Great Doormen, Large Apartments

Doormen are great, building is nice and the apartments are massive
Cons:
They’re slow to respond to maintenance requests, have had issues with showers being clogged multiple times

Stay on top of maintenance

Pros:
Right off the F/M/Q, overall kind neighbors, spaces vary greatly depending on the unit. I have a huge walk in closet and nice view, so I can’t complain.
Cons:
The front desk is nosy, the basement is disgusting and greatly in need of renovation. The carpets and elevators need repair.

Amazing doormen, gym and laundry in building, rooftop for the sunny seasons.
Cons:
Building manager is super tough to get a hold of. Few maintenance requests, but for larger asks, it may take longer than anticipated to resolve.

Garbage chute is too small, issues with ac in the summer, leasing office isn’t accommodating

Great team and nice location - 3 years here

Very close access to a lot of subway stations, front desk is great, maintenance gets to you pretty fast (usually within a day), don’t really hear neighbors and felt very comfortable living here
Cons:
Building is older so elevator breaks down sometimes but there’s more than one, wood floors and appliances are a little old, great team and time living here so no major complaints!

Laundry in the basement, amazing doormen, great location, nice rooftop, large units
Cons:
management is not always responsive. Rooftop is only open between memorial day and labor day. AC only turns on after memorial day and last year it actually was not turned on until late June.

The outdoor space has been closed for years while I was there due to local law 11 issues…management was trying to rectify, but it was a bummer.

Worst Management Company and Responsiveness of Maintenance

The building appears to look nice but don't be fooled - it is run by a bunch of clowns
Cons:
I am shocked by the horrible support and response of this building- the building manager Frank does not take any ownership of issues. the maintenance staff says they will take care of issues and doesnt follow-up - the property manager is rude- and there are significant issues in this building- the ac broke for a month in the summer, they take half measures to deal with rodent issues- they allow for pipes to burst - the carpets are filthy and there are significant indifference to treating tenants with respect they deserve with high rent prices. Also they advertise that they have a courtyard that has not been open in more than 20+ years bc they are too cheap to fix the outside. They purely do not have decency, care or respect for safety of their tenants. DO NOT RENT HERE
Advice to owner:
Take a good look at your management staff- they allow for issues to burst - literally and figuratively and they are running your building to the ground.

Prepare for a hot summer

The doormen are amazing - probably only plus
Cons:
Beware: there is no air conditioning in this building and window units are not allowed. Extremely expensive rent - roof deck was closed for years before finally opening and now only open 9am-9pm. Air conditioning doesn’t work with no end in sight at it being fixed

Good place to live but needs improvements

Pros:
The location cannot be beaten. The doormen and most of the staff are very nice. The apartments are spacious and have great storage space. The gym is small but good to have it. It’s safe and neighbors are usually nice.
Cons:
The lobby is beautiful but the common areas are run down, especially the carpeting needs to be changed or at least thoroughly washed and the gym machines are getting old. It’s a big building so maintenance is not always responsive and needs to be chased down.
Advice to owner:
Change the carpet in the common areas and keep it clean

Clean, no pests, great noise insulation, good sized apartments, responsive staff. Many of the doormen are very nice.

Rent increases by management are tough to swallow, but they are in line with this insane market

Cons:
The noise levels are so loud. Street noise sounds like you’re right next to it. You can hear every honk. This building is close to the queensboro bridge so there’s a lot of traffic/honking. If you have loud neighbors, you’ll hear them too. Paper thin walls and windows
