Review Summary for Zizi Realty LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight buildings managed by ZIZI REALTY LLC vary in cleanliness and management quality. Residents appreciate affordable rents, clean units, and good water pressure. However, issues with unresponsive management, delayed maintenance, lack of on-site supers, and pest problems have been noted. Some tenants suggest improved owner responsiveness and a dedicated super for better living experiences. Despite these drawbacks, the buildings are generally manageable, making them suitable for students or budget-conscious individuals seeking convenience in Washington Heights.

Becomes too expensive after two years for what they offer
Former Tenant
Pros:
The unit was recently renovated and it is in good condition. There were no pests on my unit and the exterminator came often to prevent any issues.
Cons:
This was a 2/1 and it was too small. More like a 1/1 that was turned into a 2/1. The kitchen and living room area are connected, so if you cook a lot, expect your living room to smell like your food.

Outside the unit, the building does not have a dedicated super, so it will get dirty in the common areas often and the trash will pile up. I had to submit multiple work orders to ask them to clean.

Also, the laundry room works but is used by other people from other buildings who sneak in. This makes it hard to use, since it only has 4 washers and 4 dryers.

Finally, the building is managed by a property management firm that is not friendly and follows the contract to the letter. Do not expect any favors from them and read the contract in detail to prevent any future issues. Treat them as they would treat you and you should be fine. For example, ask for a move-in inspection and document the condition you received the apartment. If not, they will bill you on things that are not your fault.
Advice to owner:
Have a dedicated super to the building and treat us like humans when we ask for reasonable things.

Decent apartment, but unresponsive management
Former Tenant
Pros:
Apartment was clean and up to date
Cons:
Mail and packages often stolen, roach issues that monthly extermination did not take care of, and at one time our hot water was threatened to be turned off because the building wasn't paying for it.

Neglectful Management, But Nice Building!
Former Tenant
Pros:
Updated units, well-lit and clean hallways, always strong water pressure
Cons:
Management is very hard to get in touch with and there’s no super onsite
Advice to owner:
Set up a better system for tenants to report issues

Great Building, Horrible Management
Former Tenant
Pros:
Bright, updated units - in-building laundry is always a plus!
Cons:
The lack of a super onsite/nearby was rough. Management dragged their feet on a bedbug situation.

Bit of a nightmare
Former Tenant
Pros:
- in-building laundry
- spacious rooms
- friendly maintenance people (not all)
Cons:
- mold
- leaks from kitchen light fixtures
- persistent roaches due to a leak in the upstairs radiator that maintenance did not figure out until 8 months later -- they kept fixing surface level issues only
- people were hard to reach

Lived here for almost 2 years!
Former Tenant
Pros:
The rent is affordable, the neighborhood is safer as compared to the rest of Washington Heights, located close to Columbia's campus which is convenient if you're a student or you work there! Building is generally clean and quiet.
Cons:
The management isn't responsive enough, and there have been problems with having a live-in super for the building.

Charming Building for Students
Former Tenant
Pros:
Clean, easily accessible, recently renovated, overall friendly and good place to live!
Cons:
We did have bedbugs in 2019 but management was responsive! Listed as laundry in the basement, but you do have to go outside to access.

Overpriced for the size
Former Tenant
Pros:
The building is pretty clean and well managed mostly.
Cons:
Management company hasn’t hired a super (this is illegal) since the last one left in July 2021 (as of 4/2022). You can’t write too long of emails, they won’t read the whole thing. When we tried to move units within the building, we were denied the Street Easy price and had to pay their pricing since we were not leaving the building; it was a $1000/month difference. They absolutely smelled our desperation. At one point, ConEdison nearly had to cut power and hot water to the building because utilities were not getting paid.
Advice to owner:
Hire a super. Read emails.
