Average-plus pre-war bldg

Pros:
Very responsive and helpful super and handyman; great location (WEA & 103rd); evolving (but def Covid-challenged) nabe with some interesting restaurants (and a nice local bakery); really nice apartment neighbors; clean, well-lit laundry room in (non-creepy) basement.
Cons:
Weak water pressure. Sometimes fine / sometimes not heat in winter; ancient passenger elevator that seems out of service as often as not (though when out of svc, our very friendly super/handyman operates the freight elevator, so there's always coverage (and a friendly face, almost better than crummy passenger elevator!). I hear both elevators are about to be replaced (freight first, this month...?) -- that's huge. Frequent turn-over of residents, as they realize how little the market-rate rent pays for market-expected amenities.
Advice to owner:
Water pressure improvement and elevator replacement seem the minimum that market-rate renters expect. Maybe even work on a rooftop environment? That way, you might hold on to a more stable roster of residents (if you care).

Nice building, elevator always broken

Pros:
Great building community and you can’t hear your neighbors at all.
Cons:
The elevator NEVER works and the owner is very unresponsive about it.
Advice to owner:
Fix the elevator.

Pros:
Apartment we loved in was gut renovated and in very good shape. Corner apartment at tree level.
Cons:
The elevator is old and poorly maintained and desperately needs to be renovated. The lobby is very outdated. The building interior walls need a paint job.
Advice to owner:
Spruce up the lobby a bit and fix the elevator!
