4G Realty, the old owner as of 2021, was awful

Generally responsive via email, even if nothing was done about an issue in reality. Good rent in a nice area, and other building neighbors were/are great.
Cons:
Gave an illegal and confusing, convoluted lease and tried to illegally raise stabilized rent. Did not clean the place when we moved in. Lied about fixing issues and never got back to us after our apartment flooded (and this was before the citywide flooding), so it will likely happen again. Did nothing for mold problem prevention. We finally put in a lease violation with DHCR and the next day found out they sold the building.
Advice to owner:
Fix your issues with your buildings and take the health of your tenants seriously. Oh, and stop illegally trying to destabilize apartments!

Everyone who lives there has been living there for years and we are all like family !
Cons:
It’s old, the owners do not keep up with any thing. We haven’t had gas heat or hot water for a week !!! And they never come to update or fix any issues we may have ! They only come to pick up the rent!
Advice to owner:
Be more appreciative to your tenants !

Clean (in new units) nice amenities for the cost, washer/dryer, nearby a few solid restaurants
Cons:
Terrible terrible ownership. The super of this building literally threatens and harasses tenants when they ask him to turn his music down. There has been almost zero days since I’ve moved in without insanely loud music/TV/screaming.
Advice to owner:
Sell to a company that cares.

Rent increase +30%

This building used to be under great management. I had e great time there.
Cons:
I’ve lived in this building for the past 5 years. This new management came in, increased everyone’s rent by at least 30% IN THE MIDDLE OF PANDEMIC!
No improvements at all! We used to have a part time super who took care the garbage, it is a mess now.
All tenants moved out month by month, I was the last one to move out. I pass by this building frequently (because obviously that was my neighborhood) and I see my apartment is still vacant (after 4 months at the time of this review).
Additionally, when I moved out, they kept my deposit and I couldn’t do anything about it because of the pandemic/closed offices.

The neighborhood is good, but stay away from this management.

What goes around, comes around.
