Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant feedback for Damian Tejada's buildings consistently highlights responsive and helpful on-site supers who foster a friendly community atmosphere. Buildings are generally clean with well-managed garbage and pest control. However, aging infrastructure such as frequent elevator breakdowns and outdated lobbies are recurring issues causing tenant frustration. Heating and water pressure vary but are typically functional. Several renters note the need for modernization and maintenance improvements to retain residents, including elevator replacement and lobby upgrades. Overall, management is praised for responsiveness, though some tenants desire swifter action on building repairs to enhance living conditions and long-term resident satisfaction.

Nice elevator building

Pros

Really responsive supers that live in the building, clean, well-maintained basement

Cons

Some roach issues in the summer, but kept under control by the building

Pros

Very responsive and helpful super and handyman; great location (WEA & 103rd); evolving (but def Covid-challenged) nabe with some interesting restaurants (and a nice local bakery); really nice apartment neighbors; clean, well-lit laundry room in (non-creepy) basement.

Cons

Weak water pressure. Sometimes fine / sometimes not heat in winter; ancient passenger elevator that seems out of service as often as not (though when out of svc, our very friendly super/handyman operates the freight elevator, so there's always coverage (and a friendly face, almost better than crummy passenger elevator!). I hear both elevators are about to be replaced (freight first, this month...?) -- that's huge. Frequent turn-over of residents, as they realize how little the market-rate rent pays for market-expected amenities.

Advice to the owners

Water pressure improvement and elevator replacement seem the minimum that market-rate renters expect. Maybe even work on a rooftop environment? That way, you might hold on to a more stable roster of residents (if you care).
