Pros:
Professional Excellence Developing Owning and Managing Affordable Multi Family living , Mix use, Commercial, and Market Rate Housing .
Cons:
The East New York Portfolio and Team2019/21 was very efficient, however, due to lower salaries and inexperienced staff BRP L2 is infested with rodents with an abundance of city code violations.
Advice to owner:
Imperative the higher ups hire more Professional and experienced staff to manage, maintain, and keep the properties in compliance. Tenants has hired attorneys and in constant litigation.

Amazing super, TERRIBLE management

Pros:
I've been here for a few years now and all in all it's a good building unless you have any issues. The super is fantastic and the reason why many residents have stayed so long. It is a pretty clean building (seen some dead roaches in the basement but nothing insane), never had any issues in my apartment with bugs. Otherwise the building is great and the neighbors are fantastic.
Cons:
There is a huge issue with condensation from the air conditioning that affects a lot of the apartments. They've had to cut into my wall every summer for years now to address the condensation leaking from the pipes through the wall and causing mold. Management is always very slow to address major issues like this and its been a pain in the ass. They also are very unresponsive or slow to respond in general, especially when it comes to something they've done wrong or need to fix.

Pros:
The units are very large, neighborhood is fantastic.
Cons:
Easily my worst living experience in NYC. Would advise you look closely at the long list of violations the owners have with the city.

Many of the units on the top floor have leaking windows. Our unit had 12 separate leaks, which the building tried multiple times to repair unsuccessfully. It got to the point we were emptying buckets in the middle of the night when it rained.

The building also shakes slightly, and other tenants have complained of a sewage problem.

Pros:
The neighbors are super nice and you can't hear much from other apartments. The courtyard and laundry in unit also good.
Cons:
Takes a very long time and much follow up to get maintenance requests cleared.

Have more clear contact methods

Pros:
On-site staff is excellent, great neighbors.
Cons:
The property managers (Green Cedar Management) ignore serious violations, do not respond at all to any outreach, and generally couldn't care less about the building despite receiving thousands of dollars a month per unit.
Advice to owner:
Fire your management company

Best Place I’ve Lived in NYC

Pros:
-decent water pressure
-great location and proximity to the A\C train
-the apartments are spacious
-elevator is always working
-gas stoves
-washer/dryer
-dishwasher
-gym
-mailroom for packages
Cons:
-the sup is overworked, they need to hire another one
-management is hard to get ahold of & then when you do they are incompetent
-the noise from Fulton street is never ending

need a better communication system with the tenants

Cons:
Management/ownership is highly unresponsive and any escalated issues go unresolved. They remind me of mall retail workers. Completely unprofessional and not suited to run a residential building of this size. One super who has to share benefits if they hire another so just one overwhelmed guy who says no before checking if anything is possible.
Advice to owner:
Respond and resolve requests from tenants in a timely fashion

Not Luxury, Just Fine

It's a nice, standard building. Has decent amenities. The current super (Orion) is truly the best part of this building. He is extremely friendly and helpful. Pretty decent area, close to the A/C which is super convenient. Grocery stores and other things nearby.
Cons:
Not really a con for us, but could be for others: Fulton is an extremely loud street, which isn't the buildings fault. Just comes with living here. Lots of police driving by, loud cars, people talking outside. There's just action here. If you don't like that, then you won't like living here. The building has bug issues. Ants, roaches, you name it. If you know how to deal with them/get rid of them, you'll be good. It's just annoying. Pest control comes once a month, but it's just a spritz here and there. Packages have been stole before, multiple times. Management is barely responsive. I would not consider this a luxury building.
Advice to owner:
Respond to the tenants. Take care of them. They are paying good rent to live here, the least you can do is respond.

Lots of money for little service

-On the same block as the A train station.
-Handyman is quick to respond on issues he can resolve or is in control of
Cons:
-Amenities like gym and laundry are not 24 hrs, locked at 9 pm

-When items in public areas break, are messy, or go missing, it is not repaired/replaced/cleaned in a timely fashion.
Examples:
1. Over a month to fix broken washing machine, and no cleaning cycles are ever run on the machines so your clothes will smell thanks to neighbors who don’t wipe or clean up after themselves.
2. Rowing machine in gym has been broken for +7 months

-The outdoor space is not available to use from Oct to April!

-The package room is so small and disorganized, it’s almost impossible to get your packages, Also, the delivery people continually leave packages outside said package room.
Advice to owner:
Do better with up-keeping the building, repair things, and be available for tenants. We are paying a lot to be here, this is our home.

It’s fancy . Super makes sure everything is up to part
Cons:
Ghetto/dirtiness from neighbors/others. Staircase has Piss as if it’s the projects. We don’t have access to none of the amenities such as gym room. Everything is locked up. All rooftops are locked up for about 2 years now. Bicycle room is locked. We can’t use anything so what’s the point of living here and paying so high of a rent ?

We need more access to things here

Avoid Moving Here At All Costs

Close to trains, affordable rent
Cons:
Neighbor is the worst, management does not care and will rather drag their feet than be concerned for safety, block can be loud and always kids and guys in front of building.Pics uploaded are from neighbor having a beef with me and decided to leave ketchup, dog poop, and dressing in the front and by my entry way. Im soo glad to no longer reside there and wished I left sooner.
Advice to owner:
Get rid of neighbor because she’s a menace and destructive, and actually listen to your tenants instead of being passive. Until then you will always have issues and a revolving door of tenants because no one should have to up with a neighbor who wants to incite violence all the time.

Unresponsive Management

Superintendent is great! Keeps the building well
maintained and clean everyday. Also very responsive.
Cons:
Lack of a doorman leads to plenty of stolen packages and sometime loiterers. Police are stationed on the block every night because of high crime on the block itself. Pest control must be spraying sugar water because I’ve seen three-inch water bugs aka roaches in my unit. Management is completely unresponsive.
Advice to owner:
Hire a management company that has good communication skills. People just want to feel heard and be respected. Put cameras in the staircase. Stop raising rents if you’re not offer any updates on amenities.

Building is very comfy

Units are updated and receive nice light.
Great location and comfortably safe.
The building has a wonderful part time door woman who is just the best.
Cons:
The carpet needs to be changed as it's become very dirty.
The management is slow to respond and often don't address important repairs and requests. Very difficult to reach, communicate with, and usually not very helpful.
Advice to owner:
Call back your tenants when they need assistance. Clean the carpets.

Overall a great building to live in, common areas kept pretty clean, nice building staff. Gym could do with a little love.

Not worth it

Building landlord Orion is the best, he keeps this building together!
Cons:
No proper extermination
Hallway carpets are disgusting on every floor
Hallways in need of paint jobs
Neighborhood killings every month
Police sit in front of the building every not because the neighborhood is terrible
Disgusting neigbors with pests
Management does not respond to messages
Work orders are backed up
Advice to owner:
Hire new property managers; building was perfect back in 2018-2019

Clean, spacious, but loud

Clean, building super is great, large units, heat works great, central A/C (but shut off October to May so you spend ~1-2 months sweltering), storage available, bike storage
Cons:
Management is disorganized and slightly aggressive/unprofessional, packages have been stolen from people breaking in to the building several times over the last year (management failed to inform residents and then were told we needed to handle the thefts on our own), A/C shut off October-May so it’s HOT for about 1-2 months, biggest thing is the noise wow - living right on Fulton is very loud and you need to leave the windows open when it’s hot and the A/C is off, electricity bill can only be paid with cheque or money order via mail (in 2022?!)

Love the people, hate the property owner

The people are great and the neighborhood is perfect.
Cons:
The management company is the worst landlord I’ve dealt with and I’ve been in NY for years.

1. They intentionally don’t fix things to keep costs down
2. they fired the super everyone liked, probably to try and get a cheaper one with less experience
3. They literally just ignore the emails they get unless it is written aggressively, so tenants either have to complain a lot or just deal with their issues
4. There’s persistent leaking in the building
5. Many units lost heat this summer or last summer because the units are such a old brand the pieces aren’t made anymore. The building is only a decade old, so it seems like using old units was intentional.
