A good place to live

Pros:
The super was very responsive and came to fix problems that we had (including issues with washer/dryer), any pests, or light fixures.
Cons:
The stairwell was dirty at times and there were cockroaches that would come out once in a while but they did a good job addressing it.

Great little nook

Pros:
Quiet building, they mop the stairs sometimes which is great. They just put in a fancy new buzzer system that you can control from your phone. Also they have flood lights on the front of the building which is nice for coming home late.
Cons:
The unit is tiny, and has white tile floors. But honestly it’s a great unit.

Location, neighborhood, size
Cons:
Full of undergrads since COVID and they like to throw parties. Landlord is a scumbag with a track record of illegal activity to intimidate and evict tenants. Great pre-war building

Clean, great live-in super that speaks spanish, in-building laundry, elevator.
Cons:
Uneven floors and bad drainage, building was sold last year and new owner/administration is not as responsive.
Advice to owner:
Increase resposiveness. Mail and packages were frequently stolen.

BED BUGS!!! Pest problems

good light. Super is nice
Cons:
Had to get exterminator in twice and bed bugs never went away. Also people smoking weed constantly in hallways. There was once a dead rat on the stairs for 2 weeks
Advice to owner:
EXTERMINATE!! Bed bugs never went away

Pros:
1. We get good heat
2. The super cleans
3. Super usually comes when you call him for an issue
Cons:
1. No fire extinguishers on floors
2. The first door to the building has no lock which has allowed for people who don’t live here to camp out by the mailboxes. Junkies often roam the block
3. The second door to get in is often broken which allows for people who don’t live here to actually enter the building.
4. Management is either slow or offers no assistance regarding issues with other tenants. Especially Rick Serrapica...he’d just stop responding to emails
5. Repairs don’t get fixed, they just get touched up. (DOCUMENT EVERY ISSUE)
6. The super claims he doesn’t work after 5, or on weekends. When I signed the lease I was told the super lived on site. He does not
7. Some tenants have no respect in regards to the noise they make or allow to happen in their apartment. The walls are thinner than paper and aren’t insulated.
8. They thought raising the rent in the middle of a pandemic was a good idea. I guess business is business.
9. It was listed as a two bedroom but when we came in person we a saw it was a railroad. The real estate agent tried to act like she was blindsided by management.
10. My mailbox was broken into twice.
Advice to owner:
1. If tenants come to you with issues it should be in your best interest to see that it’s resolved all the way through.
2. This isn’t the projects. Even if it was, treat our issues the same way you would if this were one of your luxury buildings.
3. Provide an on call super. Some people can’t continue to take days off from work for repair issues b/c he doesn’t come after 5 or on weekends
