Pros:
Location was ideal, with the part across the street and around the block from the train. Great bars and coffee shops in the neighborhood and a Lidl nearby too.
Cons:
We dealt with a mouse infestation for around 3 months and eventually had to pay OOP for another exterminator to come finally take care of the problem. Building management is shady and hard to get ahold of, but Nermin the super is great.

Beware of mice/impossible to get in contact with management

-convenient location to the train
-great restaurants
-Morningside Park super close by
-live-in super is a superstar (treat him well, and he will reciprocate)
-elevator!!
Cons:
-MICE!!!!!!! (dealt with them for 4 months, exterminator through property management did nothing so had to hire external extermination services and got reimbursed for costs, which was difficult)
-cold building in winter/no central air in summer
-people always slam door to trash area which is very loud and disruptive (depends on apt location within the building)
-apt was filthy upon move in
-all closets are super tiny
-no windows in common space (depends on apt size/layout)
-mail thieves!!!!!!!
-so crazy difficult to get in touch with property management!!!!!!
Advice to owner:
make it easier for tenants to get in touch when they have issues, and take better care of the building. do right by the people who are paying you!!!!!!

Quiet-ish building in a nice location

Decent living in Harlem near parks

-Responsive, live-in super
-Safe area with good parks and food
-Building noise is minimal
-Elevator
-Many apartments have nice amenities (heating, washer/dryer, dishwasher)
Cons:
-Packages stolen daily
-Occasional cockroaches and mice (although exterminator started coming around again, so may improve)
-Building is cold
-If facing street, people party outside keeping you up at 1am

Do right by the super, he does more than you know!

Elevator building, close to Morningside and Central Park, super is responsive and takes care of issues quickly. Video intercom entry, spacious apartment
Cons:
Mouse infestation. I’ve caught at least 20 mice using an electric trap over the past 6 months. Exterminator gave me sticky traps (which are inhumane and gross) when I reported the infestation. A couple of the electrical outlets don’t work in spite of reporting the issue. Each bedroom has only one outlet. Sometimes the garbage area is overflowing so much that rats invade it. Some neighbors leave trash in the hallways. Elevator always smells like garbage. There are parties, lovers quarrels, and screaming on 115th about 2-3 nights per week. Rent increases by more than 30%, presenting unreasonable expectations on tenants and creating housing instability, especially for those families who call their apartments “home.”
Advice to owner:
The property owner is anonymous. A management company manages the building. But if I had one piece of advice for owner if I ever met them (or it, bc it’s probably a faceless corporate entity): you’re in the business of housing people, fulfilling a very basic human need. Many New Yorkers can’t afford to buy property, so they must rent their homes. Increasing rents at rates higher than pre-pandemic is cruel and puts families in a difficult situation.

For Your Own Sanity Stay Away

cheap, inexpensive, low-priced, (and location but read the cons and it makes all these pros pretty worthless)
Cons:
I don’t even think I’d have enough room to explain how terrible the property managers here were. First it was Archrock Group which halfway through my lease stopped managing the property (probably because they had their hands full with a looming lawsuit from tenants at another nearby apartment building), and then it was Clearstone Group, just as bad and seedy.

Bugs, rats, leaky roofs, lack of cleanliness, stolen mail, theft, lies, bait and switch, no repairs, lack of communication, obscure organization, flooding AND I never got my security deposit back from these crooks (I often think about the amount of money they must make just from keeping people’s security deposits).
Advice to owner:
Just leave this line of work. Stop stealing from the very tenants who keep a roof over your head and food on your table.

Building from hell beware

Super can’t fix anything professional mice in the lobby water bugs through out the building

Come out more to view your property see for yourself
