Review Summary for Tri-hill Management
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for TRI-HILL MANAGEMENT properties reveals a consistent pattern of poor management responsiveness and maintenance issues. Common complaints include pest infestations (rats, roaches, bed bugs), frequent heating failures, and water disruptions. Garbage management and cleanliness vary widely but often lean towards inadequate, with trash and mold problems frequently reported. Package theft and building security are additional concerns. Some supers receive praise for their helpfulness and responsiveness, but tenants express frustration over slow or absent fixes from management. While some buildings benefit from strong neighbors and good locations, renters caution that management often fails to address critical repairs and tenant comfort effectively.

Fun when you are 21 and then like living in squalor
Former Tenant
Pros:
The building is cool, neighbors are nice, neighborhood is great
Cons:
Mice, roaches, heating cost hundreds of dollars and sometimes does not work. Was left without water for 5 days once because management didn’t answer . When I left everything was covered in a layer of dirt and mold.
Advice to owner:
Fix the over all issues before raising rent

Don’t expect the owner to ever give a shit about you but the super is amazing
Former Tenant
Pros:
The super is sooo helpful
The water pressure is good
Good pest control
Easy access to train
Rooftop
And allow pets
Cons:
Neighbors are predominantly privileged annoying unaware young 20s. They trash the place always throw parties and just generally not respectful to the place they live in.
In some units, not all, the heat is almost nonexistent. Your electric bill will be 600$ and more to adequately heat your apartment beware.
The owner and management are the worst types of landlords. They don’t give a shit about you.
Advice to owner:
Be better people. You don’t have to be that greedy.

Okay for young hipsters
Former Tenant
Pros:
Lofted ceilings provide open space
Our unit had a washer dryer
Building super was quick to respond via text
Cons:
Heating and electricity was terrible. All heat runs on electricity which causes the ConEd bill to skyrocket. The windows let in so much draft in the winter it’s almost unbearable without a portable heater. Summers weren’t as bad after buying my own window AC unit.

Walls can be thin too if you have noises neighbors

Stairs to basement are rotted
Advice to owner:
Fix it

Do not come.
Former Tenant
Pros:
The location. That really is it
Cons:
Roaches because of mad management that leaves trash splattered in the hallway. Elevator broken so often they have a key to let you out before the fire department gets there.
Advice to owner:
Actually fix the problems in the apartment that tenants bring to your attention. Or give them their money back

Would not recommend
Former Tenant
Pros:
Management was responsive and resolved our issues.
Location is close to trains, grocery store, bars/restaurants/shopping.
Maintenance came by often to take out trash and clean the hallways.
Cons:
Very noisy street - there are always people sitting on the steps of the building and the noise is even worse on the weekends as the building is right above a club (lots of fights break out and I witnessed someone die from an overdose on the front steps).
Building is not secure - there is only one door at the entrance, which is unnerving. I had multiple instances of packages being stolen out of the building. Management installed a locked package room under the stairs which has helped reduce the thefts but it is still scary that people can get into the building so easily.
Pests - I saw multiple rats in the first-floor hallway where management told us to put our trash. We also had cockroaches in our third-floor unit - baby ones that will likely become a bigger problem.
Leaks/appliance issues - I moved in at a time when my unit and those around me were in the process of being renovated or had just been finished, so there were many kinks to work out (hot water in bathroom didn't work, radiator leak, leak through the ceiling from the unit being renovated above, stove not working, internet cables not ready for use). The management company was very responsive when these issues arose and took off some money from our rent, but it was very inconvenient and uncomfortable.
Advice to owner:
Keep being responsive and look into long term solutions for building security and pests

No frills but nice place to live
Former Tenant
Pros:
The building is built well, with thick walls and you don't hear your neighbors. Washer and dryer in unit. Whenever I reach out to management they are very responsive.
Cons:
The stairwells and entrance of the building are not very clean. there is always dirt and trash on the floor; some people leave garbage bags outside their apartment door because they are too lazy to walk downstairs and throw them out. If it rains hard I will also sometimes get ceiling leaks which they have worked towards fixing.

Great building for young people
Former Tenant
Pros:
The super was amazing and responsive!
Very laid back building management wise
Clean and never any pest issues
Cons:
Lived on the top floor but otherwise the street would be LOUD
Lots of interesting activity on the front stoop late at night
Over 1 year ago
This is a good apartment building. 3/5, would live here if they had 1 bedrooms.
Former Tenant
Pros:
Quiet, maintenance is generally good and responsive, rent controlled
Cons:
Saw two in unit, a few in hallway (we're talking 4 total over 4 years), an older tenant smokes and the smell gets everywhere, management company is annoying
Advice to owner:
get a new management company
Central location but lots of old building problems
Former Tenant
Pros:
Super is helpful and friendly, and the location is very convenient.
Cons:
There are problems with roaches, as well as heating during the winter. The windows are drafty and you can't keep the cold air out
Over 1 year ago
Management not good
Former Tenant
Pros:
Quiet and good location
Cons:
Maintenance is always an issue. We had flooding almost ten times in 4 years and it was like pulling teeth to get them to respond. Sometimes the heat or hot water would go out and the only way we could get response was to call 311.
Advice to owner:
Be more responsive with maintenance needs.

11 Month Lease
Former Tenant
Pros:
The apartment was quiet and clean. No issues with management.
Cons:
Floors are slanted - resulted in a loud washer/dryer that was in constant need of repair. Couldn't really open windows due to insects from empty lot next door.
Nice building with a couple drawbacks
Former Tenant
Pros:
Amazing location, very clean, spacious apartment
Cons:
Maintenance took a long time to address issues and didn’t really follow through on solving them completely
