Summarized from anonymous rental reviews on openigloo.
Tenants in buildings managed by Jacob Haas often encounter persistent pest issues, especially with roaches and occasional rodents, with many expressing frustration about insufficient pest control despite some responsive supers.Cleanliness and garbage management vary, with several noting subpar conditions and occasional neglect in maintenance. Heating generally works well, but noise levels and neighbor quality are inconsistent. Management's responsiveness is seen as mixed—some find them timely, others report slow or minimal action, especially regarding security and repairs. Rent stabilization is present in some buildings but doesn't always translate to better upkeep. Overall, prospective renters should expect affordability alongside ongoing building upkeep challenges.

Rent stabilized old building
Former Tenant
Pros:
Its an old building, but I can barely hear the neighbors
Cons:
Did have a rat problem that was cleared up after the super plugged all the holes

Cockroach sanctuary and bad neighbors
Former Tenant
Pros:
Heat and water worked I guess
Cons:
So many cockroaches really unsafe and horrific to try and sleep, neighbors next door had seemingly troubled kid that would constantly scream and bash something that sounded like his own head into the wall over and over for hours at a time and no one would ever stop it.
management is responsive, superintendent but he is slightly unreliable
Cons:
leaks that were never fixed, cockroach hotel (also had a mouse) with little to no solution from management/super/exterminator, wonky appliances, was barely cleaned from last tenants upon moving in

Decent and rent stabilized
Former Tenant
Pros:
Rent stabilized Good kitchen storage
Cons:
Bugs and mice all throughout. No regular pest control. Neighbors steel packages. Mailboxes never fixed. Buzzer never fixed. Horrible communication. No vent in bathroom.
Advice to owner:
Need to have more frequent pest control and when people are home. Stairwell and hallway cleaned more often

Perfect NYC Starter
Former Tenant
Pros:
Perfect little spot for our first NYC apartment. Perfect for two roommates who don't plan to spend much time in the unit. Really convenient location to the G train. Marcy and Myrtle coffee shop a few blocks down is delicious!
Cons:
There was a little mouse living in our stove for the majority of our time here, but our super was super responsive and did a lot to help. It is also a bit cramped, so don't expect to bring all furniture amenities with you. A few out of date appliances, and kitchen outlets that do not work.

Infested with Roaches
Former Tenant
Pros:
The apartments are on the more affordable side. I lived in two separate apartments within this building (moved to get an extra bedroom)
Cons:
The building is infested with roaches. They are literally everywhere and you cannot get rid of them. I never got my security deposit back because when I moved, they "conveniently moved management" and never answered my emails
Advice to owner:
Give me my security deposit back and do something about the roaches

Not a bad first apartment but roach galore
Former Tenant
Pros:
- exposed brick - updated bathroom and kitchen - fire escape and nice lighting - laundry next door - kind about accepting late rent
Cons:
- roaches everywhere. have now infiltrated our rooms. exterminators barely come. and when they do they dont do the job right and spray chemicals everywhere except where roaches may come from (on our shoes, oven mitts etc.) The roaches kinda go way in the winter bc its cold but no one cares to fix the roach problem and its excessive. hard to live like this.
- no central cooling or heating system. very warm indoors during summer even with a/c. our plants died bc of the humidity and the air doesnt carry from living room to rooms
- no windows in bathroom so very humid
- during the winter, a man climbed up the fire escape and opened my window while i was sleeping (my bed is right up against the window.) maybe i was spiritually protected bc i was not harmed but definitely couldve been. i was lucky. im now afriad to open my window. building barely did anything to help— i got my own alarm system
- toilet has trouble flushing and constantly makes odd noises
- building (not apartment) itself is dark. not a big deal but itd be nice if it were cleaner
- laundry is right next door but have to pay which is annoying but fine. payment through an app
- smalll rooms
- living room windows look straight into someone else’s apartment
- tiny closets
- not enough space
- rent being raised
- not a suitable building for ppl with physical disabilities
- not elevator just stairs on stairs
Advice to owner:
Listen to your tenants and try helping them instead of charging an absurd amount for what we actually get. And then increasing rent on top of that. its crazy.

Could be worse
Former Tenant
Pros:
I think the place was relatively cheap and large. Lots of outdoor space in the basement apartment.
Cons:
I lived in the basement apartment which meant we had to walk by all the trash to get home. Frequently there would be someone using heroin by the trash...Someone on the block was selling it so occasionally you'd run into desperate people on the street yelling up at the building trying to get someones attention or have people out on the street at night. The rats were everywhere outside. Never had a problem with them in the apartment except when one died in the summer and I had to abandon my bedroom for a month. Also one of the neighbors upstairs was special needs and would flood her apartment semi regularly which would lead to the basement eventually. It was on the 4th or 5th floor so by the time I noticed it everyone in the building was dealing with.
Advice to owner:
I don't know what they could do really...

The Roach Lifestyle Chose Me
Former Tenant
Pros:
Saved a lot of money because I stopped ordering things. Every package would get stolen.
Cons:
I ended up divvying up my apt up into sections, the places my gf and I lived, and the places the roaches lived. Harmony only existed when I let them thrive. The 12 times the exterminator came, every unanswered email from landlord begging them to get rid of these roaches - only made it worse. My gf once found a dead roach in her ear, we try not to think about that day. Ultimately, I chose to accept the Roach Lifestyle and I’m a better man for it.
There was a leak upstairs that made a water stain in the bathroom. Maintenance came the next day and painted over the stain.
Advice to owner:
Please get rid of the roaches.

Not awesome, but not too bad
Former Tenant
Pros:
The newly renovated apartment had good appliances, and everything in good repair. The super is nice. The included steam heat is roughly adjustable. Reasonable amount of storage for the size.
Cons:
Not well enough finished to keep the mice out. Owner is not responsive to security concerns and does the minimum on maintenance and upgrades to the building.
Advice to owner:
Take better care of the building and your tenants.
