Review Summary for Urban Associates LLC
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for URBAN ASSOCIATES LLC buildings reflect generally responsive and friendly management with well-maintained, clean properties and attentive staff, especially doormen and maintenance teams. Many note good garbage management and pest control programs, though older buildings sometimes experience pest issues and plumbing challenges. Noise from neighbors and ongoing construction is occasionally reported, as well as concerns over water pressure and heating consistency. Rent increases and lease inflexibility are cited as drawbacks. Safety concerns and problematic tenants were mentioned for select properties. Overall, tenants can expect courteous on-site teams but should anticipate some typical urban building aging and management responsiveness variability.

Great building but unsafe
Former Tenant
Pros:
The amenities are wonderful, although the pool and grills were often crowded. Things got fixed quickly. We liked our building appliances and finishes.
Cons:
The location is convenient for trains but quite depressing otherwise. The area is dangerous and chaotic, between traffic at night and homeless or unwell people during the day. Until we moved away, I didn’t realize how stressful it was.
Specific to the building: there was a shooting that the building covered up. They announced the shooter was gone, while in reality he was still residing there, months later. (Timeline in attached screenshots). The building was unable to evict other mentally unstable and unwell tenants who threatened other tenants. Safety and health were not a priority.
Advice to owner:
Ban guns. Do not allow “legal owners of guns” to keep them in their homes. Be firmer about screening and criteria for residents

Great staff- super responsive
Former Tenant
Pros:
Staff is super responsive and always helpful! If you put in a complaint the night of they’re there the next day.
Cons:
Roaches. Since it’s a prewar they can be occasionally in the basement. Make sure to cover your sinks at all times because they will come up that too and holes in walls! I’ve seen 3 in my apt in the past year!
Advice to owner:
Work on pest control a bit more

Nice location, horrible construction noise
Former Tenant
Pros:
Loved living at 200 W 60th. Great location, good building management and doormen/porters, and overall a very safe experience.
Cons:
Noise. Noise. Noise. For the 5+ years I lived in this building, the constant noise of construction made me want to bash my head in with a jackhammer. The building acoustics are terrible if you live adjacent to a stairwell and construction noise happening on ANY floor will travel right into your apartment. Also, the hallway acoustics are terrible and you can hear doors slamming all day and night! It sounds like a hotel on Planet Construction.

Stunning views on the Statue of Liberty / skyline
Former Tenant
Pros:
- Very clean & new building
- Staff is very friendly and helpful
- Great bike parking (though access is not the most convenient)
- convenient location close to public transportation hub
Cons:
- Rent is very high compared to neighborhood averages. You
- The beautiful deck terrace has a useless shower on the only Statue of Liberty viewing spot
- no car parking in the building.
Advice to owner:
- Kids playroom could be given more thought

Really good building except for the air circulation
Former Tenant
Pros:
Very responsive staff. Good lounges.
Cons:
If your neighbors smoke, you will smell it. Get an air purifier. Even though its not allowed, management will only politely ask people not to.
Advice to owner:
The 27th floor lounge should be open to 11pm on the weekends.

No hot water or heat multiple times. Cockroaches and mice in the gym
Former Tenant
Pros:
The doormen are nice. The neighbours are nice.
Cons:
No water or heat which is illegal.
Cockroaches and mice in the gym, playroom and also at a lot of apartments.
Renovation happening in most floors so constant noise.
A lot of people smoke in their apartments and the elevators smell and also the floors.
Look at the bad yelp reviews

Great Building Staff!
Former Tenant
Pros:
Everyone who works here is a gem. So nice and welcoming! The location is amazing and the building is pretty clean and well-maintained for its age. No issues with bed bugs or rodents while I’ve been here. Garbage management is excellent. Good laundry facilities and working elevators.
Cons:
It’s super noisy (but that’s what you get with this location!)
Heat is inconsistent during the cold months — sometimes it’s so hot you need to open a window, but sometimes it’s FREEZING and the heat isn’t working properly. Very frequent water shut-downs and hot water issues. It’s happened maybe 4-6 times already in the past year I’ve been living here. Water pressure is pretty weak. Neighbors are a bit loud and can sometimes be heard through the walls (but it’s not a constant issue)
Advice to owner:
Please fix the plumbing issues!

I wish I could afford to keep living here
Former Tenant
Pros:
Gym/pool is great, units are very spacious, management is very responsive
Cons:
Price increases are tough, but still seems to be great value based on market

Very good building with good amenities
Former Tenant
Pros:
- very clean
- no pests aside from the occasional small bug or spider
- responsive maintenance crew
- nice amenities
- all apartments have in unit washer and dryer
- Gym is fully equipped, has two squat racks, machines free weights etc. You technically have to pay an amenity fee but I've been able to negotaite getting it waived
Cons:
- there have been water issues where water has to be shut down for a few hours
- major pipe burst on the 28th floor where all the apartments got flooded

A Great Apartment!
Former Tenant
Pros:
The location is great (far enough away from the clamor of Bleecker, 7th Ave, etc., but not too far), and it's nestled between the two bars on the corner of the street so it generally doesn't get too loud.
Cons:
The stairs are steep and pretty uneven. There is also only one washer-dryer in the basement that could use some repair.

Best place I have lived
Former Tenant
Pros:
More than the management, the team working in the building was the absolute best. The concierge and handyman on site always went above and beyond to ensure all tenants had the best experience. They'd often help me with my trash (so not necessary) and come in and fix things in the apartment within the hour.
Cons:
Water was frequently turned off due to old pipes and gas was cut from the apartments for several months.
Advice to owner:
Better communication with upper management

Good experience overall
Former Tenant
Pros:
The people working here are amazing. The building is very well maintained and clean.
Cons:
Sometimes the responsiveness of the management was a little delayed.

This management company is awful
Former Tenant
Pros:
The location of the building is amazing. And the management company knows it
Cons:
When we moved in there was a mice and roach problem which we had to remedy ourselves due to the non responsiveness / delay in management action.

They also raised our rent by 10% after only 2 years of living there
Advice to owner:
Improve your customer service in line with the prices you are charging people to live in your buildings! :)

Once gave a deal, now they steal
Former Tenant
Pros:
Staff (except the doorman that treated me as a peer instead of a renter)
Cons:
Rent keeps going up because it is no longer rent stabilized. NOT WORTH the increase rent. Management is not open to negotiation. No real amenitites to speak of.
Advice to owner:
Increasing prices leads to increased turnover which makes the place feel like a transient hotel rather than a community. The agent should have told us that the rent stabilization was going to end which meant the rent was going up $1000 during the next lease.

Good place to live
Former Tenant

It's a nice building, good staff, clean
Cons:
Tiny apartments and price for that
Advice to owner:
stop gouging prices for these tiny apartments :)

some messy neighbors and lingering scents from other units

Amazing Safe Building
Former Tenant
Pros:
Doormen were great! Responsive management. Super fast maintenance.
Cons:
A slight bug issue but nothing out of the ordinary. Elevators can be busy because big building.
Advice to owner:
Make sure trash system is not causing there to be more bugs.

Super noisy place and OK building
Former Tenant
Pros:
Nice apartment, everything works fine.
In the heart of west village
Cons:
extremely noisy building, just over a super noisy restaurant that closes at 2am.
low water pressure
I have seen cockroaches in common areas and in our living room
Advice to owner:
lower the prices because of the noise
