Summarized from anonymous rental reviews on openigloo.
Tenants of buildings managed by John Imperatore report a mix of experiences with noticeable discrepancies across properties. Where some find management responsive, particularly with maintenance requests, others highlight slow responsesand poor upkeep. Common issues include pest infestations (rats, roaches), inadequate cleanliness, and inconsistent heating. Garbage management and water pressure vary significantly by building, with some praised for cleanliness and garbage handling, while others suffer from dirty hallways and clutter. Noise levels are often a complaint, especially near busy streets. While some neighbors are friendly, several tenants find the community lacking. Overall, management efforts appear uneven with a need for improved consistent maintenance and pest control across properties.

Management Company Very Helpful
Former Tenant
Pros:
The management company is kind of scatter brained but they are very responsive and the maintenance guys are the best.
They are the largest and kindest men I've met in my life. Always telling you what actually needs to be done and how to contact the management to address the issue you have if they can't fix right then. Management company typically responds within 4 hours or less and the receptionist/admin worker is always a very sweet person.
Cons:
Horrible about routine maintenance (sweeping and mopping of the hallways). The staircase gets very dirty. But they are responsive to fix the problem when it is addressed
Advice to owner:
Routinely clean the hallways/entryway

Great place to live
Former Tenant
Pros:
Landlord was prompt and chill. Space was clean and they painted before we moved in. Nothing inhospitable.
Cons:
Door knobs were a little faulty. Some locks didn’t really work—lock on the door could be temperamental which sucked cause our front door opened onto a busy street.
Advice to owner:
Keep doing what your doing. I enjoyed living there.

Good location, poor management
Former Tenant
Pros:
Close proximity to laundry, train and grocery. Nice roof to chill on. Company very lenient with tenants, and always sent maintenance when needed.
Cons:
The roaches, the mice, the stairs are decaying, no regular maintenance or upkeep is done, no cleaning is ever done, mail is just thrown on the floor with everyone elses, Maintenance just puts bandaids on issues.
Advice to owner:
Regular pest control, fix the stairs, this isnt a slum.

Quiet but why?
Former Tenant
Pros:
Warm and cozy and relatively quiet when you have a bedroom facing the back (not sure about street noise it is right off the BQE but not a terribly busy street
Cons:
No locks on the front doors. Hallways and stairways dark and dirty and musty. Old steam heating.
Advice to owner:
Lock your damn doors!!!!!!!

For those with modest needs, it does the job.
Former Tenant
Pros:
3 blocks from Seneca Avenue & Forest Avenue (M) stations, 6 blocks from Myrtle Wycoff (L) station. Lots of cute bars and yummy local restaurants nearby. Lots of laundromats & bodegas within a couple blocks. Rent was $700 a month and utilities were about $100 a person; very inexpensive for the area.
Cons:
The people in the floor below us had a bedbug problem once, but property management sent an exterminator quickly and it was never an issue again. Neighbors are kind of loud at times and walls were thin in leftmost bedroom, but they were ultimately reasonable people once we talked to them about it. If you can live with no central AC, dishwasher, living on the second floor, or in unit-laundry and don’t mind a short walk to the train, this is for you.
Advice to owner:
Sometimes could be a bit more responsive with maintenance issues I guess, but there weren’t that many in a year-long period.

Rotting Floors and Filthy Shared Space
Former Tenant
Pros:
The people in the building are really nice, and the block itself is quiet. The building is conveniently located right by the G and busses, which is also great.
Cons:
The floors in the apartment unit are rotting, revealing nails and staples. They chip away with just a vacuum and have caused several splinters. They NEVER clean the the building. There are cobwebs filling the entryway, along with glass shards, pests and wrappers. In the winter, when snowing, they don't salt the sidewalk or clear the stairs of ice and snow. The backyard is overgrown and has pests as well. The window moldings are coming apart as well. Getting to the backyard is also a bit treacherous, as the basement is essentially some exposed wooden planks and rubble.
Advice to owner:
Clean the building and cut the grass in the backyard! Stop being cheap. It is not a difficult task to hire someone for a few hours to sweep and mop the entryway of a building, at the very least, once a month.

A decent place to live
Former Tenant
Pros:
- good location for parking - good property management - roof access
Cons:
- dirty hallways - unorganized mail - cave-like living room / kitchen area, where a bedroom had obviously been squeezed in

Great Starter Apartment
Former Tenant
Pros:
Quickly responded to requests for plumbing issues, lightbulbs, and replaced countertop. The repairmen that responded were very helpful and friendly.
Cons:
Building heat came on very late in the winter and when it did it is VERY warm. Buzzer is broken, common staircase isn’t very clean, neighbors sometimes leave things in the hallway obstructing the entrance
Advice to owner:
Turn heat on based on temperature outside as opposed to a date on the calendar.

Rodents, noisy, old
Former Tenant
Pros:
Convenient proximity to everything
Cons:
Mice and roaches are a constant problem. When a truck drives by, the entire building shakes. Garbage is nearly always blowing around the front entrance. Entryway and stairs are always filthy and management does not clean.
Advice to owner:
Stop being a slumlord and maintain your property. Take care of the mice and roaches. Clean up the common areas. Paint over the years of graffiti and worn down wall paint in the entrance and stairways.

Love this place!
Former Tenant
Pros:
Cheap! Roof access with amazing view. Quiet street.
Cons:
No windows in common areas or bathrooms. Basement and backyard are a mess.
Advice to owner:
Clean the basement and you can offer backyard access to building tenants as a selling point.

Pretty Decent Overall
Former Tenant
Pros:
I lived in this building for 3 years. The management company (ZuZu) was responsive, flexible, and super nice. And it’s in a great neighborhood. Overall was definitely one of the better buildings I’ve lived in.
Cons:
It’s right next to an bar that has an unregulated backyard so they don’t close it at 11 or midnight so it will just be loud all night if people are back there. The heat sometimes doesn’t work and I tried getting it fixed but it just kept breaking. And the rent on the apartment was a little high for the condition of the apartment that has not been updated, repainted between tenants, or professionally cleaned.

Cheap, Clean, Good area
Former Tenant
Pros:
Never saw a bug, trash well taken care of, nice neighbors, accessible to trains, lot of light, super clean, things get fixed ASAP, very nice management company
Cons:
Noise levels from the Main Street can be loud (air conditioner blocks the sound usually)

Just fine
Former Tenant
Pros:
Good neighborhood w lots of good food and parks, updated appliances, quiet street, pest free, has character, maintenance is responsive and knowledgeable
Cons:
Windows and doors are not well insulated, can smell all food neighbors cook, and cigarette smoke within the apartment. Winter snow clearing was minimal and left stairs precarious at times. Water pressure is great until it's not. The cold water pressure will completely turn off mid shower while the hot water stays on making it very dangerous. At other times the hot water won't get hot. Lots of animals in the building making noise. No AC, minimal airflow. A lot of the work has not been done properly and rapid falls apart-paint, grouting of the floors, seals in windows. Heat gets extremely hot in winter. The inside of the apartment is well into the 80's and all good goes bad very quickly. Heat will not be on at times, yet stays on even during 70 degree weather. Common areas are also very dirty and smell bad. the building is also down the street from a school, so expect yelling children around 7:30am every morning.
