25-35 Hillside Avenue

Pros:
The building within walking distance of Ft. Tryon Park. The building is near the local post office. The building is a five minute walk from the “A” train and a 10 minute walk to the 1 train.
Cons:
The Super is incompetent. The building owner (Pinnacle Management) is very incompetent. Be prepared to threaten legal action to get them to do what they should do. Also, be prepared to call 311 about the lack of heat in the beginning of the cold season. There is ALWAYS an issue with heat in mid to late October. Even when they do start to provide heat, be prepared for an issue with the boiler which requires maintenance.

There are mice in the walls. If that is an issue, don’t sign a lease to live at 25-35 Hillside. There is a sheet in the lobby to put one’s unit number down if they need an exterminator. Your neighbors will know your business. Loud music is played on the weekends so be prepared to listen to music you, yourself, would never play. There are two elevators in the building. At least one elevator breaks down every year and requires maintenance that can last for weeks.

If you are a frequent online shopper that receives packages, please make sure you are home to receive your purchases. Theft of packages definitely happens in the building. There are cameras in the building, but management is under no obligation to show you anything caught on camera. Also, from time to time, packages will go to the wrong apartment in the building. For example, A package for 2A that is meant for the 25 side will sometimes go to the 35 side of the building.

The laundromat is located in a small, poorly ventilated part of the basement across from the apartment of a staff member. Plan well in advance your washing schedule. There aren’t enough washers and dryers for such a large building.

Building maintenance is not a priority for management. They will put off investing money back into the upkeep of the building until it’s unavoidable. For example, pipes needed to be replaced and pipes weren’t replaced until a gas leak happened in one of the units and pipes needed to be replaced in all the units.
Be prepared to play phone tag with representatives of the management company.
Advice to owner:
My advice to Pinnacle Management is to get out of the apartment rental business. New York has enough slum lords and not enough landlords that provide exceptional customer service and value to their tenants. The property owner doesn’t have the leadership and vision to provide tenants with the later.

Pros:
Decently maintained building. No issues with neighbors - someone recently moved in next to me that smokes weed constantly though...everyone is cool otherwise.
Cons:
Next to a very loud construction site. Laundry in basement is absolutely disgusting - machines are never cleaned so are completely crusted with old detergent - can’t use if you are sensitive to fragrances. Just filthy. There’s a dedicated porter that I’ve

seen mopping floors but he needs to take some time in the laudryroom. Buzzer in my apt doesn’t work. Broken window that isn’t getting fixed. Roaches that won’t quit even though I put out strong poison.

Do better
