New, but poorly maintained

Pros:
Very walkable area, rooftop access, bus that can connect to the L is right outside your door
Cons:
Terrible staff, laundry is subpar, no access to landlord, requests for maintenance go unheard for entire months

cheaper rent than other buildings in the area

Noisy neighbors that smoke all the time
Building hallways/stairs not clean
Can feel unsafe at night next to highway
Mice are a constant issue
Advice to owner:
Enforce no smoking rules and have someone come and clean the hallways monthly at a bare minimum. Install more lighting outside for safety.

Not at all fancy or lux despite the cost, but good enough

Pros:
Garbage is orderly, private balconies, modern ish fixtures, not too much noise, everything is good enough and pretty standard in this building.
Cons:
Management and maintence can be really hard to get in contact with and can take a very long time to address an issue. The shared spaces (stairs, hallways, laundry) meet the bare requirements and are never cleaned or maintained- dust, dirt and marks all over the walls and floor, only the first floor is “freshly” painted. Heat and hot water routinely goes out for a day or two every few months. Only one laundry machine that barely works and is never serviced and pretty unusable.
Advice to owner:
It’s a decent building, but could be a great building with a little effort and additional care - new laundry machines and more of them, spruce up/ clean the shared spaces regularly, reliable maintence contacts and quicker help would go a long way!

Great but the ceiling leaked

Pros:
Large rooms, real hard wood floors, large windows, super was helpful and answered when you called.
Cons:
Smoke detector was never installed and the ceiling leaked quite a bit. We were in the top floor so it must’ve been an issue with the roof. The super came to do patch work multiple times over a year.
Advice to owner:
Find a more permanent solution to the leak in 4F instead of continuously patching it.

Do not live here - heat/hot water doesn’t work

Pros:
Sorry, not applicable.
Cons:
Heat/hot water went out dozens of times in the 6 months I lived there, and I ended up breaking the lease after threatening legal action. Took my security deposit back only by refusing last month’s rent.

Not to mention it’s a tiny and dirty apartment under BQE/in bad location for Manhattan prices. There was caked on grease all over the kitchen I had to clean, and damage to walls and doors.

***Managed by Amsterdam Property Group so avoid them at all costs.***
Advice to owner:
Lower rent and actually address critical issues/set up a less flaccid on-call system for after-hours. It was 100% lip service.
