Overall great, but not without its faults

Pros:
The location is extremely convenient, you've got easy access to the best of HK and UWS and only a 5min walk to the park. The staff are all super kind and helpful, maintenance is usually very prompt and the gym is the best apartment gym I have ever come across.
Cons:
I think this is true of all apartments in nyc but it is SO hot in winter because of the central heating, we have to have the windows open even when it's in the 30s outside.

Generally, the renovations on the apartments really give the 'landlord special' vibe - ie done cheaply and quickly - paint flecks on the walls and floor, cheap flooring, slapdash job of sealing tile, cheap HVACS etc etc. All this means we've had to get maintenance out a bunch to remedy super preventable issues that wouldn't have happened if management did a more careful job and used hardier materials.

Also if you're lucky enough to get an in unit W/D, (inexplicably) it's almost certainly going to be in the bedroom closet, which leaves you with a stuffy hot room when you're using the dryer and since there's no ventilation all that steam and moisture is getting into your clothes.

Take a more 'measure twice, cut once' philosophy to renovations

- Building lounge cost $$$$ for having a gathering
- loud ongoing construction noise when we lived there
- Raised our rent while renting out similar units

Poor response to noisy neighbors

Great doormen and building staff.
Cons:
Management doesn’t help with noisy neighbor issues. Neighbor (Fordham students) plays music and has guests over for parties until 4am. No response from management to my emails over months.

A good luxury rental building

A good luxury rental building, friendly staff
Cons:
1. When local law was in progress, there was very loud construction noise that is really bothering.
2. After you sign the lease, these leasing agents don’t answer your emails anymore. My friend is supposed to receive a referral bonus because I moved in, but the building just didn’t respond.
3. Rent is going up like crazy
