Old School Charm and Heat
Pros
I lived at 1 University Place during my time in New York and really enjoyed it. The building has plenty of old-school character, though it's showing its age and could do with some updating. The big selling point is the space: the rooms are genuinely large by Manhattan standards, which made it feel like a proper home rather than a shoebox. The trade-off is the bathroom, which is tiny. Overall, a lovely place to live if you value space and character over modern finishes.
Cons
The other thing to know is that the apartment could get very, very hot all year round, so be prepared to keep the windows open, even in winter.

Clean, no issues with neighbors, don’t have issues with package stealing, close to various restaurants, laundry mat and trains (N,W,R) and buses
Cons
Can be loud if your apartment is facing the street, no elevator
