Horrible management company

Pros:
2 bed 2 bath and washer and dryers down stairs
Cons:
Building management is horrible. New neighbors are loud cops are always being called. Building charges you for every little thing.

Screen tenants better

Pros:
My unit is relatively big and is within the budget we set for our household. On paper, it has great amenities and was nice upon the initial walkthrough. The location is decent and public transit is not too far away.
Cons:
1. The disposal of garbage is weird.
2. A package of mine was stolen.
3. People break the doors open often and are able to access the building with a key fob. It has lead to the front doors being broken down accessible to anyone on the street (management has been notified of this multiple times, and has not responded).
4. Electric bill for unit is high in the winter because the building isn't well insulated.
5. People can be very loud at ALL hours.
6. The PM SUCKS. Tried to buy a parking spot in the garage but was met with no response. Tried to contact them about people being disruptive, met with no response.
7. Units are not cleaned very well when people move out. When we moved in, there was mold in the refrigerator, piles of dead bugs everywhere, and mail from the previous tenant under the sink. (none of this was present upon the initial walkthrough)
8. The super is only on site like twice a week, and that's really only when there is a ticket submitted. There was once throw up in the vestibule for an entire weekend (Friday - Sunday) and it was not cleaned up until the following week. The lock on the front door was broken (see 3) for an entire week and was not fixed until about a week and a half after the damage had happened.
9. Ants in the apartment when warm weather hits
10. When it rains hard enough, the ceiling leaks.
Advice to owner:
Be more responsive and care about the property beyond the monetary aspect. People pay to live here and they deserve the same treatment as your more expensive properties.

Great building, terrible location

Pros:
The building was clean and well maintained, even though the area outside of the building was really dirty. I love our super, and our apartment neighbors are great. The management was fairly responsive, sometimes we would have to email multiple times to get information about our lease, but they always responded to an emergency maintenance request. Everyone was always polite.
Cons:
The walls are pretty thin and you could hear a lot of noise from the event space at odd hours. Unfortunately, there is nothing the management company could do when we reached out. They were also not super well informed (or maybe just not willing to share?) regarding HPD rules, especially when it came to lease takeover/breaking our lease.
Advice to owner:
Provide clear instructions for how to conduct lease takeover in an HPD unit

Horrible building and management

Pros:
Building has nice mirrors in the hallways
Cons:
Management is horrible neighbors horrible crackheads sleeping in lounge neighbors hanging out in the staircase with friends drinking and smoking. Management charges you for everything. They aren’t nice. Parking is expensive. People can barely afford the rent and the parking has no discounts for current residents
Advice to owner:
Change the building screens tenants better put parking for residents 100 or 150. Stop the smoking in the staircase.

Nice apt but not worth the price

Very spacious apt with high ceilings
Cons:
High Electric Bills
I live on first floor and hallway entry sound is very loud
Garbage piles up
Management can be better with maintenance requests. They only patch problems not truly fix them
Advice to owner:
Dont patch the problems. We have had recurring issues every year living here

Nice apartment but issues with security deposit

Pros:
The top units have really high ceilings and beautiful windows on the street side. Appliances are nice. Balcony was a nice touch!
Cons:
No common/stair area cleaning for the 18+ months we were there, super was lovely but overworked by management company, fought for months to get security deposit back

Nice on the outside but just average inside

No one uses the gym so it’s always free to use
Apartments look pretty decent
Bathrooms look nice
Cons:
Owners are non responsive to issues like broken washing machines
Some weights have been stolen from the gym and the management company doesn’t care
Doors are paper thin
Walls are paper thin
Some neighbors are very dirty leading to roaches
Advice to owner:
Take care of the small things and try to find solutions for things as opposed to sitting back and doing nothing

- Flies constantly get in through the drains and vents no matter how much you clean
- Mold
- Management company is unorganized, irresponsible, condescending, and rude.
- cheap walls, noise from neighbors is unavoidable

Pros:
Great neighborhood, full of food, activities, subway and buses. The building is pretty new and there’s washer/dryer in the building. Code system and it feels safe even at night.
Cons:
Horrible management, rude and not professional. They do not know what they’re talking about and they’re sketchy for many things. The garbage the past year has been awful both because of some neighbors and the management handling it. The electricity bill increased suddenly for months even tho we did not change the way we were living, months later we finally found out we were paying for hot water when we never did before, it was so fucked up.

-small balcony’s
-close to target, train, stores, etc...
-great responsiveness to building issues
-parking spots available in garage
Cons:
-Small bedrooms
- walls are thin , you can hear neighbors
-windows can be drafty
-garbage rooms overflow often
- the doors aren’t properly fitted to the frames inside the apartment
-not all of the floor moldings are sealed properly
- limited closet space
-parking spots are a bit pricey
Advice to owner:
Biggest feedback would be to stop cutting corners when it comes to constructing the apartments
