location. working washer/dryer
Cons:
location, its loud, noisy, we haven't had a working over for 4 months, they keep adding on late fees for an increase we TOLD the management that they are improperly charging us as we have a 2 year lease. Had to pay for my own exterminate as the Mickey Mouse club was all up in my clothes and bed. Hope you know some DIY cuz the lazy maintenance dude don't do anything

Don't be a landlord if you don't want to properly manage your property

Property Manager Does Not Care

Pros:
The only nice thing about this unit is that we have a washer and dryer in unit. But they didn’t even do this, our former management company did.
Cons:
Hot water is consistently not available. They put in a faulty hot water heater and when it rains it floods and the hot water doesn’t work. Heat is inconsistent in the winter. We haven’t had an intercom system for months, they are doing nothing. Now we have brown water coming out of the pipes. They don’t answer the phone and when they do, they just tell you to email. Almost no response to anything. There is also a thief in the building that steals packages so we can’t get anything delivered. They take our rent money and that’s it.
Advice to owner:
Do your job. Tenants pay money, you take care of the building.

Pros:
The rent, the location, the units facing the park, superintendent is responsive and quick to fix things. Neighbors can appear stand-off-ish but are mostly friendly once you start chatting.
Cons:
Can be a bit noisy and dirty. During the winter its common for someone to be smoking in the stairwell, whether they live in the building or not. And there's a group of guys at the retail shop next door that are consistently cat-calling any young woman who walks by.
Advice to owner:
Give the superintendent Ivan a raise!

This property is a dump. The management company is insanely hard to get a hold of and it took 6 months to get my security deposit back. Massive rodent problem the whole time I lived there and the super sucks too.

Decent building, dirty hallways

- The super was quick to respond although repairs took a while

- Hallways were rarely cleaned
- Very noisy
- while the super was quick to respond to requests, any repair took a very long time

Pros:
The neighborhood/location is amazing. You can find other creatives in the area, lots of food options, bars and restaurants, schools and close walks to the train.
Cons:
These apartments are unlivable. Management covers up the damage by putting pretty bandages that last 6 months to a year. You can never get a hold of them, the super is an older guy who can’t fix things and doesn’t show up, there’s a SERIOUS Mold issue and pests problem in building. The hallway is falling apart. Building is leaning and has no heat or hot water. They just replaced the intercom system but now visitor’s calls go to our phone … if we have service which is terrible in the building. Some apartments have missing ceilings and walls, as well as a bad leak through out the building you can see in the hallways.
Advice to owner:
I suggest you not only buy property but also take care of it. Check the integrity of the property and yours as well.

Our apartment was relatively newly renovated and was truly a home for two years. The apartment had in-unit laundry which was a major plus and was pretty clean when we moved in. The apartment always had heat and hot water, the lobby was cleaned at least once a week, and the trash rarely piled up in the alley (although there were many rats that called the alley home). As far as location -- close to the express subway, surrounded by grocery stores, there are parks nearby, and the neighborhood is close-knit.
Cons:
The apartment was very small, which is pretty par-for-the-course in NYC, but there was virtually no common area and there was only one closet in the whole apartment. The apartment was pretty loud, due to partying neighbors and people coming in and out of the building at all hours of the night, which didn't really bother us but I can see it bothering some people. By far the worst thing about the apartment was the pest problem -- granted it was near the trash alley, but there were LOTS of little German roaches and during the second winter there was a mouse. And my roommate and I were super clean, so we managed the situation but it was pretty icky. Also the bathroom grew mold, probably due to the lack of ventilation. Also we found the apartment through a broker (mistake) and I'm not exaggerating when I say that in two years we communicated with the management company only two times -- when we moved in we called to figure out how to pay rent and when we moved out we called to figure out the procedure to move out. Oh and we got confirmation emails when we paid the rent, so we know they had our emails. The super seemed competent but the management company is terrible. We shouldn't need to call to figure that stuff out and it really prevented us from bringing any of our pest and mold concerns to their attention.
Advice to owner:
Have more transparent communication with your tenants

I have lived with a broken fridge for months, leaks in the ceiling, potential mold, and bugs. The management is completely unresponsive or it’ll be months before a problem is fixed. Many people in my building have multiple problems in their unit. Sometimes there is no running water . My packages are constantly stolen.
Advice to owner:
Fix things that are broken intstead of letting the building fall apart

Good location next to the 1 train and multiple restaurants.
Cons:
- Thin walls and lots of noise. (There is constant loud music with a deep and high bass playing in the basement of the building that penetrates to the first few floors and is extremely annoying).
- During the winter, there were multiple weeks without hot water.
- Mice living in the walls rent-free.
- I regret moving into this building and I wouldn’t recommend it to others.
Advice to owner:
Lower the noise levels, get rid of the mice, clean the hallways better, and fix the hot water.

Basic needs are not met

The sunlight coming through the front windows is incredible with having only a 2 story school building and playground across the street. No trees block the light either.
Cons:
The windows are not fully sealed, so there is constant dust in the apartment and it is very cold in the winter due to the heat rarely turning on, must have a heating blanket or space heater to stay warm.
Packages are stolen frequently. You must be home when they are delivered or very soon after in order to get them.
The front "security" door often has lock issues and is not secure.
Advice to owner:
The owner needs to address these major issues before raising the rent again. Be responsive to your tenants who pay their rent every month!

A gem of a building

Pros:
This building is architecturally impressive. The architect and designer put in a lot of detail that is not found elsewhere. They had a great eye for design. Secondly, the way the building is managed is impeccable. It is always being cleaned, the trash is taken out frequently, very rarely almost never seen a pest... To make it short, an excellently managed building. The Landlord is reachable.
Cons:
The build's location is not my fav as far as neighborhood offerings. But there is an amazing park a block away.
