Bronx type illicit activity by few residents in the building and surrounding area.
Advice to owner:
Continue to employ a security guard.

There is a lack of maintenance and an increase of pests in units and common areas IN ALL OF THEIR BUILDINGS. Don’t be fooled by the building where the office is located, conditions are filthy and depressing and management is non responsive!

you can hear the rats in the walls! I would avoid renting from ANY building under their care.

Establish proper building maintenance.

Unlivable Conditions and Poor Management: Avoid This Building

The spacious apartments
Cons:
I would strongly advise against renting from this building. The noise level from other tenants is consistently unbearable, and the owner's response to complaints is practically nonexistent. The building itself is poorly maintained: it's dirty, with filthy mops used to clean, and pet waste is often left around. Additionally, the owner seems indifferent to the rampant subletting; some apartments have up to 10 people living in them, which only exacerbates the chaos. There is frequent loitering and all sorts of smoking, adding to the already appalling conditions. Maintenance workers will even try to charge tenants for repairs that should be the owner’s responsibility. Overall, the management's negligence and the building's condition make this place a terrible choice for anyone looking for a decent living environment.
Advice to owner:
Reissue tenant regulations with noise control and loitering policies, train your staff to provide better service to all tenants as latino residents receive better service an assess why they are charging tenants to fix issues. i would also advise to conduct audits of apartments due to lots of strange activity and subletting of strangers

- conveniently located near subway, grocery stores, food vendors, and citi bikes.
- friendly neighbors
- quiet, for the most part
- laundry room and plenty of machines
- rent stabilized
Cons:
- the super isn't very helpful and doesn't clean much
- the building isn't consistent with pest control
- packages sometimes go missing

Nothing good about this ppl
Cons:
It’s dirty they don’t clean consistently, ppl smoke in the building, heat doesn’t work in the winter, only one elevator screwed if ppl are moving in or use to move their e bikes. Some people here are rude. Infested with roaches management won’t do shit about it

2023 building update

Laundry in the basement, elevator ( when its working), really nice sweet neighbors.
Cons:
The building isn't really cleaned. We just got a new super after not having a solid super on site for months. The management doesn't answer back in a timely manner and seems to always have an attitude about things renters are requesting. No matter how clean your apartment is if you floor neighbors aren't "clean" expect roaches and mice. floors are noisy and might need to get someone to plug up holes. Water sometimes come out brown and very low pressure. Oh and you may have to deal with people under the influence in the building late night.
Advice to owner:
Do a better job attending to your tenants before doing another Lease increase.

The handful of long-standing tenants make the place bearable, but it’s not enough when considering your safety and health
Cons:
Several unvetted tenants moved into building during covid-19, which introduced problems with safety and cleanliness of the property. Currently there are drugs are being sold on premises by some of these tenants, with holdover court cases awaiting. These tenants have been violent-tempered, and have introduced other bad actors to the building. The building buzzers ring all day and all night with drug clients trying to enter. Packages are stolen on a daily basis along with destruction of property (spray painting of gang icons on courtyard floor, damage to security doors in front. Several homeless people have also made their way into the building to sleep under stairs and in laundry room. Cleanliness is nonexistent. The odor of crack, cigarette and pot smoke is persistent in all common areas of the building - floors and stairs were last mopped in 2019. No response from management, no matter the crisis. Stay away!

Respond to your tenants and address the problem instead if reflecting back responsibility

A crack dealer lives in the building

- It's a beautiful building and apparently it didn't have these issues prior to 2020
- Washers and dryers in the building & they're credit card operated
- Several supermarkets within walkable distance
- Right across from Jackie Robinson park
- a block and a half from major subway lines
Cons:
A crack dealer lives in this building. Everyone's buzzers get rung at every hour, day and night, by drug customers looking to get in, including people who sleep, defecate, and urinate in the stairways and laundry room. Drug customers have broken the door locks several times, and management has not fixed it the same day. There is a major roach infestation affecting several floors, and a rodent problem on the bottom two floors. The landlord misses some months with pest control coming, and pest control seems not effective. The management company is completely not responsive or communicative. Packages get stolen all the time. Another family lives in the building with a kid who has a gun and has threatened tenants with it. It's not safe or sanitary in the building.
Advice to owner:
Actually respond to your tenants and provide them information and solutions.

Nothing what so ever. If you don't have a place to live and this place is offered to you. Beg a relative or friend if you can stay with them before moving into any of Tryax properties.
Cons:
Landlord only cares about money. There's some unpleasant rumors with management and some activities going on in the area. Repairs are never done unless you take them to court several times and hold the rent. Place is filled with large roaches and mice. Basement with Rats. Elevator gets stuck often. Management treat their tenants like animals.
Advice to future tenants. Document everything with photos and videos. Call 311 often and HOLD your RENT if you need anything done.
Advice to owner:
Do your best to pay-off inspectors. But remember that everything always comes out. Your time will come. The media will find out about you.

153 West 139th Street - Cheap for a reason (Good starter apartment)

Not expensive (might not be cheap anymore)
Near multiple train stations
Good if you're just starting out in NYC and want to live by yourself
Cons:
Noisy neighbors
Apartments need to be renovated
If the apartment is not rent stabilized, then it's not worth it
Consistently stolen packages
Regular smell of strong weed

Renovate the apartments and have noise policies written into the contract each tenant signs. Also install video intercoms in each apartment.

A once great buidling

Great location, close to the subway, and quiet street. Most tenants are nice, quiet, and a mix of professionals and students.
Cons:
Since the pandemic, the management company has been lax and unresponsive to tenants’ concerns regarding the new tenants the owners have taken on from the city to cover costs but have introduced an unsafe element in the building. More package thefts and noise in the building, as well as violent and unsafe situations.
Advice to owner:
Listen to your tenants and treat them with respect as many have lived here for several years.

Paying rent on an app that charges you an extra fee or having to get a money order

Great location, responsive/helpful super, on-site laundry, some neighbors friendly, cameras work
Cons:
In past year or so, big uptick in package thievery, loitering in lobby, increased traffic of people who don’t live there, neighbors loud fighting and blasting music, suspect activity and even an armed robbery
Advice to owner:
Be more thorough vetting new residents and respond quicker to existing residents, implement safety measures (virtual doorman, in-person security guard)

Building hallway and roofs are filled with water damage at anytime the way may cave in on you with water
Advice to owner:
Get a new super!
Take care of your tenants most of them face court proceedings for things you guys do not fix

Convenient: close to the 1 and 4 trains. 45 min to midtown Manhattan.
Loose requirements to sign lease. Good starting apartment.
Heat and water included.
Management normally nice and responsive.
Cons:
Lobby and shared premises dirty.
Crappy wall outlets that won't take a small heater. Outlets and plugs will burn.
Toilet easily clogged, be careful in throwing even toilet paper.
Mice and bugs in the whole building. You have to seal any possible way of entry.
Uneducated, animal neighbors that don't care about other people. Music in the late hours of night during summer and weekends.
Walk-up. Good exercise.
Advice to owner:
Have a better control of pests, mice and bugs.
Conduct surveys of tenant satisfaction.
