Decent but horrible management!

Pros:
It has free laundry downstairs, the roof and back yard access is very nice, the appliances are adorable
Cons:
2/4 laundry machines did not work, it was a mess in the basement, and management is HORRIBLE. Very unresponsive.
Advice to owner:
Take care of your tenants!!! Answer your email and phone!!

Great location, terrible heating and management

- Great location, easy access to subways, restaurants etc
- Well-sized kitchen
- small, but 3 bedrooms: great for an extra office
Cons:
- heating is TERRIBLE- electric baseboard heaters (NOT heat pumps or gas radiators) that barely work and cost hundreds of dollars to run per month just to keep the temp at 60F

Here's my full review of the management company I recently posted on google:

I strongly recommend avoiding this management company.

It recently took them over a week to give us access to our own mailbox after the code changed without notice, even after I repeatedly explained that it contained time-sensitive medical supplies. The lack of urgency and communication was alarming and completely unacceptable.

According to other tenants, before we moved in (almost two years ago), the building’s gas infrastructure was removed and replaced with extremely inefficient electric radiators and electric water boilers, essentially glorified space heaters. Combined with poor insulation, this setup routinely produces massive electric bills, fluctuating from $300 (summer) to nearly $1,000 (winter) per month depending on the season.

The building repeatedly fails to maintain legally required indoor temperatures under NYC heating laws. Despite months of trying to work collaboratively with management last winter (including offering reasonable solutions such as heat-pump installation, insulation improvements, or other basic efficiency fixes), it became clear they had no interest in addressing the problem. It often feels like they’re simply waiting us out, knowing they can quickly rent the unit to someone new once we leave.

In only 18 months, the building has gone through four or five different supers. As of today, the front entrance still does not list the current super’s name or phone number, which is explicitly required under NYC law.

The supers themselves have generally been kind, responsive, and helpful once you actually reach them. The core problem is the management company: chronic mismanagement, very poor communication, and no real commitment to maintaining a safe, warm, or functional building for tenants.

Cons:
No AC/heat output in 2 of the bedrooms. Rented as a 3 bed but 2 of the bedrooms are illegal. High rent for Ridgewood. Management does not respond PERIOD. You will have to email them nonstop for weeks to get a repsonse about anything you need. Repairs take 4-12 weeks. They send the super to "fix" things-aka apply bandaids. We didn't even have a super all summer and they admitted this to us. The basement flooded almost 5 weeks ago and they have done nothing.

Decent building - EVIL MANAGEMENT!

It’s a nice building generally. The living room has exposed brick walls which is nice. There's laundry downstairs. It's a decent place to live
Cons:
The management, Freestone Property, is the absolute worst. They've made it so hard to be tenants here. There's not direct way to contact them and it feels like they are constantly going out of the way to make our lives difficult. They do not keep their word and use rent concessions to avoid the problem and then try to make tenants sign extremely restrictive and dangerous NDAs to receive the rent concessions. I've never had such a terrible time with a management company in my life. Avoid them at all costs.
In terms of the building, it's very poorly insulated so in the winter we have to have our heat all the way up and our gas bills are around 300-400 monthly because of this. This building is also the "hub" as they call it for all the supers in the area and they store all their equipment in the basement so every day there are many people coming in and out of the basement and they are very rude and loud.
Advice to owner:
Actually be available to tenants and try to resolve their problems. Don't go out of your way to make their lives hard. Be human beings and not evil slum lords.

Completely unresponsive management; they drag their feet on everything; dirty and messy common area and garbage situation; recently they notified everyone that they found lead in the building months ago and are yet to do anything about it, always promising something will be done later

Your tenants pay $8,000+ a month in rent and you treat them horribly

Pipes in the back room bang loudly during the winter months (very loud, every 20-30min throughout the night)

Refrigerator leaks and freezes food in the fridge
Rooms are not similar in size
Not a full size refrigerator, hard if everyone cooks/eats at home

Get the pipes fixed, get the heat fixed, be more responsive on these issues

Yard access, spacious rooms
Cons:
The basement would flood every time it rains and grow mold. Pests- bees, hornets, wasps, ants, cockroaches, centipedes, flies, gnats, would make their way into the house in the summer. No upkeep with the outside of the building. Mysterious lumps under the air vents. Bathroom cabinet got moldy. Terrible superintendent who changed the lock on the door without telling us and locked us out at midnight. Very uncommunicative and disorganized property group, slow to act on work requests. Every time they emailed us it would be a different person.
Advice to owner:
Develop a system for organization where you can distinguish between properties, treat us like people please. Deal with the mold and pest issues accordingly, make sure the property is insulated and protected from natural forces. It's a long term investment that will be beneficial to your tenants wellbeing. And hire a new super that doesn't lock people out of their home and step all over the floors with dirty shoes.

No issues in 2.5 years, management/super leaves you alone. Great location, easy to get in and out of building. If you do want something fixed may have to pester the super a few times, but we didn’t really have any problems at all in our time there

There was a sewage leak in our central air and our apartment smelled like boiled eggs for over a year (311 considered toxic), and they refused to fix. Washer dryer in basement - so expensive to support their real business (laundromat down the street). Ridiculous rent raises, small apartment, built poorly. Wouldn’t return our security deposit until we took them to court and got news coverage, and then they asked to settle, all while I was giving birth and postpartum (moved @2 months postpartum bc my child couldn’t survive in unit bc of toxicology)

They know what they do. They don’t need advice. They need to be avoided.

In unit, dishwasher, open layout, balcony, high ceilings, one of the better prices for an apartment with all of these amenities in bushwick. Overall, even though I have a lot of cons, I did renew and I like it.
Cons:
Lease structure is weird, horrible communication with leasing team to renew, bad communication with maintenance issues, sink in the kitchen broke in first month. Second month our bathroom sink fell off the wall, rain water on the roof doesn’t drain well, common areas are not taking care of as much as they should be.
Advice to owner:
Property management is a random company who does not care about the tenant but does care the minimum that is legally required in NYC. Which hey, that’s better than other buildings.

As soon as you walk in the buidling you are met with filth. I mean garbage overflowing to the point you cant even access mail. Garbage on the floor for weeks
