Very close to the train/park and apartments are large
Cons:
Building interior is not well maintained, packages always getting stolen, very loud outside. Can hear the rats running in the walls and roaches are everywhere.

you get what you pay for

Pros:
the other tenants are amazing, its a great community with some people having lived in the building for decades. everyone helps each other and takes care of each other. the rent is cheap, a lot of these apartments are rent stabilized. there is an elevator.
Cons:
roaches and rats. so many other tenants have told me about their terrible roach and rat issues and we had them as well. tenants even had to take management to court over it. the water in the shower can never stay on one temperature it oscillates between freezing cold and burning hot. water damage on the ceilings. they are so terrible about turning the heat on in the winter. its near impossible to reach anyone to come fix anything.
Advice to owner:
BE RESPONSIVE. LISTEN TO THE NEEDS OF YOUR TENANTS.

apartment is large for cost in comparison to what's out there
gas and electric are pretty cheap. heat and hot water are included.
Cons:
management is SLOW. they take forever to repair anything. something is always broken (laundry, front door, elevator). poor communication. trash area is always overflowing. rats running around outside building. heat only clicks on overnight and first thing in the morning so apartments are cold in the winter. people smoke weed in the halls.

DO BETTER! Make an effort. Communicate when repairs are in process.

Good apartments size , building has potential

- Amazon Box to store packages safely
- Good heating
- The apartments are big!
Cons:
- They still steal packages even though there are cameras
- The garbage issue causes rat + roaches in apartments
- Neighbors constantly have loud music on
- Smoking in lobby
- porter comes occasionally and cleans lobby
- people will pee in the staircase
- apartments are outdated because landlord doesn’t want to pay to update

I don’t mind the noise but others might. During the summer there’s music playing late into the night so keep that in mind. No garbage shoot.

Elevator in building (when working) neighbors are nice (enough) building has remote phone access to buzz in visitors, rent stabilized, some units are updated (like mine)
Cons:
RATS in the garbage closet and in the ceilings. Guessing in the entire building. Groups of men smoke weed at all hours of the day in the stairwells making my entire house smell like smoke and I live at the other end of the hallway. Elevator doesn't always work. Repairs are done by people with BASIC knowledge, not true fixes just bandaid fixes.

Invest in true upgrades and repairs with real professionals

There is nothing I like about this building at all. My apt is renovated but from the looks of it, by someone who has minimal understanding of contractor work.
Cons:
Super's not around on weekends, the heat is completely inadequate (regularly 59 to 63 degrees in February). Mice in the walls. Tenants living in stairwell.
Advice to owner:
Don't buy a building if you're not prepared to take care of it.

Cool little quiet building. Hectic block

Awesome super and PM. Landlord lowered my rent during covid. Cameras throughout the building. Super is responsive and easy going.
Cons:
The block can be noisy and a bit worrisome during the evening.

The building itself is decently well kept and there is no garbage around and no people loitering in or outside the building itself.
Cons:
There is definitely a roach problem in the building that has been an ongoing issue for years and it has certainly gotten worse.

Please invest in better pest control.
