Review Summary for Kalabi Realty Co. LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight that buildings managed by KALABI REALTY CO. LLC are well-maintained with excellent cleanliness and garbage management. Tenants appreciate the attentive and responsive staff, especially the supers. However, some concerns include noise levels from neighbors, expensive rent, and occasional pest issues. Suggestions for improvement include better soundproofing, resolving bug problems promptly, and upgrading outdated units. Overall, the buildings offer good value, but rent increases post-covid and lack of negotiation with existing tenants are noted. Despite these drawbacks, the convenient locations and management responsiveness make them worth considering.

Attentive super, maintenance kept building clean, no major issues in unit
Cons:
could hear unit above / squeaky floors / expensive

Wouldnt have moved
Former Tenant
Pros:
Space is huge with high ceilings. Big windows allow much sunshine in. Strong hot water. Heat works too well. Deposit returned to us without delay. Security front door app excellent . Supers are super !
Cons:
Neighbors music and shouts can be heard until early in the morning. Sounds can be heard from hallway. You can hear conversation of neighbor when you walk through hallway . The entrance door is extremely heavy.
Advice to owner:
Improve sound proofing

Great Building, Good Value
Former Tenant
Pros:
Great Super, location is prime, Abington is decent.
Cons:
Homeless guy living in the lobby (quickly resolved) and lots of missing packages

Quiet building on quiet street
Former Tenant
Pros:
- 43rd is relatively quiet compared to other cross streets in midtown (then again, I’m on a high floor so I don’t hear street noise)
- The super keeps the sidewalk, bldg and lobby clean. Each floor is mopped weekly as well
- LL was quick to replace hvac units and dishwasher
when they had a problem
- when packages were getting stolen, mgmt hired overnight security
Cons:
- packages were getting stolen
- only two washers/dryers in basement for amount of tenants in bldg
Advice to owner:
- You’re asking just a little too much for the rent increase this year. There’s not enough amenities and 2 washers/dryers does not constitute a laundry room. There are apts going for the same price in doorman bldgs

Renovated, but overpriced
Former Tenant
Pros:
There is laundry in the basement, 43rd street is fairly quiet compared to the rest of midtown, my unit is renovated and there’s an elevator. Very rarely hear neighbors in their units. Responsive super. I haven’t had any pests in my unit (on an upper floor).
Cons:
The electric bill is extremely high in this building. There are dead roaches in the stairwell, not enough washers for the amount of tenants. The rent increase is too much, but I wouldn’t save much by moving in this market. The water pressure in my shower is extremely low.

433 W 43 St
Former Tenant
Pros:
Quiet, lobby kept clean, nice sized apartments
Cons:
We got pests every few days and management didn’t do much to help us. We were in the 1st floor.
Advice to owner:
More responsiveness to bug issues

Good but can be better
Former Tenant
Pros:
Building is cleaned and well maintained, super is friendly and attentive. Quick repairs.
Cons:
Big price increases after covid, no intention to negotiate or work with existing tenants who’ve been there for years.
For the price, units are a bit dated and could use upgrades and better wall repair/paint jobs. Awful popcorn ceilings that are cracked and chipping.. You are mostly paying for the very convenient location.
Advice to owner:
Upgrade the apts.

Expensive apartment, over market
Former Tenant
Pros:
Nice neighborhood very noise
Cons:
Rude and unprofessional teams. They don't help with maintenance quickly; they charge way over market. I have a problem with refrigerator, and they refuse to fixed.
The unit I am in is old, sink and bathtub clog frequently. I
The building is loud during the , also people smoking outside, and you have to smell.
In winter the heater is too Hight and u can't control u literally melt inside the unit and the air condition didn’t work during winter.
Advice to owner:
Rude administration team.
