Had a persistent roach problem and it took MULTIPLE firm calls, emails, and Itexts over 2.5 months to finally get pest control in. The property management never even responded at all. Turned off our heat for 5 days in the dead of February with multiple days under 15 degrees. There is a shelter on the end of the street, and both my roommate and I have had multiple scary/violent interactions. Less than ideal neighbors, the smell of pot is a constant in the hallway AND we had a leak in our ceiling as a result of the unit above us being a hoarder and not knowing they had water running for over a WEEK. Super is very friendly but ultimately not handy, smoke detectors inside my bedroom was chirping and after 4 days begging him to come he just pressed the button to stop chirping for 6 hours…I could go on forever
Advice to owner:
Please be more responsive when tenants are having issues in their units.

can't hear the neighbors, big living room, clean hallways/stairs, high ceilings
Cons:
street can be loud (honking, sirens), no dishwasher, 2nd bedroom very small, didn't turn on the heat until november when it was freezing
Advice to owner:
remember the heat needs to be on by law starting in october!

Could be a lot better but not awful

- Great and responsive super, always willing to help
- Great neighborhood
- Washer/dryer in basement
- Elevator
Cons:
- The walls are paper thin and our neighbors were college kids who would play music on their speakers and bang on the walls at all hours of the day and night.
- Apartments C and D in the back of the building get zero light
- The building is on the same block as a homeless shelter. I was catcalled several times on my way to work
- Management raised our rent by an insane amount after a year of living there
- Several packages stolen from the lobby
- No heat in the winter despite several calls and emails to management, had to use space heater

Stop churning through tenants to try to get higher rent

Decent place before rent hike

Clean place, never had any issues with rodents or bugs ever
Cons:
A bit dated and trash would sometimes pile up in the alley. Some packages stolen. Jacked up the rent, wouldn’t negotiate, and ended up renting for less than we offered to pay.

Be honest with rent prices

Very clean hallways and apartments. Never saw any bugs. Trash situation is super easy

The neighbor was a bit loud and the stairs would feel very dangerous if wet because they were marble and steep.

Great place to live if you plug your sink drain

Nice kitchen, good neighbors and a small enough building where it's only 20 tenants or so. Heat and A/C work.
Mail situation is nice. Your neighbors will let the usps guy in.
Cons:
Fruit flies like you wouldn't believe in the pipes (this was almost 1.5 years ago though), so if it happens just pour bleach down your drain and plug it with paper towels for a week.
On sundays and some weekdays at around 10:30 the impatient drivers get on the street and if you're street facing you can hear their horns. A nice alarm.
A little very hot in the winter, I had my window open and AC on even on the 3rd [5 total] floor.
Super changed as I left, so maybe it's positive now.
Advice to owner:
Be more responsive and idk. Charge less?

Small apartment, but overall good

Pros:
Management was responsive when issues came up. The halls were well kept and trash was never an issue. Our room faced the back courtyard so we had no issues with noise
Cons:
My room shared a wall with the bathroom and I had cockroaches come out of the crevices every summer. Management did have pest control come by and spray the apartment every month, but I think the pipes and building were just old. Apartment is also quite small. Our rooms mostly just fit a bed and one small piece of furniture (small dresser, desk, or bookcase) and that’s really it. It’s a good starter apartment for someone younger and new to nyc.

Pros:
Great location right near the 72nd Q stop. Most units have been recently renovated.
Cons:
The quality of the tenants has significantly decreased during covid. Neighbors are incredibly loud at all hours of the day and night. Garbage/recycling room is poorly kept which has resulted in pests.

Living at Bainbridge

Pros:
- they do mop the public space
- trash is located in the garage in the building ( downstairs)
- they resolve issues, they don’t go ignore, although it might not be the speediest at times.
- roaches are not a big problem, mice are not a big problem although through the years I have seen them but get them out ASAP to prevent them getting comfortable
- double door with key
- handicap friendly
Cons:
- nasty people are moving in ( pissing in the elevator) need problem as of a year ago
- don’t remember the last time a fumigator came but I know there is one who is associated with the building.
- we had a leak and it was a rainy week took a while to get it patched but someone did come just took too long
- no camera
- second front doors lock has been removed so less security , front door is still intact


Advice to owner:
Cameras in elevator or building to prevent people from pissing in the elevator and fine them
Fix the second lock in the lobby
More urgency with fixing issues
