I loved living here

Pros:
The location is amazing, the units are great and in a bit older of a luxury building so they are more spacious and better developed
Cons:
The management is not super responsive to the tenants needs. I had no issues with them so I had no issues living in the building for many years but I know others did.

the only thing i'll say is management is not responsive on weekends and jewish holidays, and even then can be hard to reach if maintenance issues after hours

Great building, occasional missing packages

Pros:
It’s a nice modern building with a fairly responsive management. They go on vacations a lot but if you submit a complaint and then call while they’re there you’ll get a response pretty quick. It’s also really close to the M stop. The train is right outside but it’s not close enough to a bend or a stop to where you’d hear the screeching sound it makes. Plus, the thick walls and triple layered class helps. Also there’s 4 separate W/D in the basement so rarely will you ever not be able to not do your laundry.
Cons:
Rats will get into the walls, die, and then just get stuck there. This is only a direct problem if you live on the first floor close to the street. The main issue for everyone else is that the stairways can sometimes have a pretty gross smell.

Packages go missing. It’s definitely the other tenants. I’ve lost a package only to find the box in the recycling a week later. Not a constant problem but I’d try to get things delivered in blank packaging.

Some tenants are hit or miss. Some are amazing and super friendly. Some give off the vibe they just moved from San Francisco and can’t believe you’d dare to make noise in THEIR apartment building. It’s not really a big deal but something to consider.

Take package theft more seriously

Building is relatively new and has a rooftop and a good location to groceries and coffee shops.
Cons:
Right in front of above ground train, some pests in the basement, some maintenance tasks are not followed up on unless you keep explicitly reminding them.

Pros:
Surrounded by a lot of bars, restaurants, cafes. TJ is only 10 min walk. Very nice rooftop and building and neighbors not noisy.
Cons:
Fire department very close by.
Noisy at weekends.

Sometimes it was difficult to get a response from management but nothing egregious ever happened

First renters, left a sht show

Top floor so we had good sunlight, that's about it
Cons:
Building management was absolutely horrible. We moved into I think 4A, I can't remember, in 2018 and we're the first people to live there, the four of us thought it was great but it was clearly a fast and cheap build. Things were immediately breaking, water spots from the roof above and we have so many issues with the roof itself and how long it took them to finish. The building management was horrible, the neighbors were loud, stuff was always getting stolen, we lasted two years and I don't know how we did looking back. Run.

Advice to owner:
They pretty much leave you alone. If you're looking for help, however, you will be hard-pressed to get it - unless it threatens their bottom line. There have been numerous reports of theft in the complex that management chooses to keep out of. You do get an ample amount of space and great facilities though.

Big windows, generally nice apartment. Elevator and roof access is great.
Cons:
- horrible, unresponsive management and landlords
- central air is inconsistent
- right off the BQE, so location isn’t the greatest
- apartment finishings are cheap and break easily

Don’t wait three months to fix apartment issues.

Pros:
Maintenance is super responsive. Door people are cool. Mail never gets stolen.
Cons:
Walls and windows are super thin, and you can hear everything. Neighbors aren’t great, both in and out of the building. Construction outside the building is extremely loud.

Great location, great staff, awful management

Pros:
The location is great. Right by McCarren Park, close to the L and G trains, and walkable to most things in Williamsburg.

The building staff is also wonderful -- they're all very kind and are a delight to work with even when issues come up.
Cons:
The management company is complete garbage. They change policies without letting the residents know all the time, and their management and upkeep of common amenities are just awful.
Advice to owner:
Be better at communicating with your residents.

Management no longer cleans building on the weekend during Covid; Elevators shut down most days; FDNY has to rescue people from elevators often. Halls and apartments now dated and worn.

Time to renovate the building.

This building is very close to the subway and has awesome concierge and maintenance staff.
Cons:
The building management is lax about maintenance needs in the building. Washers, driers, and elevators are frequently broken for long periods of time.
Advice to owner:
Invest in higher quality commercial/industrial amenities, prioritize maintenance within 30 days, and communicate with tenants via email as not everyone has Facebook.
