moved into a recently renovated apartment three years ago; during the last three years there have been multiple leaks that have gone unfixed and unaddressed by management. BLACK MOLD in the ceiling makes me hesitant to stay because of their lack of attention. My two downstairs neighbors have lived here their entire lives and have the same issues. They take NO ownership for a building they’re supposed to maintain. Tread Lightly!
Advice to owner:
When a tenant that has been living with you for years, brings up an issue, it should be properly addressed. This would ensure you have a beautiful, respectful, community of tenants living and respecting your building.

Pros:
Super Maximo is very responsive and nice. I see him around the building all the time and helps same day with apt needs.

Neighbors are good keeping noise down. Occasional noise once in awhile.

Close to the trains, park, and shops.
Cons:
Heat is not always running. Apt can go a couple of hours cold.

Lobby is clean but occasionally ppl leave random free stuff that isn’t needed.

Management is very hard to get a hold of. Not my favorite people. They never answer phones.
Advice to owner:
Be more responsive and available for your tenants during office hours. Respond quickly via email.

Some issues, overall ok place

Fairly quiet, decent place, great area
Cons:
Laundry was broken for over six months with no warning or tentative reopen date. Tenants did not receive compensation. Pests coming up through drains and cracks in shower, though it was dealt with in a timely manner still gross. Place was absolutely unbearable in summer heat, clunky heaters in winter that sound like they’ll explode. Had issues with hot water in winter
Advice to owner:
Definitely look into plumbing issues that may be happening, fix the laundry and communicate better with tenants

Great Location, but Some Pains

Pros:
Quiet building with many families. Amazing rooftop with seats and view. The super, Jose, is so friendly. The location is fantastic to subways. Area is extremely safe. Living on top of Rite Aod makes life too easy.
Cons:
Tenants are not so friendly. Only a few neighbors chat and have smiles on their faces. Building management lost our check and it was cashed by a random person even though the mailing company confirmed it was signed for by someone at office. Process for signing lease is lengthy and require many documents that are usually not required by other buildings. Many tenants have small get togethers on rooftop, but we were sent a cease and desist when we held one. It seems like there is no communication between Joralemon Realty and Beach Lane Management. The heating really didnt work so we had to buy a radiator and pay $200 electricity bill because of that.
Advice to owner:
Turn on heat before October 1!!!!
