Pros:
Great, quiet neighborhood on a very pretty cobblestone street. Live-in super was very friendly and responsive. Most neighbors are quiet and friendly. Thick walls, very clean, and kept in good shape.
Cons:
Lots of construction going on in the surrounding neighborhood, so it can get noisy depending on where your windows are facing. People from the bar down the block will sometimes leave their "dinner" on the sidewalk, or broken glass. Not really much you can do about that if you live downtown though.

Well maintained building. Responsive super. Right next to 181st St subway station.
Cons:
Sometimes there are mice and roaches. Sometimes packages get stolen.
Advice to owner:
Video intercom system would be a good upgrade and should prevent package thieves from entering.

Cozy Greenich stay but the building is old

Pros:
The neighborhood is amazing, many awesome restaurants and cafes around and the food options are really great.
Cons:
Pest issues here and there due to restaurant construction downstairs. Walls aren't very sound proof. The management isn't responsive regarding complaints.

Super was very nice / friendly, and very responsive
Do a pretty good job with pest control
Elevator recently renovated
Cons:
Heat was sometimes inconsistent, especially in beginning of winter
Water temp was also inconsistent in shower

Pros:
-very nice live-in super. He could be a bit more responsive, but once he commits to addressing a problem, he does.
-laundry in basement
-pets allowed
-newly replaced elevator
-nice neighbors
Cons:
-only 4 washer/dryers, so they can be full at peak times.
-apartments could be a bit more cleanly finished, particularly the hard wood.
-buzzer to let people in is a phone call, so you can’t see people at the door.
-the super isn’t able to add people to the buzzer himself, so getting that done can take some time.
Advice to owner:
-the door buzzer going straight to the phone is great, but it’d feel much more secure if there could be a video component through an app or something.
-more washer/dryers
-a bit more cleaning of floors and patching up of holes for potential pests prior to move in.

5th floor ruins the building

The apt is huge and clean. Lots of space for HK.
Cons:
The 5th floor is crack head hoarders who use the entire stairwell, front door way area, sidewalk, garbage area to work on stolen bikes and motor cycles. They smoke cigs in the hallway and bang all hours of the night. They often have homeless friends sleeping in the stairwell.
Advice to owner:
Be responsive to the issues and take responsibility that this neglect has gone in too long. Don’t blame tenant laws when there is plenty you can do.

Amazing location, very close by to 96th St subway on 93rd St. Super is kind (this building has been through many supers after the original one was unfortunately asked to leave for unknown reasons).
Cons:
Majority of the apartments in this building were sectioned into smaller apartments to allow for more tenants. If you go in the basement, you'll notice that the number of meters don't match the number of apartments, so you're most likely using a shared meter and paying for more than just your own utilities. Although the rider in your lease says there haven't been any bed bug issues within the "past year", this building has had a massive bed bug and roach infestation. The bed bugs were described as "dripping out of the ceiling and walls" by a longtime tenant before I moved out. Property owner took MONTHS to return my security deposit.

decent building but...

Pros:
fairly clean, live in super, nice doorman, laundry, elevator.
Cons:
1. the gas went out for like 8 months during covid, we got crappy hot plates that did nothing than warm your food at best.

2. the elevator is EXCRUCIATINGLY SLOW that it might as well be a walk up building. it take 5 seconds to move from floor to floor. I'm on the 6th floor which means it takes at LEAST 30 seconds to get up there and if the elevator is moving up while you're in the lobby, you're looking at least double the time and that's assuming its coming straight instead of stops in between, it sucks in the summer and lobby has no air so its gets very stuffy. If you're in the basement doing your laundry, you'll get stuck in there. I was stuck for 8 minutes one time because of this and there's no way to get in or out of the basement without the elevator.

3. counter space - non existent

4. doorman is great, but no point in having one who's just there from 4pm to 12am. pretty sure they do this just to have high rent prices.

5. the laundry works well and fine, the only issue is that every so often I find pet dander in my clothes which flares up my allergies.

6. on 3 occasions the hot water has gone out; 2 of those without notice.

7. one of the porters is a VERY heavy smoker, at times the elevator REEKS of cigarettes, and has even left the lovely fragrance in my unit after the pest control guy did his thing...just fantastic if you're allergic or asthmatic.

the intercom is connected to your phone which has outages ALL THE TIME.

Frustrating to live here.

pay a few extra bucks and live in a better managed Building.
Advice to owner:
for the love of all that is holy....make the elevator faster, or let tenants have access to the basement via stairs like the doorman has. this by far the worst elevator building I've lived in, as stated before, it might as well be a walk up building.

find a better intercom system, having constant outages is very frustrating, this is an amenity being paid for which only deliver about 70% of the time.

PLEASE PLEASE PLEASE designate s washer and dryer exclusive to pets so tenants with allergies dont suffer because pet parents use whatever machine they want.

set up a portal where tenants can announce things like furniture they no longer want, people love free things, a tenant can take unwanted things which leaves less clutter in the garbage area.

Super, handyman are good. Great doorman.
Cons:
Management sucks and won’t do anything when you have issues that require assistance beyond super/handyman. They also overcharge rent. The basement closes at 12AM when doorman leaves until ~9am so you can’t take out trash during those hours.
Advice to owner:
Doorman 24/7 and better trash disposal system.

Elevator, w/d in basement, next to subway, super was good when I was there from 2017-2020.
Cons:
Building door sometimes doesn't close and lock. Heaters get too hot during winter. Owners are hard to contact except in person in midtown.
Advice to owner:
Give an email and phone to tenants. Allow payment by card.

Live-in super and the weekday doorman are great. Our apartment is pretty big. Location is perfect. They take care of the building.
Cons:
Doorman only in evening. Old building so stuff breaks (gas went out last year). Lots of college students (though they aren't that annoying).

The A train is immediately upon exit. My packages haven’t been stolen in over a year, since creating a package room.
Cons:
My floors were slanted. There was no sunlight in my apartment on the brightest days because every window faces other apartments. A refuse area is all that separates. Funky smells from the refuse pit. So not quiet. The neighbors like to shoot off fireworks...my dog will be forever traumatized. Overpriced. Medical offers on the first floor. Strangers being buzzed in all the time. Constant ringing of the buzzer. Calls drop inside.
Advice to owner:
Lower the rent to accommodate getting what you pay for.

Location is excellent. 1 bedroom apartments are fairly large. Building dated but kept clean. Safe area
Cons:
Walls are pretty thin. Back apartments are dark, front get a lot of street noise. Apartments not updated.

Invest in the building to update it.

Cheap for the square footage, quiet bedroom, warm in winter
Cons:
right above restaurant, the heat and noise come up from the restaurant kitchen into the back bedroom. It gets so hot it literally melts my skin care items during the day in the summer. The living room is by the avenue and very loud. Hot in summer, leaving window open leaves layer of black spot on EVERYTHING that is impossible to clean. Management is semi-responsive and slow to get things done. The BIG issue is pests!!! We’ve had mice at least once and roaches twice or so and the sign up for pest control in the hallway always has multiple units. Apt is super old and not well maintained - cracks in wall, gap between floorboard and wall all along the entire apartment, top layer of floor/varnish peeling. The day trash sorted through, the hallways reeks of rotting garbage. The bathroom vent has also been broken for years which the super said is a building issue. There are also many building violations
Advice to owner:
Better pest control, add building insulation, fix building ventilation system so bathroom fans work, fix building violations, don’t raise rent in the middle of pandemic and hound long term tenants for money who have never missed a payment before
