Review Summary for Maria Stefaniak
Summarized from anonymous rental reviews on openigloo.
Recent reviews of buildings managed by Maria Stefaniak reveal a mix of experiences. Many tenants praise the cleanliness, effective garbage management, and strong pest control, with some commending the landlord's friendliness and responsiveness. However, responsiveness can vary, with some delays reported. Heating generally functions well, though air conditioning struggles in summer. Noise levels and neighbor relations differ across properties. Notably, concerns include maintenance delays, building disrepair, and occasional security issues like faulty front door locks. Some tenants also express frustration over lease documentation transparency. Overall, tenants can expect attentive management but should remain aware of occasional upkeep challenges and communication inconsistencies.

Stay 👏 away 👏 from 👏 Janus 👏 properties
Former Tenant
Pros:
Laundry in basement (only $1.00 but the machine eats every other coin). Cheap rent.
Cons:
Where do I even begin? I overlooked Janus’s terrible online reputation because I was only staying for 3-6 months. Building is in a state of disrepair. The front door knob kept falling off for months, meaning you couldn’t get out the front door, and was never fixed despite multiple requests. All tenants agree that management simply refuses to fix anything. Additionally, and most egregiously, management refuses to send you a copy of the lease. I signed a lease addendum naming me as a replacement tenant to a lease dated 2015. I asked for a copy when I signed the addendum and was told they couldn’t get it to me over the weekend. I explicitly asked for it again during my stay, but was refused. The situation culminated in the landlord trying to enforce clauses in a lease he was refusing to send and threatening (extremely frivolous) legal action. Of course, he never followed through because enforcing a lease that you refuse to send to your tenant is a tough sled in court.
Advice to owner:
Use agents to rent out your apartments so your tenants understand the nature of their living situation (they don’t), fix something the front door knob so your building is secure, fix holes in ceilings, cover electrical outlets with plates, create a new lease for every new situation (there is software now that can do this for you really quickly!) and send it to tenants. Don’t wait for them to ask, send it to them when they sign on.
