Horrible apartment building

Pros:
Rent stabilization, pet friendly
Cons:
There is always a party outside, and young men smoking on the steps to the building every day, and keeping the door open. Not clean at all. It says non smoking building but that's a joke.

Great until you run into any issues

Elevator (relatively small but gets the job done)
Laundry in basement (only available during certain hours)
Nice lobby area
Decently sized units
GREAT views if you're high up enough
Cons:
The supers I knew were pretty unresponsive, even during more urgent situations. Never actually saw a single super once.
Management is basically nonexistent and impossible to reach. Couldn't even get a reliable response while trying to figure out how to give them money for something.

Affordable W Harlem Pre-War Build close to A/D Line

Friendly Super and staff
Our apartment has a great view of Midtown
Rent stabilized
Cons:
Elevator is small and breaks down occasionally
We had bed bugs in our apartment that came from other units: we eradicated it, but it was a hassle
Some roaches in building though regular spraying is done
Building owner is not super responsive

You can't reach the landlord

The people who live here are good people
Cons:
The building is in very bad shape. it is rarely cleaned, The landlord does not take responsibility to repairs, instead the management company insists you tell the super about repairs. The super is fine and he works hard, but there is too much to keep up with. A greedy management company runs this building and many others in the city: Manor Management is the worst landlord that I have ever paid rent to. I would leave if I could afford to.
Advice to owner:
provide decent appartments for the rent that you charge. Maybe you need to pay your super more because he is stressed.

It had a good location and the apartments themselves are decent. It has an elevator and laundry room.
Cons:
Building management completely ignores pest reports. There was a bed bug infestation that they weren’t managing at all, and our apartment got bed bugs multiple times. And they ignored the concern completely, forcing us to have to pay for treatment.

The negatives so far outweighed the positives. By the end, living there was a nightmare and just thinking about that place gives me hives.
Advice to owner:
Actually do the job you’re legally required to do.

Well maintained compared to buildings in area

Pros:
Located across from St Nicholas Park. Plenty of nice green space. Good location for public transportation. Reasonable rent for Manhattan.
Cons:
Building is in good condition for what’s in the neighborhood. Score reflects a broader comparison. The location atop a hill is more of a draw back

Renovated lobby. Make use of package lockers.

Okay for first experience living alone in NYC

Apartment is spacious and price was OK. Location is good, very close to train, grocery store, good walking trail nearby
Cons:
Not enough cabinets in otherwise spacious kitchen. Super is not very responsive, have to pester him and management company usually to get things done.

CAUTION: Absent Landlord and Super

The rent is great as is the location and the neighbors are really sweet. Spacious living room and three decent sized bedrooms.
Cons:
Landlord and super once left us without power for 20 hours. We called every number they gave us and they didn't answer, even to let us know the power was back on, or apologize. It also took them two weeks to replace my fridge, so I couldn't cook that entire time. They are absolutely useless in an emergency, and cagey at best when it comes to tracking them down. Management doesn't even have a website.
Advice to owner:
Respond to your tenants when there is an emergency.

Neighbors are super friendly, quiet neighborhood, laundry on-site
Cons:
management/landlord is non-existent.
super works business hours and shuts phone off after 5pm.
nothing gets fixed despite numerous 311 calls.
CONSTANT PACKAGE THEFT.
heat & hot water is hit or miss.
they tried to get tenants to move out so they could sell the building and/or renovate apts for higher rent. We had nothing that we as tenants are legally entitled to. and not even a lawsuit could change this!!
Advice to owner:
at least pretend like you care about the people that pay you???

Stink, Stank, Stunk

Pros:
Location is right next to C line, laundry, and grocery. Apartment is spacious. Tall ceilings and windows.
Cons:
Lobby and stairwells are disgusting. Roaches everywhere. Packages get stolen all the time. Our front door had holes in the frame. Radiator in living room doesn’t work. Pipes blew a hole in the bathroom ceiling. Toilet never worked right. Management is difficult to contact.
Advice to owner:
People live here- at least act like you’ll try to make it inhabitable. It’s embarassing

Nice building in a quiet neighborhood

The neighborhood is really quiet and calm at night; hardly ever had any noise issues. The management company is also quite attentive and responsive to issues.
Cons:
The front of the building, in between garbage and recycling days can be downright filthy.

They honestly didn't really do much I'd consider nice. Best part about the building is that it's close to the subway and nearby neighborhoods.
Cons:
We had to hound them every single winter to turn on the heat. Mice were a regular issue, and they did nothing to solve it other than sending an exterminator around every once in a blue moon. Lots of smokers, both in apartments and in the hallways, landlord seemed unconcerned and unhelpful, even during COVID. Lots of package theft. Lots of untreated mold across the building. Windows and doors are terrible and do not seal the apartments well.
Advice to owner:
Be proactive in fixing things and listen to your tenants - you'd certainly have less turnover.

It's clean, quiet in a good location. It is rent stabilized. It has some nice old fixtures.
Cons:
No heat, low water pressure. No closet space!!

Year round: management responsiveness, package theft, roaches, pests, weak water pressure, allergies (I had allergies before moving in but they intensified a lot. Probably driven by fact that it’s a pre-war building)

Pros:
The best part is the location, and neighbors. Incredibly grateful to the Residents Council who tries to keep management accountable and organizes events such as Christmas decorating in the lobby.
Cons:
The number of heat violations is staggering, the owner and super are extremely unresponsive, issues go unaddressed for months if not longer. Also, it's very strange that the laundry and trash of the building closes at 8pm and the elevator does not go to the basement floor after 8pm everyday.
Advice to owner:
Please take your tenants' concerns seriously, especially regarding heat. Thank you!

Unresponsive and neglectful building management

Pros:
Quiet street and neighborhood. Tree lined location near a park. Street parking is relatively easy to find.
Cons:
Terrible building management. Tenants without adequate heat. No effort by the management to resolve issues. Management does not respond to emails or 311 complaints. Required ongoing legal action. Unsafe. Package theft with no effort to resolve the issue.
Advice to owner:
Please do not ignore your residents.

The neighbors in this building are lovely - fully ready to support one another.
Cons:
The building is infested with cockroaches, the building management rarely responds to issues needing repair, and the heat works only occasionally.
Advice to owner:
Stop trying to drive your tenants out.

Great Super, Terrible Management Team

Pros:
Live in Super is kind and responsive. High ceilings, great natural window light, lots of great restaurants nearby, very close to A train, safe neighborhood, gorgeous parks.
Cons:
Good luck negotiating a fair rent if you don’t know real estate market/ laws well enough. Old building, boiler always not working, heat inconsistent, bathrooms, windows and walls need better insulation and caulk. Packages get stolen a lot. ROACHES and fruit flies?? Extermination once a month (if you can afford to stay home for the day) but it doesn’t help, had to buy my own supplies. Thin walls (noise) , occasional loud cars racing down Payson late a night.
Advice to owner:
If you want to keep the tenants that pay on time and could be long haulers, be willing to work with them during difficult times. Constant turnover costs could be avoided if you didn’t blatantly ignore calls and try to avoid open conversations/negotiations.
