Not a bad place to live, super is nice, maintained well

- No rodents inside building, occasional roach for me personally (they are in the building always) but if you stay on top of it in your unit (be clean, put out bait a few times a year), you won't see or have them - Kind super - Kind building staff, trash room is well kept, most neighbors are nice and respectable - Never had issues with crazy unexpected bills
Cons:
- windows have absolutely zero sound proofing, can hear every single thing outside and this happens to be a particularly noisy block - also no insulation in the unit - issues with heat the entire 4 years i've lived here (either on at random times off-season or non existent in the winter. or previously, blasting so high in the winter that I had to open my windows) - corporate slumlords are the worst to deal with

Great Location, Problematic Building

Pros:
Location is the best. Every train is situated within a couple of blocks. Convenient to all shopping, the park etc. Studio size is good with separate kitchen. Good heat, good super.
Cons:
Homeless wander over from the park. Deli cooks food in basement. Pre War building with asbestos, mold, chemicals. Constant renovations. Laundry fumes in courtyard.
Advice to owner:
Move laundry vent to the roof. Get better trashbins.

Building is an amazing location. The building itself is old and dirty and decently maintained.
Cons:
The building staff are horrible. The doormen here often have brass attitudes and are the least warm/friendly of a higher-end doorman building I’ve seen. They rarely say hi or interact with residents and always are on their phones with their heads down. The building is incredibly expensive with its best offering being location. Obviously the appeal is a doorman building but like I stated before, this isn’t worth the money at this building.
Advice to owner:
Invest in better doormen who care about residents and take pride in their jobs, bringing actual value to the residents who pay a premium to live here.

A well kept property to live

Landscape constantly kept up, close location to the subway, big rooms and space, good noise control
Cons:
No AC so needed window units, flights of stairs aren’t great with groceries, trash, and hauling laundry up and down (and then down the block). Took over 6 months to get our security deposit back

Good building, disappointing super/landlord situation

Pros:
Overall good neighbors, clean, cute apartments, great location. Also they have an exterminator come all the time which is nice, there are still bugs but they are on top of it usually. Easy online rent payment. Overall B+
Cons:
The building is owned by a corporation, so there’s almost no direct way to contact any sort of landlord. The supers are also a bit over the top. They hold everyone who lives here to a different standard, based on who they like. They have a strict “no dog” policy however there are tons of dogs that live here. They yell at some people for “loitering” in the courtyard, but others are allowed. Also, they are very disorganized and take out their lack of communication on tenants by gaslighting and being condescending. They constantly turn off water/heat with not much notice. The building efficiency rating is also at a 4, so be prepared for super hot summers and super cold winters. No insulation what so ever.
Advice to owner:
Make it easier to contact you via phone or email. Also make the rules of the building clear, as many of us are confused.

Lovely location, malignant management

The location is truly unbeatable. Some of the units have good layouts and nice light. It’s a lovely-looking building from the outside.
Cons:
Management has gone out of its way to make the least of the building, and views tenants as pocketbooks, not people. Black mold runs rampant. The finished roof used to be open to residents; the building eliminated access because they didn’t feel like maintaining a single amenity, then fought a lengthy court battle with the tenants to keep it closed. The laundry room and the basement in general are gross. The intercom system is broken. Construction is frequent and loud. There are three (slow) passenger elevators plus a service elevator, but the superintendent keeps one of the three passenger elevators out of use so he can treat it as his own personal lift. The rents have been skyrocketing into absurdity and the money is clearly not being put back into the building. Management has been warehousing rent-regulated apartments rather than renting them out. The lobby is dingy and constantly full of packages despite the existence of a package room in the basement. Doormen are just spies for management, half the time they don’t actually watch the door.
Advice to owner:
Have enough self-respect to treat the building better or please sell it to someone who will

Nice, affordable place to live

Well-maintained building with stabilized units. Management is generally responsive and never had any major issues like leaks or severe noise. Windows are also unusually large, which is nice.
Cons:
Neighbors hold fairly frequent weekend parties across the street in front of the industrial buildings on 35th Street, which creates some relatively minor noise issues. Also periodic small infestations of ant-like bugs, and the occasional cockroach.

Lovely family oriented building

We love our little apartment. Location is amazing, 1 minute walk to the train and lots of buses yet still feels quiet, tons of restaurants around and multiple bodegas on the block. The building is kept meticulously clean, the super and his team are amazing. Neighbors are extremely sweet. Very family vibe. Heat never went out and is used generously. Water pressure is good. Super is very responsive.
Cons:
Management is hard to get a hold of and can be adversarial at times. Rent increases by over $100 every year on a studio priced under $1600, more for larger units. Laundry room is not well maintained, not enough machines for how many people are in the building and frequently out of service. Package theft happens occasionally in the lobby because there's no mail room. Courtyard is pretty but noise echoes. Walls are a little thin. Usually all we hear is people coughing, laughing, maybe the TV playing, nothing overly disruptive.
Advice to owner:
If management was as responsive and easy to reach as your super and his team, that would make this building perfect.

Building is in a great location and the units are nice - high ceilings, large windows, and lots of space for this area of town.
Cons:
Kitchens are small and the laundry room can get dirty / crowded.
Advice to owner:
No need to raise rent on tenants in good standing who have lived in the building for many years.

Cons:
Management is very hard to get a hold of. There are some water bugs and history of rodents in the walls (but the building staff is very responsive and the exterminator comes monthly).

Nice Apartment, Antagonistic Management

The apartment itself was nice and in working order. The light and pre-war features are positives. The super and the handymen are all kind and responsive when issues arise or things need repair. Packages are usually received and organized fairly well, although in an unsightly way in the middle of the lobby. Sometimes packages randomly go in to a room in the basement (never got an explanation as to why) that is locked on weekends and can be generally difficult to access when someone isn’t around to unlock it for you. Elevators almost always worked even if they are slow. Laundry room has enough washers and dryers but basement is not kept in good shape in general. Water temperature and water pressure are good here. Neighbor-related noise disruption is uncommon.
Cons:
Management, Denise in particular, can be incredibly slow to respond, condescending, unhelpful, and overall antagonistic. It is a pain to contact them for anything. Construction work on the building’s facade has been ongoing for two years and causes a lot of noise and disruption. If you have an outdoor space, prepare for it to be unusable for several months due to the construction with no communication from management or adjustment in rent. They have threatened to sue tenants who use their outdoor spaces while construction is ongoing, even if these tenants are paying full rent and have not been advised by management that using their outdoor spaces is prohibited. If you work from home, definitely don’t sign a lease while construction is ongoing. It was not uncommon to see cockroaches in the building, sometimes alive, sometimes dead. I had cockroaches show up in my apartment more than a handful of times, though they usually died immediately so the pest control in the building is doing something to mitigate their spread. Organizing moving in, moving out, and getting furniture delivered is like pulling teeth. Super outdated and overly strict policies. Lobby desperately needs a refresh. Most of the doormen are nice and helpful, but there are a couple who are unfriendly.

The location is the best, and they actually do a good job with the finishings in a way that keeps the charm of the building. A few nice neighbors, but nothing you can't find somewhere else.
Cons:
Specific members of the tenured team on-site were the worst and ruined my experience! Not all of them, but about 2 ruin it for all. The lack of flexibility is outdated and inconvenient. Also, the elevators never work and are really hot. The basement is really dirty and gross. Terrible going down there, and a shame when you pay so much money...
Advice to owner:
Replace the staff with pretentious attitudes, replace elevators and refresh the hallways and basement.
