Studio facing 9th St

Pros:
Lots of sun, C line studio. Loved unit, building, management and building staff.
Cons:
Hells Kitchen is busy, there's noise from the street but I'd say not bad and not too annoying. Walls are pretty sound proof unless neighbor loves bass.

- Very dog-friendly
- Personally for me I loved the location
- Close to Bryant Park
- On a fairly quiet street (compared to nearby)

- Had a few cockroach infestations from the dishwasher, had to call in handyman a few times
- Poor ventilation - next door neighbor smoked a lot (which is prohibited), could smell from the bathroom
- Laundry room machines always broken - sometimes hard to find an open or available washer/dryer

Oh the Terrible Elevators and Terrible Management

No noise from neighbors when inside the apartment (unless your neighbors hang out with young children in the hallway, which happened constantly for us). Repair requests are handled promptly. Cons:
The elevator situation in this building is truly terrible. Despite having six elevators for 53 floors (one being a service elevator), at least one is almost always out of service—and often for weeks at a time. This causes major delays when trying to get to or from your apartment. On some days, two or even three elevators will be down, making the wait unbearably long. Lines regularly form in the elevator bay and spill out the front door.

To make matters worse, the building management is appalling when it comes to notifying residents about elevator issues. When an elevator goes out of service, management often puts their email on "Out of Office" (this is not a joke) and directs all complaints to the doormen, who are powerless to fix the problem. Occasionally, residents receive an email full of excuses about how difficult it is to repair the elevators—citing their European origin as a major challenge—but nothing ever changes. The elevators were unreliable when I moved in six years ago, and they still fail constantly today.

That said, I can’t speak highly enough of the doormen, who are excellent. It’s just unfortunate that the management is equally as terrible as the doormen are fantastic.

Additionally, the building’s proximity to a hospital results in a lot of ambulance and fire truck noise. Due to the local street layout, ambulances have to loop around the building from Flatbush Avenue to reach the hospital, often getting stuck in traffic. Flatbush is already a noisy street with no shoulder, so when ambulances are stuck, the sirens are very audible from the apartments. This means that no matter where your apartment is located—facing any direction or on any floor—you’ll likely deal with frequent siren noise.
Advice to owner:
Fix the elevators. Stop making excuses. Get it done. No one feels sorry for you.
