Started off good…

Pros:
The main entrance is generally clean, laundry on site, maintenance workers are nice and helpful when needed, elevator in building, good location
Cons:
My hot water pressure has always been on the lower side, but now it’s REALLY low in my bathtub and I was told “that’s just how it is.” At the same time, I’m on the ground floor and my unit is always so hot because of the boiler room below.
And not a complaint about the maintenance guys, but some of the neighbors that have moved in over the last year are highly inconsiderate. Loud noise and dogs that bark all day, leaving trash on the floor rather than in the bins, not breaking down boxes, etc.
There have also been a few instances of doors getting jammed and having to call a locksmith (my own and others).
I noticed that a lot went downhill when the super that was here when I first moved in got let go. He really kept the place clean and the people in check 😢
Advice to owner:
Bring back Angel 😫

Fine place to live but unresponsive management

Pros:
The building has overall been fine, I like my unit and the neighborhood. No pest issues, limited noise issues (my unit faces the inner courtyard away from the street).
Cons:
Management is very unresponsive. The unit did not have gas (so no stove) for almost a year, which is a major issue but did not affect me as much because I do not cook as often. The heat was still functioning since it's radiators. They eventually got it fixed and gave me ~1 month rent in reimbursement.
I have another kitchen issue which I've reported to them several times and hasn't been fixed in over a year.
Several of my packages have been stolen from the lobby, and even though they say they have 24/7 video surveillance, it will not be useful to you unless you file a police report for the theft.
Advice to owner:
Please be more responsive and mindful of tenant requests.

Very bad management and unresponsive (three months without gas and they are still figuring it out). The garbage bins are next to the washing/dryer units in the basement.
Advice to owner:
Change management comoany and look after your tenants. Consider your tenants' needs and not just their money.

Elevator and laundry room, good location
Cons:
Management is awful. Currently there is no gas in the entire building. No way to cook/use stove in any apartment and none of the dryers in the laundry room are functional. Management claims they are converting the building to electric, but haven’t given a timeline to the residents of when this work will be complete. Likely this will be no time soon. LC Lemle is very unresponsive and unhelpful to tenants, your money is better spent elsewhere.

Management effectively steals from tenants

The unit has a newer kitchen and has a dishwasher
Cons:
I have lived in this building for one year. Of that time, the front door was broken for 9 months and management did not fix it. Recently, the dryers have stopped working in the laundry room and management won't replace or fix them. This is a pattern: when something is broken, the maintenance team doesn't answer your calls and won't come to do repairs. You have to fix things in your unit yourself.
Meanwhile, they raised my rent 31%. Which they did after telling me during my initial leasing process that the building was rent-stabilized and my rent wouldn't increase more than 1-2%.
Management of this building is unethical and horrible. STAY AWAY.
Advice to owner:
Fix the broken things, especially if you are going to continue price gauging your tenants

Avoid the patio apartments

Pros:
The building has an elevator, it’s dog friendly, and there is laundry in the basement. The location of the building is great.
Cons:
There is a person who lives in the building that opens people’s packages and sometimes steals the contents. The management company is hit or miss in terms of whether your complaint will be rectified. If you’re in a patio apartment, beware of mice, ants, and hovering maintenance men (who stand 6 feet away from your patio anytime it’s nice out). There have been multiple instances of maintenance men smoking under my living room window even while my window was open. There are cockroaches frequently found in the lobby. The front door to the building is almost always broken. The neighbors are insanely loud. The walls are incredibly thin. Even my neighbor walking around her apartment shakes my furniture and floorboards. There is an elderly woman on the first floor that screams at all hours of the day and night.
Advice to owner:
Figure out how to dampen the noise issues. Get your maintenance staff properly trained and aware that they’re in someone’s home. Fix the front door. Get the exterminator in more frequently.
