Not Worth the money

Pros:
The rooftop pool is cool if you pay for the amenities.
Cons:
No security. There were two incidents that should have never happened in the first place if there was security.

Give the people what they want.

Amenities, well-connected to transport, connected to a parking garage, friendly neighbors, great for families, good mix of people of all ages
Cons:
The new management team is actually the worst I have ever dealt with. We went from living in a resort to hoping that the elevators won’t leave everyone stranded again. This building has so much potential, but management is squashing that entirely.
Advice to owner:
Please for the love of God just do your jobs properly. You’re worried about us paying rent on time, but you don’t care if the elevators work.

Overpriced, borderline dangerous area (someone was allegedly stabbed in the lobby), roaches in apartment (no help from management). For the same money, can find a better place in DT BK or in the city.

Maintenance is the worst of any building I have lived in. I have been trying to get a leak fixed for a year and a half, and now a huge mold patch in my bedroom due to the mold. Building management is currently sticking it's head in the sand pretending not to notice my many emails and visits.

The golf simulator, which management proudly shows every prospective renter, has been broken for a year or so. It's not actually broken, the landlord just doesn't want to pay the licencing for the software.

The pool (which you'd pay an extra $80/month for) in the basement is absolutely filthy. I have pictures of the same dead cockroach lying on the middle of the floor in front of the locker rooms and sauna on three consecutive visits days apart. I finally cancelled my spa access after the whole spa area was closed for 3 weeks out of the month, and management acted baffled when I let them know I was expecting a prorated refund of the $80 I paid for the month.

The elevators are often broken, several times requiring assistance from firefighters to safely get people out. Once all four elevators were broken at the same time for the better part of a day. I live on the 19th floor.

The ice maker in my freezer was broken and making a horrible, loud banging noice every hour or so. That took over half a year to fix.

This is a poorly built building (it's a couple of years old and has a D energy rating??), which is poorly maintained by unqualified management, and owners who are interested in services and amenities only in so far as they can lie to incoming tenants that they offer them.
Advice to owner:
Stop selling yourself as a luxury building if you are unwilling to pay to keep amenities up and running or for basic maintenance. It's shameful.

Great amenities (in theory), pet-friendly, events in the building, friendly residents
Cons:
Some residents were a bit sketch -- constant weed smoking, one couple got into a fist fight in the lobby once.

This is not a real luxury building. It's got the veneer of it with the amenities and doorman, etc, but it's really not updated or kept as clean as it should be. Management is a bit hard to get a hold of.

The gym was fine.
Cons:
Zero responsiveness from management, elevators are always broken or there’s a line since there are only 4 for the whole building. Cellar stinks with trash. Multiple violent occurrences and robberies with no update to security or correspondence from management. People’s pets pee and poop wherever and the whole 4th floor reeks of urine including the childrens playground. Cigarette smoking inside though against the rules. The list goes on and on. Just check the 1 star google reviews.
Advice to owner:
Sell this building to someone who actually cares about people.

The apartment layout is good, the gym is pretty decent, 24/7 front desk is nice
Cons:
They try to get out of doing maintenance if they can and when they do send the guy he always starts by saying there's not a problem or will fake fix the issue and you have to get him to come back. They take the lazy way to fix stuff the literally have hot glued the key fobs to where they should go. Shoddy construction the floors aren't flush to the walls and the caulk in the bathroom has a gap. The street is really loud and there's not much to do around. I'll definitely move when my lease is up might try to break it.

Cons:
- safety issues with building security. People have been robbed, slashed, etc
- management doesn't respond quickly to issues like roaches. exterminator took MONTHS to come
- lots of truck noise from outside street
Advice to owner:
Communicate with tenants more often and with transparency. Also have the exterminator come more often

They fixed absolutely nothing at all ever.. golf screen was always broken, dog run smelled like shit, basement floor always smelled shit and had flies all over the place, proper covid sanitization did not occur, parties were ever prevalent during the height of covid, did not implement properly the covid rent laws (illegal), HOT WATER WAS LIMITED BECAUSE OF TANKS IN EACH ROOM WTF.. Shiny building, lousy ownership, don't do it

Amenities (when they'reavailable), views, concierge
Cons:
Ownership doesn't care, they're way too frugal and run an overpriced property where they treat tenants like crap, eg the cease and desist letters from ownership's over aggressive lawyers, the lack of accountability. Elevators always have a problem. Poor communication from management. Rental receipts are lacking, dog poo in the kids playground, dogs walking all over the furniture in the shared amenity spaces which are shut down way too early. The list is endless and exhausting.
Advice to owner:
Stop treating tenants so poorly. You're understaffed and have poor communication skills. The building will fall apart because of how unnecessarily frugal you are, plus your price gouging has to stop.

Nice Bldg, Not worth the price

Great Amenities, rooftop and outdoor spaces are amazing and the front desk staff is really good.
Cons:
Management is poor. Poor response to service requests. Cleanliness is lacking. Starting to see roaches and water bugs. Apts are way too expensive especially for the neighborhood.
Advice to owner:
Find another maintenance team, clean more frequently. & be more supportive/appreciative of the tenants.

Neighbors are smoking constantly (non-smoking building), unfinished units, management, and elevators take forever (not enough).

Finish the inside of the units. Seem like the budget was tailored around the building amenities.

Amenities weren’t available for nearly an entire year because the building did not have TCO even though leasing and management confirmed they would be open
Unsafe corridors with wires out
Elevators constantly breaking
Tenants are unable to use amenities including rooftop after 8pm. If you do you receive cease and desist letter
Advice to owner:
Get proper management who actually care about the tenants and fulfil what you sold to tenants. Don’t lie to future renters
