Great, Quiet Building

Responsive supers and kind doormen!
Cons:
You are limited to a 2 year sub-lease, then will be kicked out of the building

Super is amazing. The building is clean, quiet, and in a great location.
Cons:
No real cons. We had a few cockroaches, but the poison we got from Amazon seemed to do the trick.

Pros:
This building is kept immaculately clean by the kind, attentive, and responsible super Luis. The building upholds strict rules about moving in/ out, quiet hours, and garbage/ recycling disposal that make it a very pleasant place to live. Many tenants have been there long term and are very friendly.
Cons:
There are rats on the street outside the building, but none inside. Some units don't get a lot of daylight.

Big apartments, beyond horrible management

Cons:
Management turns on heat only in rare intervals daily - early morning, 11AM , 5 PM and 8PM so if you work from home you are freezing. I had to call 311 and report no heat so many times. Often there are water outages so you are left with no water on a day's notice.
Management is absolutely non responsive and the quality of things that come with apartment is beyond minimal (all doors had chipped paint, front door were not properly fitted, kitchen cabinets fell apart within a couple of months, tiles in the bathroom are chipped) and they try to charge you for the things that have been broken before move in.
For a while before the pandemic they ran illegal Airbnb from a couple of apartments and during all of the pandemic they had people doing the work inside the building when it was illegal to do.
Management is also very unresponsive.
Advice to owner:
Treat your tenants as humans.

Great location, great building support team. Apartments are bigger than standard in NYC.
Cons:
The water pressure is very low. Toilets don't flush properly - every one in the building has this issues. When you poop, you have to poop then flush, then wipe then flush - that's how bad the toilets are. Showers take 3-4 minutes before hot water come out.

Heating in the apartment is very sporadic - goes from super hot to super cold.
Advice to owner:
Fix the plumbing in the building! We pay too much to have toilets that don't flush properly and improper heating!

Cons:
If you don’t want to have troubles and endless threatening letters from landlord’s attorney, and even can’t get expenses incurred reimbursement from landlord, which was promised by the landlord and if you don’t want your landlord keeps changing terms to refuse to pay you back, avoid 5D. If you don’t believe me and rent this unit, you’ll regret.

Quiet street, nice staff, clean building.
Cons:
Had seen a mouse at some point but the super was very involved in helping us prevent anything like that in the future. Very responsive.

Keep working on pest control.

Pros:
The super is amazing and will go to great lengths to help tenants. There is a little park located directly across the street and several cafes/restaurants right around the corner. Few students/young people living in the building so noise levels within the building are generally low.
Cons:
The building is located near Amsterdam Ave and across from several large apartments buildings. They often have outdoor parties during the summer and music has played past 2am several times. The traffic from Amsterdam echoes and you can easily hear it throughout the day and night. Additionally, for 3+ years there has been construction (not sure what for at this point) going on across the street and noise levels have only decreased on Sundays. Several surrounding buildings have become a haven for rats in the past year and that has affected the building.
Advice to owner:
Consider increased pest control given the serious issues occurring in other buildings on the street.

The location is great, and most of the tenants are friendly!
Cons:
Loud, not just street noise, but from the couple that fights on the second floor and their dog. Can be freezing at times. Lots of bugs, we were told several times the exterminator was coming but it took months to resolve.
Our bathtub dripped to the floor below, and it was never resolved, we were just told not to take baths.
Advice to owner:
Lower the price

Cons:
Our heat was broken all winter - we called the super, the property managers and 311 - it was never fixed
Landlords are awful and misleading
When we moved in we found a massive leak and mold that the landlords knew about but didn't tell us prior. The leak prevented use of one bedroom 2 weeks - the compensation offered was pathetic.
Advice to owner:
Treat your tenants with respect not deception

Large sized apartment. Doorman and neighbors nice
Cons:
Management company doesn’t respond to issues. Super lazy and has control issues when you need a repair. Building charges obscene amount of damages when you leave for normal wear and tear. Building does not have 24 hour doorman as
advertised on site.
Advice to owner:
Pay attention to needs of tenants paying market value.

Great Value, Lot of Noise

Price, location, living room size, great super and maintenance
Cons:
Noise (thin walls/ceilings and band practices in basement), little natural light on the back side, rowdy neighbors/intermittent fights amongst the family tenants
Advice to owner:
Work on the noise of the band in the basement. Update the kitchen to match some of the nicer units. Combat petite roach problem.
