Pros:
Very quiet unit facing the back. South facing. Beautiful pre war details.
Cons:
Heating was really inconsistent. Sometimes didn’t work in my bedroom at all and it would get freezing in my room. Had to beg the super to get things done.

Pros:
My unit was newly renovated, so it was nice. Never really had a bug issue outside of some spiders, but there is a sheet to ask maintenance for an exterminator monthly.
Cons:
Any interior-facing (alley) apartment will get little to no light. Package thefts occurred also.

Nice building, a few pest problems (roaches) but not to bad.

Very quite area, rent is too high, and there is a potential for roaches if you arent clean but otherwise its okay
Cons:
Roaches, saw one when I moved in. Needs better pest control
Advice to owner:
Fixing the door, better paint job, better pest control

Nice area and decent building, cleaned often and management is responsive for urgent things.
Cons:
Drafty and sometimes challenging to get super to come over for lower priority issues. Packages get stolen and management refused to upgrade to video intercoms

great location, pretty decent space within units
Cons:
- roach & mice infested. big roaches & german roaches! can’t leave a loaf of bread on the counter without waking up to chew holes the next morning, even after pest control came 2 times just for mice treatment.

- the building might as well not be managed. the landlord will respond quickly via email, but good luck getting the super to do anything about it. we had flooding from unit above in the bathroom & the hole was never fixed - so we’re constantly cleaning up ceiling debris.

- it’s pro-cigarette smoking, so if you enjoy having your neighbor’s cigarette smoke waft into your unit all throughout the winter, it’s perfect for you!

- heat is left on for too long in the winter. gets really hot in the apartment

- multiple occasions of stolen packages. when we complained to the super, instead of putting in a camera, they just put up a paper sign in the front door saying, “ be home when you’re expecting a package or have it delivered elsewhere.”

- people will buzz your apartment all throughout the day, even if you aren’t expecting a package or visitor

i was really sad to leave the neighborhood, but i couldn’t live in this apartment a day longer. it’s not worth it - that’s obvious from the amount of turnover this building experiences.
Advice to owner:
try to remember you have a building to manage & maybe you’ll have tenants stay for longer than 1-2 years. hire a super who actually does their job.

Not a bad place, beware erroneous deposit deductions

Pros:
Overall an excellent location in the Upper West Side. Close to the 1, 2, 3 and Central and Riverside parks so no complaints there. The building itself is standard for the city. Super was responsive to pressing issues. Amenities were modern and generally nice. Also, incredible living room -- highlight of the apartment. The light in the living room and spaciousness made for a nice living and work from home space.
Cons:
The layout of the apartment is very odd. It feels like a 2 bed 1 bath that was turned into a 3 bed to squeeze more people in it. The stairwell/common space was plagued by various messes like squished grapes or random nonsense that would go unattended; nothing egregious but still. The degree of separation between the owner and the property management obfuscates responsibility after move-out. The actual owner is difficult to get into contact with and is hostile to any challenges you may have regarding the state of the apartment upon moving out. Even when clearly in violation of NY statutes (regardless of whatever proof you have), he will attempt to bully you via threatening legal action, however erroneous, to deter you from considering small claims court filings or just finding a reasonable solution without escalation to court. Long story short, document every little thing upon move in and move out (I mean meticulously), and even then you still you run the risk of junk charges being taken out of your deposit followed by outright hostility when you inquire about it, if you can even get in touch with the owner at all! Don't expect him to approach disputes in good faith.
Advice to owner:
Don't squeeze tenants. Even once they’ve left, it's a bad look to make a habit of extracting unreasonable amounts out of regular people who don't have the time or resources to fight you on it. You are the owner, consider being more responsible and reasonable in these situations.

Pros:
Maybe seen 2-3 bugs 9 months into my lease which is definitely much better than expected for a prewar building.
Cons:
Gets a pretty cold sometimes, management is very unresponsive to any issues with appliances/water
Advice to owner:
Don’t use a broker —Tosh marks/Gail are beyond incompetent

Nice place on the Upper West Side

-Quiet area but super close to transit
-generally clean and well kept street
-close to a ton of great restaurants and the park!
-no bugs or pests inside apartment
Cons:
Flies swarming the front steps from time to time can be a bit annoying but usually just from the trash
Quite a bit of rats on the street on trash night but that’s to be expected of NY

Cons:
Old building / inefficient weather sealing / heat was too low for a long part of winter / no sounds proofing (you can hear pretty much everything about your neighbors). Management is inefficient and owner is to o busy cashing up rents and sitting on the stairs. Do yourself a favor and walk away.
Advice to owner:
Fix it ASAP and hire competent people to manage the property.

Cozy UWS, Good Location

Pros:
The layout of the kitchen is great, open to the living room with plenty of space and a dishwasher! Quiet neighborhood and great location around the corner from classic upper west side restaurants.
Cons:
Construction in the building caused some water issues. Had some problems with packages stolen but it was resolved after a few months.
Advice to owner:
Limit construction to weekdays!

Minimal effort from management company and contractor

Good location on the upper west side. They clean the floors of the common areas on Fridays
Cons:
Zero maintenance on this building, the walls and floors are in disrepair in common areas. Apartment was not cleaned before we moved in, mold all over the shower, dirt and debris throughout the apartment. Walls have layers and layers of paint that was sprayed on. Radiator does not have knob to control it, contractor said “yeah, that one you can’t turn off”. So basically it’s about 85 degrees in the apt all winter. Floors have been damaged with water (or animal urine) so parts of the floor are bubbles up and uneven. The parts of the wood floor that are broken have been poorly filled in with wood putty. Doors to bathroom and bedroom have to be pulled shut with force in the warm months. Rods in the bathroom fall out of the walls because they were installed improperly. Shower doesn’t drain no matter how much drano, especially if the apartment above or below showered recently.
Advice to owner:
Take care of your building and apartments! Can’t wait to move out.
